WWW.BUSINESSINSIDER.COMThe lowly neighborhood strip mall might be the hottest new thing in commercial real estateInvestors are seeing new value in the strip mall.A lack of supply and an uptick in in-person neighborhood shopping has increased their value. One commercial real estate investor called the opportunity a "retail renaissance."Strip malls, of all things, appear to be trending up.After decades of decline brought on by the rise of large box stores, e-commerce, and the pandemic, the humble and sometimes derided neighborhood shopping center had long been on the outs. Many retailers shifted focus, buying and building large fulfillment warehouses instead of storefronts. That's led to a perhaps surprising shift, according to The Wall Street Journal: There is now a dearth of supply of convenient neighborhood shopping centers, and that is driving up the value of existing ones.Large investors like Blackstone have noticed and are now betting on the lowly strip mall. Blackstone spent $4 billion in November to acquire Retail Opportunity Investments, which owns about 90 shopping centers, most of them anchored by grocery stores.Blackstone President Jon Gray said at the time that he believes the extreme distress the commercial real estate market has faced in recent years is beginning to ease up. He now sees opportunity in the sector."If you were an investor in real estate after the financial crisis, you would have made a lot of money. And my guess is, if you're an investor today, the same thing will happen," he said at an event hosted by Goldman Sachs.Beyond just the value driven by scarcity, an uptick in in-person shopping also bodes well for the shopping center. Foot traffic to grocery stores was 12% higher in the third quarter of 2024 compared to the same time in 2019, before the pandemic, the Journal reported. And there are many small businesses that still attract IRL shoppers, like coffee shops and nail salons. Flexible work schedules are also allowing residents to take quick shopping trips nearby.James Corl, head of New York-based private real estate group Cohen & Steers, wrote in a September blog post that the investment market for open-air"Open-air shopping centers are the only major property type that is experiencing an acceleration in rental rate growth," Corl said in the blog post. "We believe that a durable acceleration in earnings growth combined with relatively high current yields will propel shopping center investment performance for some time, a reality that the market has yet to fully recognize."0 Comments 0 Shares 32 Views

GIZMODO.COMFormer Star Wars Star Jake Lloyd Talks Mental Health and Reconnecting With the Galaxy Far, Far AwayStar Warsreturn to theaters in 1999 withPhantom Menaceintroduced audiences to Jake Lloyd, who played the young Anakin Skywalker. While Hayden Christensen would play the character in later appearnaces, Lloyd eventually faded from the public eye. That changed when last March, he and his mother Lisa revealed hed been in rehab for nearly a year after suffering a psychotic break and was diagoned with paranoid schizophrenia.Since then, Lloyd has accepted taking on continued treatment, and therapy, and my meds, he said in a recent interview with Clayton Sandell. Having recently completed his 18-month rehab stint, the actor said hes been able to recognize his schizophrenia diagnosis. For years, Lloyd had anosognosia, a neurological condition that made him unknowingly deny his symptoms. Hitting such a low point has allowed good things to happen, he continued, such as honestly taking part in treatment, my meds, and living with my diagnosis. Prior to last year, the general assumption was the harsh criticism Lloyd received after Phantomsrelease contributed to his breakdown, similar to how backlash against Jar Jar Binks back then nearly drove Ahmed Best to suicide. At the time, his mother refuted those claims, and revealed her sons paternal side had a history of schizophrenia. For her and the rest of his family, Lloyds improvement is a big relief. Hes getting so much better than he was, added Lisa Lloyd. Were all just thrilled that hes doing as well as he is, and that hes working really hard at it.Overall, Lloyd says hes feeling pretty good nowadays, and said he was greatly appreciative of the fan support hes received over the past year. Public appearances are currently off the table, but it sounds like he still holds affection forStar Wars: he told Sandell hes recently watchedAhsokaand put time intoStar Wars: The Old Republicand the originalForce Unleashed, and is looking to play the sequel. And while he hasnt watched any of the recent movies, he said hes holding out for May the Fourth with my mom. Sandells full story with Jake Lloyd can be read here. Want more io9 news? The Palmeras project consists of five small houses of 100 m2 with 2 bedrooms, a living room, a dining room, a small pool, a rooftop and a parking space. This complex is located on the coast of Oaxaca on a lot approximately 250 meters from the beach. The lots where the houses are designed have a frontage facing the street of approximately 6 meters wide and an average depth of 21 meters inland. Save this picture!Save this picture! The coastal climate, the maintenance and the particular proportions of the land were determining factors in the design strategy. Normally in narrow and deep plots, the houses are arranged at the front or at the back of the plot, underutilizing a large part of the land that lacks construction.Save this picture!Save this picture!Save this picture!Le Corbusier in the Curutchet House divides the house into two parts, one facing the front and the other at the rear, which are connected by a ramp that also allows the property to be lived in its entirety. Inspired by this solution, the houses of the Palmeras project divide their program into two volumes arranged in the front and back of each of the lots leaving an intermediate patio between each volume and a patio at the back of the lot so that all spaces enjoy cross ventilation and natural lighting.Save this picture!Save this picture! The connection of each of these bodies is made by means of a zigzag staircase that gives access to the different half levels of the front and rear body and that motivates one to use the entire lot and live it in its entirety. The staircase also functions as a promenade giving different points of view of the house. The final part of the house ends at the rooftop that allows you to discover for the first time inside the project the maritime horizon of the beautiful beaches of Oaxaca.Save this picture!Project gallerySee allShow lessAbout this officePRODUCTORAOfficePublished on January 05, 2025Cite: "Palmeras Houses / PRODUCTORA" [Casas Palmeras / PRODUCTORA] 05 Jan 2025. Community Feedback on RulesI think it's long overdue for the subreddit's rules to be touched up. I'm not thinking of a major overhaul, but I think most of the rules should at least be rephrased. Before doing that however, I'd like to hear from the community. I'm going to use this discussion to inform future rules changes, so if you care at all about how the rules affect your experience here, please leave your thoughts. I'd like to hear about anything related to the subreddit's rules. This can be complaints about the current rules, new rules you'd like to see implemented, ways a current rule could be made better, or anything of that nature. If there's something you find annoying you think the mod team can help with, please comment about that as well. More generally, I'd also like to hear about why you visit this community, what you expect from the community, and what you would like the community to look like. submitted by /u/Avereniect [link] [comments]0 Comments 0 Shares 29 Views

However, prioritizing which ones to learn can be tricky especially as the neurotrainers for each can be pricey. Players looking to mold their Psycasters into forces of nature should focus their resources only on the most powerful of Psycasts those that combine flexibility and potential for creative usage with low Neural Heat generation and Psyfocus cost.0 Comments 0 Shares 45 Views
