So far, the majority of insider reports and industry analysts have predicted an asking price between the Galaxy S25+ and its Ultra variant. Notably, these tariffs are hitting regions that are manufacturing hubs for Samsung and Apple, such as Vietnam, China, and India.     Even though MidJourney set out to be one of the most promising image generation models in the early days of AI, it appears to have fallen behind more accessible, easy to use, and free tools such Gemini, ChatGPT, and Bing. Adding to its woes is the latest update to OpenAIs GPT-4o model which allows exceptionally good image generation with the ability to recreate real photos and produce immaculate text. So to stay relevant or perhaps catch the hype train being shunted by the wave of Studio Ghibli-inspired AI art flooding the internet, MidJourney is rolling out an updated model with several improvements.CEO David Holz announced details of the new V7 model on MidJourneys official Discord server and through a blog post. They said the new model is smarter with text prompts and produces images with noticeably higher quality and beautiful textures. Recommended VideosThe model is also capable of generating images in a jiffy, roughly 10 times as fast as the current model, Holz says, as the mode is designed for brainstorming and frequent iterations. You can switch to the Conversational mode (only on web) and recreate part of the image without having to rewrite the prompt entirely or using the Edit mode. The images are of lower quality and cost half of what regular images do. The Conversational mode is substituted by a Voice mode when you use the Discord app on your computer or mobile. Holz says it enables you to think out loud and let the images flow beneath you like liquid dreams. This feature is also part of the newly introduced Draft mode. Additionally, MidJourney V7 can be run in Relax and Turbo modes for high-resolution images (than Draft mode), and using the latter will cost you twice as many credits in exchange for faster image production. The new V7 model currently lacks some functionality and workflows will default back to the previous V6.1 for tasks that need upscaling, inpainting, and retexturing. Finally, the model also enables Personalization where you can save preferences on how you like your images and expect the model to produce results accordingly. Rental property owners can leverage tax deductions to lower taxable income significantly.Depreciation and cost segregation studies can maximize tax benefits and increase cash flow.One CPA says that her high-income clients regularly save seven figures in taxes from cost seg studies.There are tax advantages that come with owning rental properties most notably, deductions that will lower your taxable income.Investors can deduct any expense associated with managing and maintaining their properties, from homeowner's insurance and mortgage interest to business equipment and travel.One major deduction worth strategizing around is depreciation, CPA Kristel Espinosa told Business Insider and there's an "easy strategy to maximize that depreciation deduction," she added.Depreciation is the loss of an asset's value, and investors can claim the value of depreciation as a tax deduction for the entire expected life of the property, which the IRS has determined is 27.5 years for residential buildings and 39 years for commercial buildings. To calculate the annual depreciation on a rental, you divide the value of the property (not including the value of the land) by 27.5 or 39, depending on the property type.A cost segregation study can help investors accelerate depreciation deductions and, as a result, increase cash flow. It reviews all of a building's external and internal components, some of which can be written off much quicker than the building structure."An architectural engineer actually goes out to the property or reviews the blueprints and basically says: 'You could break this building down into smaller components. There are partitions, there's flooring, there's electrical,'" explained Espinosa.Some of those components can have tax lives that are much shorter either five, seven, or 15 years than the standard 27.5 or 39-year timelines. The cost segregation study may find that $100,000 of interior fixtures can be depreciated over five years, for example, and another $100,000 can be depreciated over seven."There's a rule out there for tax purposes that says, if you have property that is less than 20 years in depreciable life then you can go ahead and take an immediate write-off of that depreciation expense up to 60%," said Espinosa, referring to allowable deductions for bonus depreciation, which is 60% for 2024."That percentage changes every year but, as you can see, you can now take this huge depreciation deduction instead of having to wait the whole 39 years to get that depreciation," she said. "You can take a big chunk in those first couple of years and basically put yourself into a loss position because the deduction is so large, and not have to pay any tax and that loss generally carries over. If you don't need all of the loss in the current year, that loss carries over into subsequent years, so those losses could shelter the rental income from this property for years to come."Timing is important, she added: "Act before bonus depreciation phases out completely, post-2026."How investors are saving seven figures in taxes doing 'cost segs'Hiring a professional to perform a cost segregation study will cost thousands of dollars, but the tax savings can easily outweigh the cost."Last year we helped one of our clients save probably $1.8 million in taxes just by doing a cost seg and the cost seg only cost them about $10,000," said Espinosa, whose firm operates out of Irvine, California. That wasn't an extreme case for her client base, which includes high-income earners in top tax brackets who typically own large portfolios and commercial buildings.The savings from a cost seg study can vary significantly depending on a property's purchase price, type, and depreciation reallocation. As a general rule of thumb, "a cost segregation study typically allows 20% to 40% of a building's cost to be reclassified into shorter depreciation periods," said Espinosa. "This can generate first-year tax savings of $50,000 to $150,000+ per $1 million in building cost, depending on the study results and your tax situation."She gives the example of a $15 million commercial building. A cost seg may reclassify $3 million to $5 million into five-, seven-, or 15-year assets, she said. Assuming $5 million is eligible for bonus depreciation, multiply that by 60% to get $3 million in depreciation deductions."Take the $3 million in deductions and multiply it by their tax rate of 37% and that's $1.11 million in federal tax savings alone," said Espinosa. "There is even more benefit if you live in a state with high-income taxes."Smaller investors can also see big tax savings, she added: "Even a $2 million property can yield $100,000 to $300,000 in federal deductions.Not every property will benefit from doing a cost seg. The strategy typically works best with commercial properties, as there are more components than a residential home.While there is no IRS rule limiting the number of cost segregation studies you can do, you'll want to use them strategically, said Espinosa: "Focus on new properties or major renovations. Avoid double-dipping on already classified assets."She advised retaining engineering reports and tax filings to defend against audits and work with CPAs and cost segregation specialists for accurate studies."Cost segregation is powerful but requires careful execution."Recommended video

Some Americans are stockpiling essentials and other items after Trump announced a set of widespread tariffs.Americans told BI they're buying makeup, skincare goods, pet food, spices, and meat.Others are slowing purchases of items they now consider luxuries, like tea and fruit.Melanie Moroz now has enough makeup, skincare, and hair care products to last two years.Moroz told Business Insider that while she's been stocking up for a couple of months, efforts by the White House to dismantle the Department of Education put her into "hyper-gear stockpiling mode" because the moves made her fearful that she could lose a teaching job she's held for about 25 years."I'm not purchasing anything that's not an absolute necessity," she said. Moroz, who lives in Morgantown, West Virginia, said she's now saving funds that once went to DoorDash, shopping, and dining out.With the US edging closer to what could amount to a widening trade war, Moroz plans to work through a list of things she expects she'll need. That includes buying meat to freeze and upgrading her aging iPhone 11 to a newer model sometime this month so she can stay ahead of what she expects will amount to "major price hikes."Moroz isn't alone in thinking about what she might alternatively accumulate or cut back on amid fears that tariffs will make much of what Americans buy more expensive.While President Donald Trump has repeatedly gone back and forth about tariff enactments, on Wednesday he signed an executive order to impose a 10% baseline tariff on all countries by Saturday. Following the news, Mark Cuban advised Americans to "Buy lots of consumables now."Some US consumers, worried about the economy's prospects and experiencing flashbacks to pandemic-era supply chain kinks, are wasting no time.Pet food, shampoo, and meat to freezeFor months, Elizabeth Blackstock and her husband have been "keeping an eye on" price changes resulting from tariffs. Following Wednesday's announcement, though, their priority is stocking up on food and medication for their six rescue cats, some of whom, Blackstock said, require special diets because of illnesses.Beyond that, the couple is looking to grab extras of everyday items like hair products and meat they could store in their deep freezer.Blackstock, who lives in San Antonio, said that even though they're doubling down on essentials, she still feels unsettled because prior tariff announcements were on-again, off-again."We've prepared, but it's impossible to feel prepared," she said.She said the couple is now considering other potentially big-ticket purchases, like a new transmission for the Mazda she drives."It was like, 'Is that going to be heavily tariffed now?' because we have to get that."Weighing price increases against a recessionFelix Tintelnot, an associate professor of economics at Duke University, told BI that if you're in a secure position, it doesn't hurt to stock up on some goods whose prices might go up. That's what Moroz did with beauty products she knows she'll use.In 2024, the US imported $7.59 billion worth of beauty goods, including makeup and skin care products, according to government figures.Tintelnot said worries that the economy will falter under the new trade barriers might prompt more people to save."The risk of a recession in the US has increased," he said.Tintelnot said that's one reason some people might want to consider setting aside funds instead to prepare for potential shocks.He also said if a recession did occur, not everyone would be hit equally, in part because job security differs across industries. So, Tintelnot said, people who are new in a role might want to take extra precautions because those are often the jobs that are the first to go in a downturn.Some people are already preparing for bumps and discussing their moves online in forums such as Reddit.One Reddit user, who said he lives in Illinois, told BI that much of his spending would come to "a complete standstill" for things that aren't essential.Items the US imports, like fruit, avocados, and tea, "are all a luxury now," he said, adding that he plans to switch to canned fruits to satisfy his "sweet cravings" or buy fresh fruit when it's in season from local vendors.The man, a tea lover who plans to take the train to Chicago to attend the city's tea festival in mid-April, might not continue to buy in bulk to replenish his supplies. Ordinarily, he said, he spends between $100 and $300 every few months on a new batch of tea. But now, tariffs combined with international shipping rates could stop that."I just can't afford an additional $100 in fees," he said.'A better ROI than the stock market'Another Reddit poster, who said they live in Florida, said in a message to BI that they plan to buy a variety of spices, basmati and jasmine rice, dry beans, and olive oil "to ride this out and have a buffer."The user pointed to a jump in the price of chlorine for swimming pools during the depth of pandemic lockdowns. Too often, they said, price increases stick.That's another reason to collect what they can, the person said."If prices are going to jump 10-30%, that's a better ROI than the stock market," they wrote.That was especially the case on Thursday after a rout in global markets following the escalating trade tensions. The Standard & Poor's 500 index lost 4.8%, while the Dow Jones Industrial Average tumbled 1,679 points, or 4%.One Reddit user who said they live in Arkansas told BI that between the tariffs and what could happen with gas prices, they're stocking up on shelf-stable goods like freeze-fried fruit to have snacks handy that their kids will eat.The person said they've often heard that companies will stop raising prices when customers can't afford to pay them."That has never been my experience as an Arkansan," they wrote. The new shared home of companies Universal Robots (UR) and Mobile Industrial Robots (MiR) is the world's largest hub for cobots; collaborative, industrial robots that work alongside humans.Save this picture!Across markets and industries, the business landscape is in constant flux. Status quo is a rare sight for companies that are almost always either growing or shrinking in size. This unpredictability necessitates that we also incorporate adaptability in the way we do architecture. The 20,000 sqm Cobot Hub brings together the two cobot manufacturers UR and MIR under one roof in a building that allows for them to evolve and where research and innovation can unfold within and across company borders. It is as much a meeting place as it is an office building. Cobot Hub is a modular building, designed as a response to the single, fixed function which characterizes traditional office buildings. The design is based on a square 5.8m x 5.8m timber grid. This approach provides a flexible framework that allows for Cobot Hub to expand and be transformed according to future needs. "Cobot Hub appears in many ways tailored to the specific functions of a robotics company," says Opdal. "Yet, by putting functionality at the forefront of the design and prioritizing modularity, the building can in fact house most types of activities. Cobot Hub is in this sense a long-term efficient building as it can grow in size within its current scheme while being adaptable to fit the needs of future users whether it being a robotics company or something very different."Save this picture!An honest approach to architecture. Cobot Hub's simple design centres around its timber construction. The timber columns and beams make up the building's flexible modules and enables the possibility for disassembly and reuse. Inside, all timber structures are exposed and visible, organically integrating in the open work environment. This gives the interior an honest expression where little is hidden from the users. The materials used are standardized building materials that you could pick up in any hardware store. What is significant for the building is how the architects have carefully curated the materials and how there is no hierarchy between fine materials and standardized ones they are all viewed as resources and have been treated with care, creating a welcoming atmosphere. UR and MIR have their own separate open plan office spaces while shared common areas, double-height lounges, atria and a large canteen encourage informal meetings between all the building's users.   • Astronomers find spiraling stars heading towards a rare cosmic explosion

The stars in this rare high mass and compact binary star system are on a collision course with one another that should result in a special kind of supernova. Astronomers expect them to explode as a type 1a supernova that will one day shine 10 times brighter than our moon. They result in a brilliant burst of energy and light and can be so luminous that they briefly outshine galaxies.Type 1a supernovae are a special type of cosmic explosion. They occur when a white dwarfthe dense remnant core of a startakes in too much mass. The former star then cant withstand its own gravity and explodes. According to NASA, type 1a supernovae are rare, occurring only once every 500 years in the Milky Way. By comparison, general supernovae happen about two to three times per century.Astronomers have long predicted that two orbiting white dwarfs are the cause of most type 1a supernova explosions. While the pair are in close orbit, the heavier of the two theoretically accumulates material from its partner. This pull causes one or both of the stars to go kaboom.On our doorstepFor the first time, a team of astronomers have observed a binary star system that is destined to end in a type 1a supernova in this new study. The stars close proximity to us is an added bonus.For years a local and massive double white dwarf binary has been anticipated, so when I first spotted this system with a very high total mass on our Galactic doorstep, I was immediately excited, James Munday, study co-author and astronomer at the University of Warwick in the United Kingdom, said in a statement.The pair of white dwarfs are leisurely spiraling around each other and their orbit takes over 14 hours to complete. Over billions of years, gravitational wave radiation will cause the two stars to spiral inwards towards each other until the supernova event begins. By that time, they will be moving so quickly that they complete an orbit in only 30 to 40 seconds.The new star system is also the heaviest of its type ever confirmed and is about 1.56 times the mass of our sun. At this size, astronomers say that they are destined to explode. However, that is not expected to happen for another 23 billion years. Despite being so close to Earth, it is not expected to endanger our home planet.This is [a] very significant discovery, study co-author and Warwick astronomer Ingrid Pelisoli said in a statement. Finding such a system on our galactic doorstep is an indication that they must be relatively common, otherwise we would have needed to look much further away, searching a larger volume of our galaxy, to encounter them.[ Related: The hunt for the first stars in the universe. ]Looking 23 billion years into the futureIn the case of this star systems supernova event, its expected that mass will transfer from one of the white dwarfs to the other. According to the team, the result will be a rare and complex supernova explosion through a quadruple detonation.On the mass-gaining white dwarf, the surface should first detonate where it is accumulating the material. Its core will explode second and eject material in all directions. The subsequent material will collide with the other white dwarf and repeat the whole process for a third and fourth detonation.The energy levels from all four explosions should be roughly one thousand trillion times that of mankinds most powerful nuclear bomb and will completely destroy the star. So 23 billion years from now, this supernova will look like a very intense point of light in the night sky. It should be more than 200,000 times brighter than Jupiter, our solar systems largest planet.The team is now surveying the sky to find the origin points of other type 1a supernovae.Little by little we are getting closer to solving the mystery of the origin of type 1a explosions, said Pelisoli.
