• 30 Best Architecture and Design Firms in Germany

These annual rankings were last updated on June 6, 2025. Want to see your firm on next year’s list? Continue reading for more on how you can improve your studio’s ranking.
Traversing the German nation, one will encounter a similar historic program to other European capitals — Romanesque churches, Renaissance monuments and more — blended with functionalist and modernist structures.
Early twenty-first-century Germany gave rise to the thriving Bauhaus. Founded by Walter Gropius, this school introduced brand-new architectural thinking, an ideology rooted in function, clarity and mass production. Materials like concrete and glass were favored, socially progressive housing blocks were constructed, and a newfound appreciation for modernism emerged. The spirit of the great Bauhaus teachers — Mies van der Rohe, for example — vigorously lives on and inspires contemporary designers today. Additionally, modern industrial architecture took off post-war and has played a prominent role in the nation’s economic growth, continuing to do so today.
The architectural devastation from WWII resulted in mass reconstruction efforts. The post-war restoration and rebuilding embraced a functional attitude, which continued the legacy of the Bauhaus movement despite its closing over a decade prior. Today, German architecture continues to champion the nation’s modernist brilliance through innovative designs that push technological boundaries and celebrate culture.
With so many architecture firms to choose from, it’s challenging for clients to identify the industry leaders that will be an ideal fit for their project needs. Fortunately, Architizer is able to provide guidance on the top design firms in Germany based on more than a decade of data and industry knowledge.
How are these architecture firms ranked?
The following ranking has been created according to key statistics that demonstrate each firm’s level of architectural excellence. The following metrics have been accumulated to establish each architecture firm’s ranking, in order of priority:

The interdisciplinary design collective 3deluxe, consisting of about 30 individuals centered around Dieter Brell, Peter Seipp and Andreas and Stephan Lauhoff, has been creating groundbreaking impulses in the fields of architecture and interior design, graphic and media design.
In creative synergy hybrid forms of two and three dimensional design are created: graphic works develop a spatial impact, while architectural drafts are based on communication principles. In this way, complex collages are contrived, so called ‚multilayered atmospheres‘, that foster multiple sensory experiences and allow for a multitude of potential interpretations. Paramount is the broadening of an absolute understanding of space and image towards a dynamic, processual approach.

    © Plastique Fantastique

Plastique Fantastique is a collective for temporary architecture that samples the performative possibilities of urban environments.
Established in Berlin in 1999, Plastique Fantastique has been influenced by the unique circumstances that made the city a laboratory for temporary spaces. Plastique Fantastique’s synthetic structures affect surrounding spaces like a soap bubble does: Similar to a foreign body, it occupies and mutates urban space. Their interventions change the way we perceive and interact in urban environments. By mixing different landscape types, an osmotic passage between private and public space is generating new hybrid environments.Regardless the way people view a bubble, walk around its exterior or move inside it, the pneumatic structure is a medium to experience the same physical setting in a temporary extraordinary situation.
Some of Plastique Fantastique’s most prominent projects include:

Shaping atmosphere, lending identity, creating quality of space — these are the values that characterize the buildings of 4a Architekten. What characterizes a location in terms of its culture and history? What are the client’s expectations and objectives? What is viable within the budget and what are the benefits for users? 30 Best Architecture and Design Firms in Germany
The following metrics have been accumulated to establish each architecture firm’s ranking, in order of priority: The number of A+Awards wonThe number of A+Awards finalistsThe number of projects selected as “Project of the Day”The number of projects selected as “Featured Project”The number of projects uploaded to ArchitizerEach of these metrics is explained in more detail at the foot of this article. This ranking list will be updated annually, taking into account new achievements of Germany architecture firms throughout the year. 30 Best Architecture and Design Firms in Germany
The following metrics have been accumulated to establish each architecture firm’s ranking, in order of priority: The number of A+Awards won (2013 to 2025) The number of A+Awards finalists (2013 to 2025) The number of projects selected as “Project of the Day” (2009 to 2025) The number of projects selected as “Featured Project” (2009 to 2025) The number of projects uploaded to Architizer (2009 to 2025) Each of these metrics is explained in more detail at the foot of this article. This ranking list will be updated annually, taking into account new achievements of Germany architecture firms throughout the year. • 7 Tips for Transforming Old Buildings Into Profitable Investments

    © Sergey Omelchenko via Unsplash
Older buildings possess irreplaceable quality, architectural value, and history that new buildings may lack. However, they are often neglected due to perceived renovation costs or structural integrity. With the right plan, these buildings can be transformed into valuable investments. Below are seven of the best strategies for making good investments in aging buildings.

    1. Assess Structural Stability Thoroughly
Even if you have not yet enrolled in a project, it is critical to understand the building’s structural integrity. Have a structural inspector or engineer examine any major foundation issues, load wall defects, roof, or plumbing issues. The report will tell you how much you need to repair and the estimated renovation cost.
Consider also a building’s listings as historic, zoning codes, and compliance. There will be buildings under preservation or heritage statutes, which can be very restrictive in what can or cannot be modified. Knowing about such constraints upfront can allow you to plan better and spend your budget more appropriately.
    2. Consider Adaptive Reuse
This is an innovative way to transform existing building structures, such as old churches, schools, or textile mills, into thriving business offices or community spaces. The adaptive reuse supports the concept of sustainable architecture. Besides preserving the uniqueness of a building, it provides several economic and environmental advantages.
Innovative reuse of older buildings, like redeveloping an aging warehouse as a hip loft space or an unused church as a shared workplace. This will tap into marketplace niches, reinterpret former designs for new purposes, and reduce demolition waste expense since existing infrastructure can be used. It will also likely be tax-credit qualified in most instances, making it a worthwhile investment.
    3. Go Smart with Technology Integration
With smart thermostats, lights, security systems, and energy monitoring systems included, the performance and appeal of your newly renovated building can be significantly enhanced. Upgrades help consumers be more practical, increase operational efficiency, lower energy expenses, and provide the high-tech benefit that distinguishes your building.
Upscale renters willing to pay more for smart living experiences can also find smart features appealing. One example is the remote management features, such as the HVAC, which add more functionality to a property. Smart locks at the entry points also increase safety levels.
    4. Going Green to Draw Modern Tenants

© Pedro Miguel Aires via Unsplash
Green restoration might give the structure more appeal to environmentally sensitive residents and lower future energy bills. When renters choose to live or rent, sustainability becomes a consideration, so green facilities are a significant advantage.
Use green materials, including insulation, and install energy-efficient appliances. Having those properties green-certified by LEED or ENERGY STAR will make those buildings even more marketable. Not only does that give your project respectability, but it will also make you a beneficiary of government incentives.
    5. Mixed-Use and Flexible Occupancy Design
Flexible, mixed-use design is one way to de-risk revenues and maximize rental yield. Split your building into office suites, co-living, pop-up event spaces, and retail storefronts. Modular furniture, movable partitions, and plug-and-play utility infrastructure facilitate flexible build-outs. It helps tenants arrange space to fit their needs, providing more opportunities.
For example, ground floor cafe space can generate spill-over foot traffic for upstairs shared office tenants, and weekend community workshops that generate buzz and additional revenues. Diversification minimizes vacancy risk and allows you to re-mix tenants based on shifting market demand.
    6. Emphasize Unique Architectural Elements
Older homes possess unique design elements not found in new homes, like arched windows, detailing, ornamentation, or exposed brick. Rather than concealing these elements, emphasize them as part of restoring your property. This will make interested individuals see the building as one with great sentimental value, especially when you capture the historic relevance of the design.
Emphasizing a property’s unique architectural elements can differentiate your property from the rest in an oversaturated housing market. The architectural elements give a property character and individuality that cannot be achieved in newer homes.
    7. Involve the Community and Build Local Support
Engaging residents, owners, and heritage organizations early in the conversion process can create goodwill among residents and ownership about the project’s success. Community support is especially helpful in getting permits, zoning variances, or adjustments because local backing carries much weight with city planning measures.
Open a forum to provide regular social media updates or even a poll to engage people and their input to inform the stakeholders and become informed themselves in the process. If people feel heard and considered, they are more apt to be ambassadors for your work and spread good word-of-mouth.
    Endnote
Transforming aging buildings into successful investments requires vision, planning, and respect for their heritage. Revealing structural integrity, location, sustainability, and visionary reuse, buried value in older structures can be unleashed. You need to plan the project well and work closely with competent contractors who will make the re-creation excellent.

  • Tailored Strategies for First-Time Investors: Building Your Property Portfolio

Property in Palm Springs | © Peter Thomas via Unsplash
Are you ready to take the first step towards property investment success? Planning your financial future requires careful thought, especially if you’re starting. This article is about creating a personalized approach for first-time property investors. Let’s explore proven strategies to guide your investment journey.

    Start with Clear Investment Goals
The first step in building a property portfolio is defining your investment goals. Are you seeking long-term wealth creation, steady rental income, or both? Pinpointing your goals allows you to choose properties and locations that align with your vision and financial expectations.
Dive deep into market research to identify areas that fit your budget, offer growth potential, and meet your objectives. Setting clear, measurable goals minimizes risks and keeps you focused and motivated throughout your investment journey. A strong sense of direction is crucial for long-term success.
    Research and Understand Market Trends
Before making any decisions, dedicate time to researching and understanding property market trends. Learn about high-growth areas, rental demand, and future infrastructure developments that could impact the values. Delve into data on suburbs that show consistent capital growth or offer untapped potential for future development.
Align these insights with your financial capacity and desired investment outcomes to make informed choices. The more you understand market trends, the better you can navigate risks and seize opportunities, ultimately improving your potential returns.
    Budget Planning and Financial Readiness
Take a close look at your finances to determine how much you can comfortably invest without overstretching. Include not only upfront costs like deposits and legal fees but also ongoing expenses such as maintenance, property management, and insurance.
Engage with multiple lenders to discuss your borrowing capacity and identify favorable financing options tailored to your needs. By creating a realistic budget that accounts for all costs, you can ensure that your investment is sustainable. Proper financial planning is essential to building a strong foundation for long-term success.
    Diversify for Stability

A well-diversified property portfolio offers stability and reduces risk, shielding you from market fluctuations. Invest in different real estate types, such as residential, commercial, or mixed-use spaces, across various locations to spread your exposure. Diversification ensures that a downturn in one market won’t derail your entire portfolio’s performance.
For example, combining properties in emerging suburbs with those in established areas can balance growth and steady returns. Diversification is a cornerstone strategy for building a resilient portfolio that aligns with short-term gains and long-term financial security.
    Leverage Tax Benefits and Incentives
Governments often provide various tax benefits and incentives for property investors, which can enhance your overall returns. Research the deductions available for expenses like interest payments, maintenance costs, and depreciation. These benefits can significantly reduce your investment costs and improve your profitability.
Stay informed about government programs or initiatives that encourage investments in specific areas or types of properties. Effectively utilising tax benefits can help you maximise returns while minimising financial burdens, giving your portfolio a competitive edge.
    Take Help from Professional Firms
Partnering with experienced professionals can make your investment journey more efficient and stress-free. Professional firms help you identify properties that align with your goals and provide valuable insights into market conditions and financing options. Their expertise extends to areas like portfolio management and long-term strategic planning, ensuring that your investments remain on track.
Collaborating with specialists reduces the likelihood of costly mistakes and allows you to focus on making confident, informed decisions. The support of experts can be invaluable in navigating the complexities of property investment.
    Start Small, but Think Big
Begin your property investment journey with a single, well-chosen property to minimise risks while gaining valuable experience. Starting small allows you to learn the nuances of property management, market dynamics, and financial planning without feeling overwhelmed. Focus on building equity in your first property, which you can later leverage for future investments.
As you gain confidence, use this equity strategically to expand your portfolio over time. A gradual, well-planned approach ensures sustainable growth while safeguarding your financial stability.
    Tailored Strategies for First-Time Investors
Tailored strategies allow first-time investors to approach property investment with clarity and confidence. Begin by evaluating your financial position, investment goals, and risk tolerance. A personalised plan ensures that every step you take aligns with your unique situation and objectives. For instance, if your primary goal is rental income, focusing on high-demand areas with stable tenant markets might be ideal.
Tailored strategies empower first-time investors to succeed in building a property portfolio. Clear goals, market insights, and expert guidance remain essential for achieving long-term success. Diversifying your investments, leveraging tax benefits, and embracing digital tools can significantly boost your portfolio’s growth. Take the first step and begin building a prosperous financial future that works for you.

Delve into data on suburbs that show consistent capital growth or offer untapped potential for future development.  Align these insights with your financial capacity and desired investment outcomes to make informed choices. The more you understand market trends, the better you can navigate risks and seize opportunities, ultimately improving your potential returns. Budget Planning and Financial Readiness Take a close look at your finances to determine how much you can comfortably invest without overstretching. Diversify for Stability © Linmiao Xu via Unsplash © The Bialons via Unsplash A well-diversified property portfolio offers stability and reduces risk, shielding you from market fluctuations. Leverage Tax Benefits and Incentives Governments often provide various tax benefits and incentives for property investors, which can enhance your overall returns. Take Help from Professional Firms Partnering with experienced professionals can make your investment journey more efficient and stress-free. Start Small, but Think Big Begin your property investment journey with a single, well-chosen property to minimise risks while gaining valuable experience. Tailored Strategies for First-Time Investors Tailored strategies allow first-time investors to approach property investment with clarity and confidence. Real Estate by ArchEyes Team Leave a comment

Financial health is a critical component of long-term security, and one of the most telling indicators of financial stability is net worth. In Canada, understanding how your net worth compares to others can offer valuable context for personal finance decisions and long-term planning. This article dives deep into the topic of Net Worth Percentiles in Canada, breaking down what they are, how they’re calculated, and why they matter for anyone aiming to improve their financial well-being.

    What Is Net Worth?
Before diving into percentiles, it’s essential to grasp what net worth actually means. Your net worth is the total value of your assets minus your liabilities. Assets may include:

    Cash and savings
    InvestmentsReal estate and property
    Vehicles and personal possessions
Retirement savingsLiabilities, on the other hand, include:

    Mortgages
    Credit card debt
    Student loans
    Personal loans
    Auto loans

Net Worth = Total Assets – Total Liabilities
This simple formula is the foundation of financial health, and it becomes a powerful tool when compared with national benchmarks.

    What Are Net Worth Percentiles?
Net worth percentiles provide a way to measure how your financial status compares to others in the population. A percentile rank shows the percentage of people whose net worth is less than yours. For example, if you are in the 70th percentile, 70% of Canadians have a net worth lower than yours.
    Why Net Worth Percentiles Matter
Understanding your position in the national wealth distribution helps with:

    Setting realistic financial goals
Identifying whether you are on track for retirement

Planning for wealth transfer or estate planning

    Factors Affecting Net Worth Percentiles

Home Ownership: Owning real estate is one of the most significant contributors to net worth. Homeowners usually have higher net worth than renters.
Education and Income: Higher levels of education often correlate with higher incomes, which leads to greater savings and investment potential.
Debt Management: High-interest debt can erode wealth quickly. Individuals who maintain low debt levels are more likely to climb the percentile ladder.
Investment Growth: Investing wisely in RRSPs, TFSAs, and other vehicles can dramatically increase net worth over time.
Geography: Living in high-cost areas like Toronto or Vancouver may skew net worth figures due to elevated property values.

Net Worth Planning Across the Percentiles

How to Move Up the Net Worth Percentiles
Climbing the wealth ladder is not easy, but it’s achievable with disciplined habits and long-term planning. Here are some steps:

Budget Effectively: Know where every dollar goes and identify opportunities to save more.
Automate Savings: Use auto-deposits to grow emergency funds and investments consistently.
Invest Early: Compounding returns are more powerful the earlier you start.
Avoid Bad Debt: Credit card debt and payday loans should be paid off quickly.
Upskill: Increasing your education and skills can result in better-paying job opportunities.
Track Net Worth: Use apps or spreadsheets to monitor progress.

    Limitations of Net Worth Percentiles
While useful, these figures do have limitations:

They don’t account for lifestyle or quality of life.
They don’t reflect cash flow, which can vary significantly even among those in the same percentile.
Regional cost of living can distort comparisons.

    Conclusion
Understanding Net Worth Percentiles offers powerful insight into your financial standing in Canada. Whether you’re starting out or already well-established, knowing how your net worth compares can inform smarter choices around saving, investing, and planning for the future. More importantly, the path to financial security isn’t about beating everyone else—it’s about making continuous improvements based on your unique situation and goals.

  • Why the Middle East is a hot place for global tech investments

The Middle East is pulling in more attention from global tech investors than ever. Saudi Arabia, the UAE, and Qatar are rolling out billions of dollars in deals, working with top US companies, and building the kind of infrastructure needed to run large-scale AI systems. It’s not just about the money. There are new laws, startup activity, and plans for growth that are turning heads in Silicon Valley and beyond.Strategic deals anchor US tech tiesUS President Donald Trump recently visited the region and announced more than trillion in investment agreements. These included major partnerships between Gulf states and American firms in artificial intelligence, cloud services, and defence tech. The UAE said it would build one of the world’s largest AI campuses in Abu Dhabi. At the same time, Saudi Arabia launched an AI company called Humain. Backed by the Public Investment Fund, the firm has already formed deals with Nvidia and AMD to bring in thousands of chips for local use. The idea is to run and train AI models inside the kingdom, cutting the need to rely on overseas services. These deals aren’t one-off events. They point to deeper ties between the Gulf and US tech companies. Gulf leaders want to localise AI development, but US companies see the region as a growing market for cloud, data, and chips. This growing alignment offers both sides an edge in a global race where speed and access matter.Gulf states scale up AI infrastructureAI systems need strong computing power. That means data centres, chips, and networks that can handle constant, heavy demand. Countries like Saudi Arabia and the UAE are putting their money behind this need.Saudi Arabia’s Humain is planning to deploy over 18,000 Nvidia chips, some of the most advanced in the market. These will power training clusters that let researchers and firms build new models at home. The UAE, through partnerships with Amazon and OpenAI, is also expanding its local data capacity. One campus in Abu Dhabi will include large-scale AI labs and supercomputers.Running powerful AI models close to home offers more than speed. It helps with data control, lowers costs, and reduces delays. Governments in the region are aware that long-term control over AI infrastructure will play a major role in future national development and influence. These projects are part of each country’s national tech strategy. These countries have growing retail investor bases and are looking for tools that make trading and saving more accessible. The Gulf’s young, tech-savvy population and high mobile use make it an ideal testbed for startups. At the same time, government-backed funds are investing in early-stage companies to help grow local talent and reduce dependence on imported services.Governments are also creating more startup-friendly zones. The UAE’s AI strategy is tied to its push to attract top researchers and engineers. These are not just plans on paper. They’re being matched with funding, laws, and global partnerships. There is also a cultural shift underway. Tech is being taught in schools, and universities are opening AI-focused programs. This is helping to build a future workforce that can support local companies and attract international firms.More investors are noting the predictability and speed of doing business. Fintech and B2B platforms are leading the charge.Thndr, a Cairo-based investment platform, raised $15.7 million to expand into Saudi Arabia and the UAE. Free economic zones in the UAE and planned innovation hubs in Saudi Arabia offer tax benefits and simplified licensing for tech ventures. Investors say that regulatory support is improving, and founders now have clearer paths to launch and scale.Cloud and data centre expansion gathers paceCloud service demand is rising across the Middle East. Smart city projects, e-government platforms, and AI applications are driving the need for secure, local data storage and processing.Oracle has pledged $14 billion to expand its cloud footprint in Saudi Arabia. Google, AWS, and Microsoft are also investing in regional data hubs. These centres will support everything from banking to logistics.Building out cloud services is key to keeping data local and speeding up online services. It also lowers costs for local firms, which no longer need to rely on foreign servers. The result is a growing tech sector that has the tools to serve customers in real time.Large-scale data operations also open the door for more regional SaaS companies. With cloud capacity in place, local developers can create enterprise tools, AI services, and e-commerce platforms tailored to local needs.Policy reforms drive diversificationBehind these tech moves are changes in policy. Governments are cutting red tape, easing rules for foreign ownership, and offering tax breaks for tech investors. The aim is to reduce the region’s reliance on oil and build a broader economic base.Saudi Arabia’s Vision 2030 includes goals for digital infrastructure, education, and innovation. This is especially important for tech startups that need fast feedback and steady support to grow. When rules are clear and approvals are quick, companies are more likely to stay.Balancing growth and geopolitical interestsWith more tech investment comes more attention. The US sees the region as a way to grow its global tech influence, especially as ties with China remain tense. For Middle Eastern nations, working with US companies gives them access to know-how and supply chains that would take years to build from scratch. At the same time, there are concerns about who controls the tech, where data is stored, and how it’s used. Some countries are pushing for data rules that favour local storage. Others want to develop their own large language models and keep training data inside national borders. Some regional leaders are starting to speak more openly about digital independence. They want to be buyers, yes, but also builders. That means investing in chips, software, and talent that can support homegrown tech. A few years ago, that seemed far off. Now, with the right backing, it’s starting to look within reach.Navigating these issues will shape the next phase of tech growth in the Middle East. Governments want to move fast but also retain control over key parts of their digital economy. The Middle East’s role in global tech is shifting. It’s no longer just a market for new gadgets or services. It’s becoming a centre for infrastructure, AI training, startup growth, and cloud services. Countries in the region are investing with a clear goal: to build long-term strength in a sector that shapes how business, education, and even government will work in the years ahead. If current trends continue, the Middle East won’t just be receiving tech. It will be helping shape it.(Photo by Unsplash)See also: Saudi Arabia moves to build its AI future with HUMAIN and NVIDIAWant to learn more about cybersecurity and the cloud from industry leaders? In Theory: will next-gen Xbox run on a Qualcomm Snapdragon ARM processor?
And could it really deliver the "largest technological leap ever in a generation".

Could the next generation Xbox run on an ARM-based processor? The possibility has been mooted ever since Microsoft's FTC-related leak revealed that the firm was investigating which architecture to consider for a circa-2028 console. Would it be x86 or ARM? Would Microsoft collaborate on a custom chip with AMD or tap into the firm's roadmap of upcoming technology? We never found out. However, Microsoft commentator Brad Sams found something interesting last week: a Qualcomm job ad discussing "the next generation of Surface and Xbox products built on Snapdragon solutions". Based on his tweets, Sams believes the upcoming tenth generation Xbox will run on ARM - but how plausible is it?
Well, job ads are notorious as a poor sourcing for actual company strategy but can sometimes offer up some insights. This one, for a sales director, seems particularly slight - and after Sams' reporting, the link stopped working, with the ad eventually re-appearing with all Xbox mentions deleted. So is this an unintended leak or just an error?
Based on everything we know about how Microsoft works, what its intended strategy is, and its comments on delivering the "largest technological leap ever in a generation", it's difficult to reconcile any of this with the notion of an Xbox console running on Snapdragon hardware. While Qualcomm has achieved incredible success with its Snapdragon processors on mobile phones, its collaboration with Microsoft on the Surface line has so far been unimpressive. I bought a Surface laptop with the fully enabled Qualcomm Snapdragon X Elite, finding that gaming was a mess: the PRISM compatibility layer for running x86 code on ARM was missing key support to the point where many games would not even boot. Meanwhile, GPU performance was frankly awful with tremendous stuttering problems.

To base a new Xbox on Snapdragon hardware would see Microsoft facing huge challenges on every front. Interestingly, developing games on CPUs using the ARM architecture is possibly the least onerous problem. After all, developers got to grips quickly with Nintendo Switch, which ran a range of CPU-heavy games. Ultimately, it would all be down to how good the compiler is.
Graphics? Well, the latest Snapdragon processors do deliver the modern range of features. The Adreno graphics core does support ray tracing, for example. Snapdragon processors do ship with an NPUthat could have certain gaming applications: the Surface's AutoSR upscaling is a very interesting piece of technology, while an NPU could conceivably handle frame generation too.
Where things start to get tricky is with compatibility. It's hard to imagine even the most potent ARM processor being able to emulate the Zen 2 CPU of the Xbox Series X and Series S with the same level of performance - and it's key for Microsoft to be able to assure gamers that its existing library of games will runon its new hardware. Similarly, while the DirectX API does a lot of heavy lifting, shifting GPU architectures from one generation to the next is also going to cause problems. For that, there's already a ready-made solution - certainly from the transition from GCN-based graphics in Xbox One and One X to the RDNA tech in the Series consoles, AMD baked in hardware backwards compatibility.

Then there's the whole question of what "largest technological leap ever in a generation" actually means and the extent to which a Snapdragon processor could deliver it. Both Microsoft and Sony face a unique challenge in delivering a tenth generation console: firstly, it needs an actual reason to exist bearing in mind how good the existing hardware is - and how limited the gains were with the PlayStation 5 Pro. Secondly, it needs to deliver this generational leap while still being affordable as a console should, which sounds almost impossible bearing in mind that Microsoft had just raised prices on its five-year-old consoles.
Ironically, it's PlayStation 5 Pro that gives us some idea of where the platform holders are heading: sacrificing a much larger GPU in favour of ray tracing support andmachine learning hardware. Moore's Law may be alive, but the concept of cramming larger amounts of transistors - more logic - onto the same area of silicon is no longer cost effective. Microsoft itself knew this would happen, hence the creation of Xbox Series S, which as this classic DF interview reveals, essentially came about because the engineers could not foresee a scenario where Series X could be cost-reduced over the generation.
By confirming a tenth generation console, Microsoft and indeed Sony seem to have made the costs work for a future process node, but costs will be tight - and similar to PS5 Pro, expect that silicon budget to be less about extraordinarily large graphics hardware and more about a balance between graphics, RT and ML. Not much is known about AMD's roadmap going forward but the unified UDNA graphics architectureseems much more likely. There's nothing to stop ARM being combined with UDNA on an architectural level, but remember, compatibility is king in a world where persistent digital libraries are so important and in that scenario, ARM is more hindrance than help.
And going back to the Qualcomm job ad, remember that the definition of Xbox is somewhat fluid. Is there any reason why a Surface device running the Xbox app isn't an Xbox in the "this is an Xbox" era? With a planned mass diversification of Xbox devices, there's plenty of room for a Snapdragon device of some description - and not just within the Microsoft Surface line.

A US-Saudi arms agreement may get complicated when it comes to Lockheed Martin's F-35
The F-35 could put Saudi Arabia's military on par with Israel in what may be a dealbreaker.
The Saudis may also buy advanced US drones and missile defenses as part of the agreement.

During his visit to Saudi Arabia, President Donald Trump signed what the White House described as "the largest defense sales agreement in history," valued at almost billion, that will provide the kingdom "state-of-the-art warfighting equipment and services." The offer, the final value of which may ultimately prove much less than billion, is expected to include Lockheed Martin's C-130 Hercules transport aircraft and other unspecified missiles and radars. Neither the White House nor administration officials have provided further details about which specific systems the deal may include, such as the advanced fighter Riyadh has wanted. The two sides discussed a potential Saudi purchase of the F-35 Lightning II stealth strike fighter and Israel's qualitative military edge came up, Reuters reported Tuesday. The Saudis have sought the F-35 for years since it's one of the world's top fighter jets that could put the kingdom's armed forces on par with Israel, the only Middle Eastern country currently flying that fifth-generation combat aircraft. Washington is legally obligated to preserve Israel's military advantage by, among other things, not selling military hardware to regional countries that are as or more advanced than Israel's arsenal. Unlike the neighboring United Arab Emirates, Saudi Arabia has not joined the Abraham Accords by normalizing ties with Israel and refuses to do so amid the ongoing war in Gaza."I think an F-35 deal could be agreed upon even absent Saudi-Israeli normalization," Ryan Bohl, a senior Middle East and North Africa analyst at the risk intelligence company RANE, told Business Insider. "However, to proceed with the F-35 package, it would have to be significantly downgraded to preserve Israel's qualitative military edge."

"Such downgrades might diminish the overall sale's attractiveness to the Saudis."Israel took delivery of three F-35s in March, bringing its total fleet strength to 42. It will field 75 eventually. Washington may not agree to sell Riyadh a comparable number, and it may impose limits on their use."I don't think numbers alone will be sufficient, as the Israelis will be concerned that such systems could eventually end up in the hands of adversaries," Bohl said. "Rather, I think we would likely see technical restrictions and end-use requirements that would severely limit the usage of F-35s by the Saudis and reduce their capabilities against the Israelis."Israel's F-35I Adir is a unique version of the stealth aircraft that Israel modifies with indigenous weapons and systems. Therefore, the Adir is arguably already more advanced than any standard F-35A model Saudi Arabia might acquire.Ultimately, it is Israel's arch-rival Iran that may have more concerns over the prospect of Saudi F-35s.Any F-35 acquisition could give Saudi Arabia the "ability to conduct deep strikes in Iran" in ways far greater than presently possible with their current fleet of non-stealthy 4.5-generation F-15s, noted Sebastien Roblin, a widely published military-aviation journalist. Such an acquisition could also "substantially enhance" Saudi airpower and enable Riyadh to participate in any US or Israeli bombing campaign against Iran."I can see such an acquisition affecting the perceived regional balance of power vis-à-vis Tehran," Roblin told BI."That said, in a large-scale conflict, questions would arise about the vulnerability of these aircraft to Iranian strikes when they landed," Roblin said. "And whether these countries could acquire enough F-35s with enough munitions and muster sufficient professionalism and support assets to minimize risks of combat losses."

Riyadh may not prioritize acquiring the F-35 and seek other advanced American armaments. The US is much more open to exporting advanced drones to Middle Eastern countries than just a few years ago, when Washington largely followed the range and payload limitations suggested by the Missile Technology Control Regime for exported systems. Before Trump's trip, Washington green-lighted a potential sale of MQ-9B drones to Qatar. General Atomics is expected to offer Saudi Arabia MQ-9B SeaGuardians as part of a "huge" package deal."I think the weakening of end-use restrictions will certainly make the Americans more eager to strike deals to sell their drones to the region," RANE's Bohl said. "American drones will still need to compete against Turkish and Chinese drones that may be cheaper and have fewer political strings attached."When Washington previously declined Middle East requests for advanced American drones, China stepped in and supplied its drones throughout the region in the 2010s. In the 2020s, Saudi Arabia and the UAE signed lucrative contracts with Turkey for its indigenous Bayraktar drones."I wouldn't expect a major surge in American drone exports to the region at this point, but rather for them to become part of this region's drone diversification strategy," Bohl said. "Certainly, there will be notable deals struck in the coming years, but China and Turkey will continue to be formidable competitors in the drone arena in the Arab Gulf states."The White House mentioned that the billion agreement includes "air and missile defense.""If we are looking at recent trends, they should be focusing on air defenses, including deeper stocks of interceptor missiles, and diversification of air defenses to cost-efficiently combat lower-end threats as well as high-end ones," Roblin said.Saudi Arabia already operates advanced US Patriot air defense missiles and the Terminal High Altitude Area Defense system, which can target ballistic missiles outside the atmosphere. It completed its first locally manufactured components of the latter system mere days before Trump's visit. Riyadh may seek similar co-production deals to aid in developing its domestic arms industry."There's a need for more long-distance precision strike weapons in the form of missiles and drones, which can be used without risking expensive manned combat aircraft," Roblin said. "There should be some parallel interest at sea, where we've seen Ukraine and the Houthis successfully execute sea denial strategies, one that Iran might seek to imitate in the confined waters of the Gulf.""Thus, the homework of Gulf navies is to ensure their vessels have the sensors and self-defense weapons to cope with small boat threats and cruise and ballistic missiles."Saudi Arabia has already taken steps to expand its navy with more advanced warships in recent years. RANE's Bohl believes Trump may persuade the kingdom to "purchase big-ticket items like warships" as he attempts to "revitalize the manufacturing sector" in the US.Only a fraction of this billion agreement may result in completed deals — as was the case with the series of letters of intent for billion worth of arms sales Trump signed with Riyadh in 2017."These deals involve optioning huge defense sales, but Trump will present these to his supporters as done deals," Roblin said. "So, the Gulf states can gift Trump a large number as a political victory without actually having to pay anywhere near the whole bill.""For the 2017 defense deal, by the following year, Riyadh reportedly had bought only billion out of billion optioned."Paul Iddon is a freelance journalist and columnist who writes about Middle East developments, military affairs, politics, and history. His articles have appeared in a variety of publications focused on the region.

"However, to proceed with the F-35 package, it would have to be significantly downgraded to preserve Israel's qualitative military edge." "Such downgrades might diminish the overall sale's attractiveness to the Saudis."Israel took delivery of three F-35s in March, bringing its total fleet strength to 42. "And whether these countries could acquire enough F-35s with enough munitions and muster sufficient professionalism and support assets to minimize risks of combat losses." F-35 Lightning II fighters entered service with the US Air Force in 2016. U.S. Air Force photo/Master Sgt. Ben Mota Riyadh may not prioritize acquiring the F-35 and seek other advanced American armaments. Trump's $142 billion arms deal may not get the Saudis the F-35 stealth fighter

A US-Saudi arms agreement may get complicated when it comes to Lockheed Martin's F-35 The F-35 could put Saudi Arabia's military on par with Israel in what may be a dealbreaker. The Saudis may also buy advanced US drones and missile defenses as part of the agreement. During his visit to Saudi Arabia, President Donald Trump signed what the White House described as "the largest defense sales agreement in history," valued at almost $142 billion, that will provide the kingdom "state-of-the-art warfighting equipment and services." The offer, the final value of which may ultimately prove much less than $142 billion, is expected to include Lockheed Martin's C-130 Hercules transport aircraft and other unspecified missiles and radars. • Howells' Canary Wharf student tower gets green light from GLA

Group looking to overhaul Docklands estate in wake of changing working practicesThe Greater London Authorityhas granted permission for a 912-bedroom student accommodation scheme at Canary Wharf in east London.
Canary Wharf Group’s46-storey student accommodation tower at 7 Brannan Street in Wood Wharf was called in by the mayor’s office after being rejected by Tower Hamlets councul in November last year.
The local authority had deemed that the development by “virtue of its density and high number of student occupants” would lead to anti-social behaviour and noise that would be “detrimental to the existing residential amenity of neighbouring properties”.

Source: CWGThe scheme at Wood Wharf will be home to more than 900 students
But officers at the GLA recommended the council’s decision be overruled, which was confirmed after a hearing yesterday afternoon.
Designed by Howells, the scheme includes a range of amenities at ground, mezzanine, ninth and roof levels, as well as ground floor retail and two waterside public gardens.
Others working on the scheme include Chapmanbdsp as M&E and sustainability engineer, Waterman Group as structural engineer, Arup as fire engineer, T&T Alinea as cost consultant and WSP as planning consultant.
The tower will be located to the south of Blackwall Basin and falls within both the Isle of Dogs Opportunity Area and the Wood Wharf masterplan, the latter of which was approved in December 2014 under outline planing permission for between 1,700 and 3,610 homes.
A S106 agreement for the scheme requires provision of 320 affordable rooms, secured at equal to or below 55% of the maximum government maintenance loan for living costs.
Tom Venner, chief development officer for Canary Wharf Group, said: “7 Brannan Street will be a fantastic addition to the diverse range of residential offerings at Canary Wharf.
“We are already home to world-leading education and learning facilities, including the UCL School of Management operating from One Canada Square.
“This building will help meet the demand for modern, high-quality accommodation located within a metropolitan environment offering a rich mix of retail, leisure, hospitality and green spaces for students to enjoy.”
Canary Wharf has historically been office-focused and dominated by the financial and professional sectors, but recent years have seen CWG, which owns nearly 40ha of land across the estate, push for a diversification of the site, with additional residential, educational and life science uses.
CWG currently owns and manages interests in more than 1,100 build-to-rent apartments and claims that 3,500 people already live in Canary Wharf.
Earlier this year, the UCL School of Management doubled the size of its presence in the One Canada Square building in Canary Wharf.
