tp bennett wins approval for student tower at Canada Water
The latest tower to join the regeneration area will feature 742 student rooms alongside amenity space provided at podium level. The upper storey is deeply recessed, with a chamfered triangular plan.  Known as Plot B, the scheme also includes a U-shaped seven-storey building with 75 affordable homes and three ground-floor retail units, which will sit on the other side of a shared courtyard garden.  The higher-rise element will feature two tones of pale brick cladding with heads, sills and details of bays built with stone. The smaller building will have a mix of red and light brick, with balconies inset within its mass and a setback roof volume. Advertisement The buildings are being developed by Art-Invest Real Estate as part of a Bjarke Ingels Group (BIG) designed masterplan, which also features a 24-storey office tower by BIG and an 11-storey office block by HWKN Architecture (Plot A). The consented masterplan had originally envisioned all of the buildings being offices, with ziggurat designs featuring in early images of the plot now set to have the the tp bennett housing scheme.  The developer said the revised approach represented a ‘natural evolution of the scheme and responded to a clear need for additional places for students to live in Southwark’. Planners at Southwark Council said tp bennett’s purpose-built student accommodation would ‘complement the existing student accommodation nearby and will make a positive contribution to the emerging transformation of the Canada Water Town Centre’.  They added that the proposals would provide ‘very high quality accommodation for future residents’ although they would affect the amount of daylight and sunlight hitting neighbouring buildings, in some cases having a ‘noticeable and potentially significant’ impact.Advertisement The council’s planning committee approved the scheme on Tuesday (29 April).  The BIG masterplan sits next to the £4 billion mixed-use Canada Water masterplan designed by Allies and Morrison for British Land.
