    When international architecture firm Snhetta found its New York City lease was coming up last year, a search kicked off for a new workspace. The firm, which had been located in Manhattan for 21 years, scoured neighborhoods near and far, such as the Brooklyn Navy Yards.But in the end, the choice was one many such firms had been making recently, according to partner and managing director Elaine Molinar. They wanted a building with character that was conducive to creative work, and found it within a 25,000 square feet space at 55 Washington Street in Brooklyns Dumbo neighborhood, where about 70 workers will move in later this year.The space is on the ninth floor, with a large, beautiful skylight, a big, open elevated area, a private terrace, a wonderful quality of light, and some odd geometry on one end, Molinar says. Theyre the kind of quirks that architects love. It just kind of feels like home.[Photo: Chris Cooper]Snhetta became the latest in a long line of more than 150 architecture and design firms, showrooms and studios that now call Dumbo home. An historic warehouse district thats been redeveloped and restored by development firm Two Trees for the last 40-plus years, Dumbo has become an almost default destination for architecture and design tenants. In the last year, a dozen such architecture and design leases have been signed, with roughly 40 signed in the last two years. Firms such as Post Company, Henry Built, Brooklyn Studio and architecture powerhouse BIGwhich first moved there in 2019have relocated Down Under the Manhattan Bridge Overpass.In the last three years, theres been a push by design and architecture firms to co-locate in the neighborhood, says Alyssa Zahler, Managing Director of Commercial Leasing at Two Trees Management Co., one of Dumbos dominant property owners, and Snhettas future landlord.[Photo: Chris Cooper]Dumbos transformationDumbo remains far from a newly rediscovered area. For decades, its been a destination of sorts (and subject of gentrification discourse), with its highly Instagrammable bridge view, proximity to Brooklyns new waterfront parkland, and restored warehouse buildings. Its not even necessarily cheaper; Snhetta will pay more for their new space in Dumbo than they are now, though they will be getting a longer lease and a lower cost per square foot. The areas residential real estate is some of the citys most expensive, with the median home listing for $2.3 million, and median rent over $6,000.But the continued and even renewed popularity within the design world speaks to its continued appeal, certain real estate realities, and deliberate real estate strategies by property owners.Two Trees founder David Walentas has made it a priority to try and attract more creative tenants. Walentas had previously been converting property in SoHo for artists. He first came across Dumbo in 1979, after driving over to Dumbo in a red Mercedes convertible to scout out the mostly empty post-industrial collection of abandoned buildings. He saw potential for a similar transformation and purchased a number of buildings in 1981.Jared Della Valle, CEO and Founder of Alloy Development, who has lived in Dumbo since 1998 (there were wild dogs in the neighborhood at the time), says its always been a neighborhood that attracted the arts. Preserving lofts and warehouses here have maintained desirable spaces for creative firms.Its not like theres any special infrastructure for architects here, says Della Valle. I think its the size of the spaces that Two Trees have marketed that have been compelling for the architectural industry.Two Trees remains the most dominant landlord in the neighborhood, with three properties 45 Main Street, 55 Washington Street and 20 Jay Street. The firm has always prioritized creative class clients, says Zahler, and saw a mini-boom of tech tenants in the early 2000s. Part of that was preservation and conversions of the original building stock, keeping the original building intact and leaving interiors more raw, to give tenants the opportunities to make it their own. Architecture critic Paul Goldberger, who wrote a book on the neighborhood, said of Dumbo that the combination of raw materials, so to speak, and a developer with Walentass sensitivity might just be a once-in-a-lifetime combination.[Photo: courtesy of Two Trees Management]A certain vibeWhen the Norwegian firm Snhetta expanded to New York City in 2004, it was working on the World Trade center site, and financial incentives to locate in Lower Manhattan made the choice of office location an easy one. The firm initially worked out of the Cunard Building in the Financial District, in a mezzanine office that looked down into the great hall, a former cruise line boarding area lined with preserved murals. About a decade ago, they moved nearby to Pine Street, a 1961 tower designed by architect Emory Roth Jr. The firm was happy, but the neighborhood had taken on a very commercial vibe, which is not quite exactly us, says Molinar. The space, streetscape, and surroundings in Dumbo were a better fit, she says.That includes whats called Gair buildings, old brick warehouses built by Robert Gair, a Scottish-American industrialist that boast soaring ceilings and wide-open floor plans that give architects plenty of room to work/play (a neighborhood bar in Dumbo, Gair, is actually owned by architects). In addition to building preservation, Two Trees has also focused on new lobbies and amenities, and direct marketing and outreach to these firms. Its currently marketing new spaces under 10,000 square feet with private terraces to attract smaller companies and firms, and is chasing a formal design district designation from the city. But it maintains an authentic,[Photo: Chris Cooper]industrial version of Brooklyn and New York City thats hard to replicate.In addition to smaller spaces, these renovated warehouse spaces also offer more ease for tenants. Snhettas Molinar noted that in Manhattan, as other new buildings, offices tend to have lots of security, including turnstiles, badges, and restrictions. Their Dumbo space on 55 Washington has much easier access, including freight elevators for moving materials and models. Snhetta will get a few tenant improvements, but the firm mostly wants the space as-is.Its not pristine, its not precious, its okay if we need to mark something up on the floor and tape or paint the patch of color on the wall to test it out, Molinar says. Thats what were looking for, a place thats a little more rough and tumble.Having like-minded neighbors helps, as well as Brooklyn Bridge Park nearby, certainly helps. Within the neighborhood, design and architecture tenants have found common cause and collaborated. JAM Architecture collaborated with Mark Jupiter on custom furniture for projects in the areas, Six Penny and Post Company collaborated on Inness, a luxury upstate hotel, and MARCH interior design collaborated with architecture firm Young Projects. Many of the workers at these firmsespecially executiveslive in Brooklyn, and in neighboring areas, making a move from Manhattan an easier sell.In a post 2020 world, people are looking at what the office means, says Zahler. Firms are being really intentional, and we see it in the data over and over. Principals of these firms, who live in brownstone Brooklyn, have leases for offices coming due or are starting a new firm, and have an opportunity to pick a new location, and they no longer need to be in Manhattan to meet with their clients.Dumbo maintains an older type of charm and style that cant be remade. Della Valle also adds that in other so-called hip neighborhoods in New York, such as Williamsburg, theres a lot of newer architecture that takes away from that kind of continuity.Who wants to be in a place that shows off other peoples work? he says. When clients come to Dumbo, they can just appreciate the neighborhood.

  • How Samsung’s Galaxy Z Flip failed me without actually breaking

    When the Samsung Galaxy Z Flip 7 arrives, likely this July, it could be a pretty decent upgrade over the Z Flip 5 I own. Itll reportedly have a slightly bigger battery than the Flip 6, which had a slightly bigger one than the Flip 5, plus a much bigger outer screen.Unfortunately, I cant wait a few more months. After a year and a half with a Flip, Ive reached my breaking point.To be clear, my phone never cracked. My folding Flip never even sprouted a green line of doom along its crease. The factory screen protector did begin to peel, but $30 and a trip to uBreakiFix made that problem go away. No, the end came for my Flip when it stopped lasting the day and started waking me up at night. The battery is constantly dying faster than it should, and ever since the last big software update, the sleep and do-not-disturb modes no longer block notification sounds. I cant figure out either one, and the Flips unique benefits no longer feel good enough for me to deal with them anymore. On battery: Ive seen this phone reach the 80 percent mark by 9 in the morning, and threaten to die by 9PM. I practically dont even use the phone when Im at work, and yet now I feel like it always needs to be plugged in. My Z Flip 5, folded, next to the normal-sized Galaxy S25. I always knew Id be making sacrifices to get a phone that folds into a pocket square. The Flip 5s twin batteries have a total rated capacity of 13.92 watt-hours, less than even the smallest Galaxy S23 phone (14.68Wh) that shipped that same year. But using it wasnt always this bad.At first, my Flip always made it to my bedside charger each night. Later, I could easily get it there by simply using it a little less in the day, turning off AR in Pokmon Go, or turning on battery saver mode in the evenings. But after a year, even deleting Pokmon Go entirely wasnt enough. When I flew to CES this January, I realized I couldnt afford to carry this phone at a tradeshow. I had to move all my accounts to a borrowed phone just to do my job. I cant swear to it, but I certainly feel like I can trace reduced battery life to Samsungs One UI 6.1 software update that arrived last April, and I wouldnt be the only one.Opened, the Z Flip 5 is larger than an normal-sized Galaxy S25, though slightly narrower.It could just be the battery prematurely aging, I suppose, but I did a few cursory checks: Samsungs internal diagnostics say the battery is Good.Ive had phones with weak battery before. There was a time I carried around spare battery packs for my Motorola Droid 2, swapping mid-day, every day, until I moved on. But phones with battery doors made that easy; those batteries were also cheap. And while I could probably manage to permanently replace my Z Flip 5s batteries with a bit of work, Id be risking a fragile phone that feels deficient in other ways, too. Im not talking about the crease, which I got used to quite quickly, or the side-mounted fingerprint sensor that misses for me almost as often as it hits. Nor am I talking about the camera, though yes, you do sacrifice in the camera department with Samsungs folding phones. I knew that out of the gate. Mostly, Im talking about how Samsung really has yet to embrace the potential of the Flip, and how pointless its outside screen can feel after the novelty wears.The cover screens one unequivocal advantage: easy, quality selfies.When people ask me what I actually prefer about the Z Flip, Ive wound up saying its really about how it fits in my pocket, and how awesome it feels to fold. Its a square when closed, so it stays put in my pocket and doesnt jut out.But its not actually a small phone, and its not a particularly good one-handed phone because theres no one-handed way to open it. I mostly stopped trying after the tenth time I fumbled it to the ground.And I do find myself opening it almost every time I use it, because its almost never worth bothering with the Flips cover screen. While its actually larger than the screens on early Android handsets, Samsung simply wont let you use the outer screen like a proper Android phone.The only thing I ever want to do in the MyQ app is press the garage door button but on the cover screen, I have to scroll past ads first.Before you ask: yes, I downloaded Samsungs Good Lock app and used its MultiStar sub-app to painstakingly load each of my most used Android apps onto that screen, one at a time, but its almost always more efficient to simply open up the phone because theyre harder to use and harder to launch. Most apps dont scale properly, and it takes an extra swipe to start them; more than one if I swipe the wrong direction first. With the cover screen, Samsung inexplicably makes you swipe left instead of up for apps, and right instead of down for notifications. Even though the bar at the bottom looks like my app drawer handle, its actually a Samsung Pay shortcut instead, and it still trips me up to this day.For many months, I forced myself to use the cover screen to sign my kids out of school, to pull up my 2FA authenticator codes, to watch for my Uber driver, to remotely open my garage door. But the only thing I can actually do better there is selfies, which let you point the good lens towards yourself while you frame your shot with the cover screen. Even so, I think Ive gotten more use out of this Game Boy Advance party trick than all the cover apps Ive used combined. So, after CES in January, I started hunting for my next. I hoped maybe I could find a small phone again, but no luck. On Reddit, however, I saw a trend: many Galaxy Z Flip owners were discussing whether they should abandon folding phones, now that Samsung was suddenly offering $500 in trade-in credits towards a Galaxy S25 instead. After confirming that the vanilla Galaxy S25 is indeed the smallest high-end Android phone you can buy today, I was intrigued. After hearing good things about the battery life with this years model and its 15.16Wh pack, I decided to jump on the deal.The S25 doesnt feel like a small phone in my pocket, Im afraid. It feels a little boring compared to my Flip, and maybe Ill be complaining about Samsungs latest software update a year from today! But I needed a new phone. So far, the cameras much better, and the battery life seems great. As I write these words, its 5:40PM, and my lightly used phone is at 80 percent.     Though the US stock market has officially lost its post-election Trump bump, some investors and tech founders still seem hyped on AI growth at least in the short term with tech companies like Broadcom surging ahead on the trading floor.That's good news for Google's cofounder Larry Page, who's reportedly launching a new AI startup called Dynatomics, according toThe Information.Details on Dynatomics are scarce, but the centibillionaire has apparently hired a handful of engineers to work on AI for "highly optimized" product manufacturing.What that means is anyone's guess. Manufacturing is already a hugely optimized industry, as evidenced by profit-motivated labor practices like outsourcing and seasonal hiring. It's unclear what adding AI would do to further optimize factory production beyond adding another expensive middleman to the process but Page is going for it anyway.And heck, the guy did start Google. As such, he joins a number of tech moguls who've splintered off from their behemoth corporations to enter the lucrative world of solutions-based AI startups, like former OpenAI CTO Mira Murati, who launched a startup meant to "encode human values" into AI systems, whatever that means.Right now, Dynatomics' website is scarce on details, teasing in a goofy art deco font that it's "working on something new." If older AI startups are any indication, we can probably take astab at decoding the cypher: the company will revolutionize the industry by leveraging cutting edge technology to yield enhanced optimization and deliver returns to key stakeholders. Sound familiar?There's been a lot of bluster these past few years about AI's ability to revolutionize work most of which turned out to be marketing hype meant to sell deep-pocketed investors on nebulous tech startups.That's not to say the pitch didn't land: from April to June 2024, investors dumped $27.1 billion into American AI startups, accounting for almost half of all startup funding in the quarter. Where those companies end up is a whole different question.At the moment, any "AI model" paraded by Silicon Valley types is what's called a machine-learning algorithm meaning they blend all sorts of human data into something thatlooks human, without understanding why. The effect can be dazzling at first, but whether the tech actually counts as "intelligent" is much dicier and despite the sector's promises, it'sunsure when that'll change, if ever.That hasn't stopped AI startups from latching onto every industry on the planet in a bid to prove their bona fides to investors. From insurance and marketing to video games and restaurants no sector has resisted the "AI trap," allowing AI startups to reel in a whopping 46.4 percentventure capitalist spending in 2024.But as AI startup founders swim laps in pools of gold, skepticism around AI's actual abilities is growing.Indeed, some chickens are already coming home to roost as investors and clients alike grow impatient with the hype and deferred profits. In February, GitLab, the "most comprehensive AI-powered DevSecOps Platform," was sued for the third time in just five months for misleading investors about its AI's true capabilities.Far from "revolutionizing" software development, as GitLab claimed, the company "misled investors by continually highlighting its AI-driven innovations to develop software more efficiently and drive market share demands," according to the class action lawsuit."[GitLab] provided these overwhelmingly positive statements to investors," the suit continues, "while at the same time disseminating materially false and misleading statements... concerning GitLabs ability to develop AI features that would generate code more efficiently."But promises are lucrative things, especially when AI is involved. Just before the class action hit, GitLab's longtime CEO and co-founder Sytse "Sid" Sijbrandij ripped the cord on his golden parachute, safely ejecting from the company which had lavished him with a $600,000 annual salary, plus $600,000 in annual bonus eligibility. That's all on top of GitLab stock awards worth about $24 million.Though Sijbrandij left the company for health reasons, he did so as a billionaire. All told, it's a pretty penny for someone whose net worth has skyrocketed on the back of AI hype and a sign that the consequences for misleading investors are as imaginary as artificial intelligence.
