Neighborhood Search Made Easy: Tools and Strategies for Homebuyers in 2024
San Francisco Residential Neighborhood | Joshua Sortino via UnsplashChoosing the right neighborhood is one of the most important steps in home-buying, often carrying as much weight as choosing the house itself. In todays world, with remote work reshaping commuting patterns and lifestyle priorities, finding a neighborhood that aligns with personal needs has become even more complex. What Matters Most in a Neighborhood? Before jumping into neighborhood options, defining what matters most to you can help narrow down choices and simplify the search.Your daily routines and lifestyle should align with the neighborhoods offerings. A young professional may prefer a bustling urban area with cafes, gyms, and coworking spaces nearby, while a family might prioritize suburban spaces, good schools, and parks.Key ConsiderationsSchools: For families, school quality is a primary concern. Websites like GreatSchools and SchoolDigger provide ratings, parent reviews, and insights into school performance and test scores.Safety: Crime statistics are available on platforms like CrimeMapping and local police department sites. For a broader understanding, NeighborhoodScout and SafeWise can offer comprehensive safety scores.Local Amenities: Access to dining, shopping, and leisure facilities can greatly affect your experience. Yelp and Google Maps are excellent for locating and evaluating nearby amenities.Future Development: Neighborhoods with planned developments may promise higher future property values, but they can also bring increased traffic and density. Local government websites often have information on upcoming projects, zoning changes, and city planning that can impact your decision.Digital Tools for Comprehensive Neighborhood ResearchOnline tools convenience has transformed how we explore neighborhoods, allowing us to gather information quickly and efficiently.Map-Based PlatformsZillow and Redfin: These platforms offer interactive map features, allowing you to examine neighborhood price trends, school zones, and local amenities. By setting up alerts, you can also track new listings or price changes in areas of interest.Google Maps & Street View: Googles Street View gives you a real-life perspective on the area, helping you assess factors like cleanliness, street parking, and pedestrian traffic.Community Forums and Social Media GroupsFacebook Groups: Most neighborhoods now have dedicated groups on Facebook, where residents share updates, post about events, and discuss local issues. Its an excellent way to get a feel for the community.Nextdoor: Nextdoor is a neighborhood-focused platform where locals share crime reports, community events, and general neighborhood news. Its a valuable resource for gauging community spirit.Data AggregatorsNiche and AreaVibes: These sites aggregate neighborhood scores based on factors like livability, school ratings, cost of living, and crime rates. You can compare neighborhoods to see how they stack up in each category.City-Data: Known for its extensive data on demographics, income levels, and household characteristics, City-Data can give you a statistical snapshot of an area. Tamas Tuzes Katai via Unsplash Daniel Schwarz via UnsplashPhysical Neighborhood Exploration: On-the-Ground TechniquesWhile digital tools are invaluable, visiting neighborhoods in person remains essential for fully understanding their character and dynamics.Walking around potential neighborhoods can reveal things youd miss online, like noise levels, street cleanliness, and the state of local parks. Visiting at different times of the day can give a more rounded viewdaytime might reveal quiet parks, while evenings might show a lively nightlife.Neighbors often provide insights into what its like to live in the area. Strike up a conversation with locals or visit community events to get honest opinions about the neighborhoods strengths and weaknesses.Neighborhood cafes, parks, and stores often reflect the local culture and personality. A stroll through nearby shops and restaurants can help you envision your future lifestyle in that area.Evaluating Neighborhood Safety and SecurityFeeling safe in a neighborhood is critical. Fortunately, several tools make it easier to assess safety levels.Platforms like SpotCrime and NeighborhoodScout provide detailed crime reports. Some city websites also offer interactive crime maps to help you assess incidents over time, such as property crimes, vandalism, or violent crime.Look for signs of proactive community involvement, such as neighborhood watch programs, which indicate that residents take safety seriously. Well-maintained properties and good lighting are often signs of a stable, secure area.Walkability and street aesthetics, like clean streets, sidewalks, and public spaces, are often indicators of an engaged community and a secure environment.Financial Considerations in Neighborhood SelectionUnderstanding the financial implications of a neighborhood is essential for budget-conscious buyers.Platforms like Zillow and Redfin offer historical data on property prices, which can reveal trends in value appreciation or depreciation. These insights can help gauge the neighborhoods long-term investment potential. Each area has its own property tax rates and cost of living, which can significantly affect your monthly budget. The 4th Annual Urban Tech Summit at Cornell Tech examines the climate crisis as it relates to urban technology
In the face of climate challenges, urban technology isnt just about futuristic gadgetsits about the hard work of making cities more resilient and adaptable.Michael Samuelian, founding director, Urban Tech Hub at Cornell TechCornell Tech hosted its 4th Annual Urban Tech Summit on November 1920. Organized by the Urban Tech Hub at the Jacobs Institute, the summit highlighted the role of AI in crafting resilient cities. Topics ranged from extreme heat and flooding to building systems, energy, transit and clean data. The setting on Roosevelt Island, accessible via tram, added novelty to the event, flashing the theme of innovation from a location in which, as Samuelian aptly put it, everything feels new. The summit addressed the climate crisis with an urgency that resonated across an audience of policymakers, technologists, academics, planners, futurists, and community advocates. The two-day event was structured around two themes: Day 1 emphasized Hazards, Impacts, and Technology Solutions, while Day 2 focused on Building Resilient Urban Systems. The summit was held on Roosevelt Island, accessible via tram. (Courtesy Urban Tech Hub)Greg Morrisett, dean and vice provost of Cornell Tech, opened the summit with a call for cross-sector collaboration to address the future of cities. This sentiment was echoed by New York City Department of Environmental Protection Commissioner Rohit Aggarwala in the opening keynote, where he proposed urban density as a climate solution. Aggarwala further emphasized upzoning, mass transit, green energy, and the potential of AI to drive change, urging an increased metabolism for change. The first panel Extreme Heat, moderated by Chethan Sarabu, director of Clinical Innovation within the Health Tech Hub at Cornell Tech, echoed an urgent tone. Speakers, including Mehdi Heris, Katie MacDonald, Anna Bershteyn, and Siqi Zhu, addressed heats disproportionate impacts on vulnerable populations, highlighting tools and strategies for understanding and mitigating its effects. BetaNYCs Ashley Louie introduced FloodGen, an AI-powered tool that generates visuals to raise flood risk awareness and build community through advocacy. With over 1.3 million residents living in New York Citys floodplain, the ability to make climate risk feel tangible is critical. Discussions also explored AIs role in synthesizing diverse data to address urban heat islands, emphasizing its potential to enable equity-driven solutions at a community level.Among the topics discussed were how to deal with flooding and build with resiliency. (Courtesy Urban Tech Hub)The early afternoon panel, Flooding, moderated by Anushree Sreedhar, director of Innovation Programs at the Partnership Fund for New York City, explored the use of digital twins and generative AI to model and mitigate risks. Digital Twins, a panel moderated by Anthony Townsend, senior research associate at the Urban Tech Hub, elaborated on experiments, ethical challenges, and the state of harnessing digital twins for resilience. The day concluded with a keynote by Elijah Hutchinson, executive director of New York City Mayors Office of Climate and Environmental Justice. Hutchinson challenged attendees to broaden the conversation to include issues like noise and air quality, stressing that AI-powered tools can further improve government efficiency and collaboration through greater transparency. The second day shifted focus to building systems, energy, logistics, and land use; showcasing how AI, robotics, and automation can drive a resilient future as a partner. Panels on building, energy, and transit systems explored how these technologies are revolutionizing construction, maintenance, and urban planning to meet the demands of adaptation. Workshops and pitches throughout the day stressed the importance of innovation in energy systems and logistics, bringing in new topics like urban freight. One of the best product pitches of the conference, Vision-Based Automated Pavement Inspection Technologies for Bike Lanes, delivered by C2SMARTERs assistant director of research, Jannie Gao, employs the use of computer vision in a multi-sensor bike kit designed to promote rider safety. Added emphasis on electrification, new charging infrastructure, grid modernization and streamlined approaches to permitting further described economic imperatives on Day 2. Jamie Torres-Springer, president of MTA Construction & Development, delivered the summits final keynote, leaving attendees with an expanded notion of resilience in terms of critical infrastructure improvements.Jamie Torres-Springer, president of MTA Construction & Development, delivered the summits final keynote. (Courtesy Urban Tech Hub)Across both days, discussions emphasized the need for practical, scalable solutions. Whether it was AI-generated flood visuals or the application of robotics in construction, the recurring message was clear: Data literacy and innovative tools are empowering communities and encouraging informed decision-making. Ultimately, the summit presented an ecosystem of change-makers. It was provocative and left attendees with a sense of urgency, leaving lots to consider on a more hopeful tram ride backfrom a parallel universe where solutions to our biggest problems are rolling out.Allan Horton is a Brooklyn-based architect and regular contributor to AN.

Norman Kelley transforms the architecture and design galleries at the Art Institute of Chicago with a modular system
At the Art Institute of Chicago, Norman Kelley has thoughtfully designed a dynamic modular system of walls and columns, transforming the museums architecture and design galleries to offer greater flexibility and enhancing the cultural experience of one of Chicagos most beloved cultural landmarks. Norman Kelleys system of modular walls and columns allows for endless reconfigurations of the gallery space, allowing curators to display works in various interpretations, while also inviting guests to a multitude of pathways through the displays. The design of the gallery is fitting, integrating architectural elements into function: The columns can be repurposed as display mounts, while the white walls provide a neutral backdrop that highlights the work on display. The walls and columns are white, adding to the flexibility of the display. (Courtesy Art Institute of Chicago)The modular wall system, features rectangular archways that enhance the visitor experience by guiding movement and framing the objects on view. Stout metal legs support the flexible structures, and the addition of track lighting is a standout feature to accommodate strategic staging, making the space adaptable for various exhibitions. Among the standout objects on view in the revamped galleries are pieces from Daniel Burnhams visionary Plan of Chicago and Charles Harrisons iconic View-Master, alongside newly acquired works by celebrated artists and architects such as Tatiana Bilbao, Andrs Jaque, Jonathan Muecke, and others.Stout metal legs support the movable partitions. (Courtesy Art Institute of Chicago)Earlier this year, the Art Institute of Chicago received its largest financial gift in its history, a $75 million donation that will be used to realize a comprehensive master plan of the institution. The vision will be designed by Barozzi Veiga. Norman Kelley previously worked with the Art Institute of Chicago, alongside Spencer McNeil, to realize the exhibition space for a permanent display of custom-designed architectural pieces from illustrious architects, including Frank Lloyd Wright, Louis Sullivan, and others.

    TYFA, Japan
An interest in experimental materials such as cork and recycled foodstuffs characterises the work of this Tokyo-based practiceTYFA was shortlisted for the AR Emerging awards 2024. Read about the full shortlist hereIn a densely packed neighbourhood outside Shibuya City on the periphery of Tokyo stands a cork-clad obelisk. Itis a house by TYFA, a Tokyo-based practice founded in 2019 by husband and wife Takaaki and Yuko Fuji. The structure ismade of stacked modules, each with a floor area of 20m2, and shaped to minimise wind loads and maximise daylight. The architects had to work around the restrictions of the site, carving the building to limit overlooking and obstruction of light to the neighbouring properties. The roads leading to the site were too narrow for delivery trucks, so all materials and fixtures were adapted to accommodate manual delivery from the main roads. The cork cladding acts as thermal insulation and encourages the growth of moss, which will over time soften the hard corners and give the building a rounded, weathered look. The roads were too narrow for delivery trucks, so all materials were adapted to accommodate manual deliveryCircularity and sustainability are the driving forces of TYFAs work; they see spatial overdeterminism as antithetical tosustainable practice, opting instead for designs that can be reproduced in a variety of contexts. Each floor of the house is designed with an open plan which, according to the architects, can accommodate future changes of use, from living to work spaces. This philosophy is central to their Circular Economy Laboratory (CEL) research project, which envisions a collection ofresearch hubs in a snowy mountainous village in the Nagano prefecture. As yet unrealised, the CEL is to be used by companies who manufacture products according to circular economy principles. Six trapezoidal units will combine to form ahexagonal cell, which can then be further combined with other cells and replicated adinfinitum. The structures will harness the abundant snow as a resource for insulation, power and water generation, and air conditioning depending on the season.Circularity and reuse were also explored in two tea house pavilions, one produced forthe 2023 Venice Architecture Biennale and the other for the Dubai Design Week of the same year. The pavilions had a modular, demountable structure inspired by the Miura-ori origami technique, with joints constructed from food waste. In Venice, the joints were made from waste pasta and floor tiles from coffee grounds, and in Dubai, tea was recycled into the joints, and dried fruits were used to make the flooring.Outside TYFA, Takaaki Fuji works as a project architect at Mitsubishi Jisho Design, the architectural arm of the real estate giant Mitsubishi Estate. Fuji hopes that through his work with Mitsubishi Jisho Design, he can test the ideas explored at TYFA on projects of a much larger scale, and fulfil his ambition for an architecture that gives back and creates a happier global environment.

    Fowler House // 1809
Photo courtesy of Wikimedia commons. The Fowler Houseislocated in the Danversport section of Danvers, Massachusetts, and is one of the towns few brick Federal period homes. The residence was built in 1809 by builders Levi Preston and Stephen Whipple forSamuel Fowler Jr., an early Danvers industrialist and landowner in this part of town. The property was passed down through generations of theFowlerfamily and ultimately acquired by the Society for the Preservation of New England Antiquities (SPNEA, now known as Historic New England) as theirsecond property acquisition in 1912. Uniquely, Historic New England granted life occupancy of the house to the two unwed Fowler sisters, who had resided here, even as it was converted into a museum. When bought by SPNEA, some members were concerned that the Fowler house was not grand or architecturally interesting enough to warrant its acquisition, Samuel Appleton, the founder, stated,As might be expected, the Fowler home reflects the simple tastes of its owner. As seen from the square the house is as severely simple as it could be. It depends for its effect on its very simplicity and admirable proportions. The principal features of the house may be said to be simplicity, good taste, solid construction, splendid preservation, and homogeneity. The property was eventually sold by Historic New England to a private owner, but a preservation easementby the Society ensures its preservation for the future. The Fowler House was recently listed for sale, and the property retains many historical features, including original ca. 1810 wallpaper in the main two-story entry hall and a large hearth in the main kitchen, its original floors, plaster, woodwork and other features.

Inside Miniature Dioramas, Flying Saucers Drift Across Extraterrestrial Landscapes
All images A House of Wonders, shared with permissionInside Miniature Dioramas, Flying Saucers Drift Across Extraterrestrial LandscapesDecember 6, 2024ArtCraftJackie AndresWithin the confines of a small, ovoid frames, Caroline Dewison, of A House of Wonders, crafts miniature scenes laden with remarkable detail. Building upon previous mystical vistas inspired by the woodlands surrounding her studio in Warrington, England, the artists most recent ventures forge a deeper path toward the otherworldly.Hovering above minuscule streams and valleys, UFOs contrast sharply against Dewisons hand-painted nature scenes. The artist has been fascinated by the possibility of beings on other planets since childhood and continues to explore this speculation. In my lifetime, its gone from there being just us to scientists finding hundreds and thousands of exoplanets, many with the possibility of life, she explains. I would like to think that were not alone. Within each diorama, the flying saucers are cleverly affixed to jut outward from two-dimensional backgrounds, furthering a sense of depth.Along with revisiting her lifelong interest in the extraterrestrial, the artist has also rekindled her relationship with automata. She relishes problem-solving and the logistical aspects of constructing kinetic pieces, sharing, I love working out how to create a moving piece of art and really enjoy engineering the mechanism to add life to my work. As a result, the tiny UFOs make a dynamic appearance as well, rotating and drifting above foreign crop circles and thickets of pine. While Dewison still mainly works with laser-cut plywood, Jesmonite, acrylic paint, clay, and a 3D-printing pen, she is also working on constructing new designs for frames.A busy year is ahead of the artist. Dewisons work is currently on view as part of Small Works | Big Impact at Momentum Gallery in Asheville, and later this month, her dioramas will be featured in the Oddities and Curiosities Expo in Melbourne with Beinart Gallery. Find Dewisons miniatures for sale in her shop, A House of Wonders, and keep an eye on Instagram for new work, upcoming shows, and more.Next article
