Obviously, a publisher and developer will speak in grand fashion about an upcoming project. However, history and some rumored leaks of early gameplay support the notion.Luke Plunkett of Kotaku discussed the now seized leaks saying they are looking legit.One of the biggest takeaways from those leaks were the enterable interiors. If youre a hardcore GTA fan, you know what I mean. There are apparently a plethora of rooms within building that can be entered and exited. It has many fans hoping well see bodegas, stores, mansions and more.GTA VI Protagonists and CharactersIn the trailer we see the GTA VI protagonist, Lucia. She will be GTAs first named female lead. For now, her male partner doesnt have a name. I wonder if Rockstar will choose to keep it that way. The leaks Kotaku covered have suggested his name is Jason, but again, those are unconfirmed.It seems as if the campaign mode will have players switch between Lucia and the guy, and perhaps youll have the option to go at things from a co-op perspective.In any event, the feel of the trailer has a Natural Born Killers or Queen and Slim vibe. This post from GTA 6 Countdown somewhat validates that comparison.The same outlet has openly speculated and added fuel to the rumors that the game will include co-op missions if not full co-op support. With the success of games like It Takes Two and Split Fiction, theres every reason to think this is possible.Lucia is believed to be played by real-life actress Manni L. Perez. She was asked about it in an interview and her response raised some suspicions. In another interview, she spoke about another project with some serious NDA agreements.It all sounds very much like Rockstar business.GTA VI Gameplay, Graphics and FeaturesOne of the first things you notice when you watch the trailer are the high-quality visuals and excellent voice acting. This game looks exactly how GTA fans likely fantasized when they wondered how a next-gen version of the title would look on new consoles.GTA 6 Countdown took some high-quality snapshots to show off the lighting that was revealed in the trailer. These look amazing.Some believe the visuals, lighting and animations are a product of Rockstars RAGE engine, but there have been some rumors that the game is using the Unreal Engine 5. However, those rumors are far from confirmed.The aforementioned leaks suggest NPCs will be as smart as any youve ever seen. Some of the leaks showed cops investigating a crime scene after youve left. The wildlife in the trailer was noticeable as were the portions of the trailer designed to look like a social media video.Overall, there were almost too many wow moments to call out.GTA Online 2.0: What Will it Look Like?GTA V made its biggest impact with GTA Online. Id expect that to remain in GTA VI. According to the Take-Two Q3 Earnings Report, Rockstar made more than $8 billion from GTA Online.With that level of success, GTA VI wouldnt release unless a bigger and hopefully better version was coming with it. Quite honestly, GTA Online 2.0 (as some have called it) could even be a standalone title.One potential leak said GTA VI will be the first game where online is sold separately at launch.This is sensible, but unconfirmed.Another unconfirmed leak suggests there will be battle royale elements, which is also sensible considering the success of games like Fortnite and WarZone.GTA VI Price Tag Debate: Will it Be $100 or More?A potential leak from G2A suggest GTA VI will retail at $100 in the United States, but thats also unconfirmed.When you consider the game has a rumored $1 billion to $2 billion budget a heightened price point is almost expected.Experts in the video game industry like Epyllions Matthew Ball have called for game prices to increaseespecially in GTAs case, and if the rumors are true, Rockstar is testing his theory. GTA VI - Whats Next?A new trailer has to be coming sometime soon.It wouldnt shock me to see something drop before spring is over, then another for the summer, and finally something in fall ahead of the release of the game.Rockstar is definitely big-shotting us all with their silence, though it is to be expected. But a quieter, longer-lasting war is also being wagedone against nature, biodiversity, and the global climate.War is among the most destructive forces on Earth, and not just for the people caught in its path.While humanitarian impacts dominate headlines, the environmental costs are immense and largely ignored.Armed conflicts unleash unprecedented levels of greenhouse gas emissions and pollution from the fossil-fueled tanks, jets, and warships to the vast industrial complexes that churn out ammunition, drones, and military vehicles. This is not to be ridiculed as we are talking about a strong driver for conflicts, global warming and biodiversity attrition.Every stage of war, from preparation and production to combat and eventual reconstruction, leaves an indelible carbon footprint on the planet.The Climate Cost Of Military ActionRecent research has found that global militaries are responsible for nearly 5.5% of total global greenhouse gas emissionsa staggering figure that puts military emissions on par with the global cement industry. If it were a country, it would be the fourth biggest emitter in the world.Military emissions are more than 2 times greater than those from global civil aviation. Although military spending accounts for about 2% of global GDP, its emissions intensity is roughly three times higher than the global economic average, making it one of the dirtiest and least regulated sectors in terms of climate impact.Yet unlike most other major sectors, military emissions often remain invisible, exempt from many international reporting obligations and largely absent from climate negotiations.The Cost Of The Ukraine ConflictThe ongoing war in Ukraine offers a stark example of how devastating the environmental impact of war can be.According to a recent report from the Initiative on Greenhouse Gas Accounting of War, emissions attributable to the war in Ukraine have reached an estimated 230 million tons of CO equivalent over the first three yearsmore than the combined annual emissions of all five Nordic countries.These emissions stem from burning oil depots, exploded gas pipelines, and widespread damage to energy infrastructure. The destruction of electrical transformers and power stations releases specialized gases such as sulfur hexafluoride, or SF, a substance used for its insulating properties in high-voltage equipment.SF is one of the most potent greenhouse gases known, with a global warming potential 25,000 times greater than CO. When infrastructure containing SF is hit during combat, the environmental cost is immense and long-lasting.Methane emissions from sabotaged gas pipelines are another overlooked contributor. The 2022 explosions of the Nord Stream pipelines released tens of millions of tons of CO equivalent in methane alone.On top of this, the fighting itself often sparks wildfires, especially in frontline regions where firefighting efforts are impossible. These fires release even more carbon dioxide, soot, and other pollutants while devastating biodiversity and ecosystems. These types of indirect emissions, caused by the impacts of warfare, come in addition to the estimated 5.5% of global CO emissions.Climate Change: A Driver Of Conflict?But the connection between war and climate change is not a one-way street. Climate change itself is now recognized as a driver of conflict. Regions most affected by droughts, floods, and extreme weather eventsmany of which are intensified by climate changeare also the most vulnerable to violence and instability.Competition for scarce water, food, and land has already led to violent clashes in parts of Africa, the Middle East, and Asia. Overexploitation of biodiversity, such as the depletion of fish stocks, can also trigger armed conflict as communities and nations fight over what little remains.This creates a vicious cycle: war accelerates climate change, and climate change fuels the conditions for future wars. Yet despite this clear and growing danger, military emissions and the environmental impacts of war remain largely absent from global climate talks such as the recent COP29.With defense spending rising rapidly in response to new geopolitical tensions, including in Europe, the United States, and East Asia, the trajectory for military emissions is heading in the wrong direction.The Year Without WinterHere in the Nordics, we are already feeling the impacts of an accelerating climate crisis. Temperatures this winter have been about 2 degrees Celsius above the normal moving average which is already about 1.5 degree warmer than pre-industrial times. This is roughly twice the global average risemaking it what I call the year without winter.The ski season is shrinking before our eyes. Since the 1960s, the number of skiable days in my region has more than halved. Where we once enjoyed nearly five months of snow cover, we are now lucky to see six-to-eight weeks.The shift is not merely inconvenient for winter sports enthusiasts; it signals a profound disruption to natural ecosystems and local economies.This brings to mind Silent Spring, Rachel Carsons famous warning about the unseen environmental consequences of human action. But instead of a spring without birdsong, we now face the threat of a world in the Nordics without winter and snow below 1000 meter elevation.A War On The Planet ItselfMeanwhile, despite the growing urgency, international climate action continues to falter. As we move toward COP30 in Belm, Brazil, set for November 2025, expectations for meaningful commitments are low.By early 2025, only 18 out of 197 countries had submitted updated national climate targets for 2035, covering just 20% of current global emissions.With rising defense budgets competing for political attention and financial resources, the ambition required to tackle the climate crisis is slipping away.The United States, which submitted its goal already in 2024 accounts for more than 11% of global emissions. It is not going to lead under its current administration, which is dismissive of climate science. In Europe and elsewhere, security threats and economic pressures are crowding out urgent climate action.Yet focusing on war while treating the climate and biodiversity crises as secondary concerns is a dangerous mistake. The reality is that we are fighting a war on the planet itselfa war that will determine the future of life on Earth.The greenhouse gases released by wars today will remain in the atmosphere for more than a century, locking in damage for generations. As the world scrambles to respond to wars between nations, we are losing the far bigger, far more destructive battle against runaway climate change and ecological collapse.If we are serious about preserving a livable planet, we must stop thinking about war in the traditional sense, as something separate from the environment. Every war is also a war on nature, on biodiversity, and on the climate.

    Shopping for homes online once had the feel of an open-air market: crowded and sweaty, maybe, but free for anyone to drop by and see what's for sale. The experience these days, though, is quickly turning into that of a nightclub, with the hottest new listings sequestered behind velvet ropes. If you want to party with the cool kids in this case, score access to homes before regular folks you better know a guy.The wide-open nature of the housing market has been breaking down for a while. Most real estate agents have traditionally taken a maximalist approach to marketing homes, sharing listings widely through local databases known as multiple listing services. Agents browse the MLS to get details on homes available for sale, while search portals like Zillow pull the data onto their own websites for regular home shoppers to scroll through. The thinking is simple: More eyes on a listing means more potential bidders, giving a homeowner the best chance of selling quickly and lucratively.This model is even backstopped by the National Association of Realtors, a powerful industry group that sets the rules for most MLSes around the country. NAR instituted a rule in 2020 known as the clear cooperation policy, which says that once a real estate agent starts marketing a home publicly on a website, through an email blast, or even with a "for sale" sign in the front yard they must list it on the MLS within one day. The rule was meant to prevent freeloading and encourage participation in the MLS, keeping listings in one place for other agents and their clients to see.In recent years, however, the clear cooperation rule has been challenged by some of the biggest players in the game, who want to act as the new bouncers for VIP rooms filled with exclusive home listings. In particular, Compass, the country's largest real estate brokerage by sales volume, wants to take charge of the aforementioned velvet rope. Compass agents are increasingly hoarding their listings internally, shunning the MLS and making homes available only to buyers who work with other Compass agents. The company's founder and CEO, Robert Reffkin, has also been crusading against the clear cooperation policy. Reffkin argues that sellers should reject the one-size-fits-all approach of the MLS and exert more control over how their home is marketed. His campaign has stoked fierce infighting among real estate agents and raised a fundamental question: Who should be able to see the homes for sale in the US?For now, the fight is ongoing. After months of debate, NAR said Tuesday it would leave the clear cooperation policy intact while adding another rule that functions as a small concession to Compass. The apparent attempt at compromise will probably end up pleasing no one. But while clear cooperation remains in place for now, the housing market continues to hurtle toward a decidedly uncooperative future.Those in favor of clear cooperation argue the rule is responsible for America's uniquely transparent housing market the reason you can hop on Zillow or Realtor.com and get the lay of the land. The policy was supposed to stem the rise of so-called "pocket listings," homes marketed for sale but unavailable on the MLS. If agents stop contributing listings to the shared databases, many in the industry warn, a once unified housing market could break up into silos, with home listings distributed among clubby groups of brokers known as "private listing networks" or gatekept within brokerages like Compass.Everybody benefits when we all pool our listings, and we do so in a timely manner. And people are hurt, potentially, when we don't do that.In this world, some agents will have access to a lot more properties than others. Pick the wrong rep, and you could unknowingly miss out on your dream home. And while there are good reasons someone might not want their house touted on the MLS a celebrity like Brad Pitt, for instance, probably doesn't want their business aired out for everyone to see conventional wisdom says sharing a home widely is the best way to get top dollar."Everybody benefits when we all pool our listings, and we do so in a timely manner," Saul Klein, a longtime real estate executive who's the CEO of the San Diego Multiple Listing Service, previously told me. "And people are hurt, potentially, when we don't do that."But it's become increasingly clear that the advocates for the open system are losing. Yes, NAR kept the clear cooperation rule in place, but it also introduced an option for privacy-conscious sellers to list on the MLS while delaying their listings from popping up on sites like Zillow or the landing pages for other brokerages. The idea is to give sellers more flexibility to market their homes as they see fit, catering to those who may prefer to "premarket" their home before blasting it out widely. The move doesn't go nearly as far as Compass would have liked, but the company still frames this as a validation of its rallying cry for more seller choice."With NAR introducing a new MLS policy to 'expand choice for consumers,' they acknowledged the clear cooperation policy restricted home seller choice," Reffkin said in a statement. "Expanding choice means that NAR is still not letting homeowners choose precisely how to market their homes, but this is a small step in the right direction."Compass may not be totally happy with NAR's most recent decision, but the company has already succeeded in shaking up the real estate landscape. The brokerage has made plenty of hay by exploiting a glaring loophole in the clear cooperation rules. While an agent has to add the listing to the MLS database once they publicly put the home up for sale, the rule allows agents to share new properties within their brokerages without adding them to the MLS. This method, which Compass dubbed the "Private Exclusive" route, essentially creates a walled garden with homes that can't be found anywhere else. Compass drives traffic to its website, collects a commission from both sides of the deal, and can lure both agents and clients by offering access to its inventory. Private exclusives have become a key strategy for the brokerage giant: Reffkin told analysts in February that 35% of the company's active listings nationwide were only available by working with a Compass agent or visiting Compass.com.This isn't just some self-serving maneuver, either, Compass execs argue. They say sellers benefit from spurning the MLS and marketing their homes within the safe confines of the Compass network. The MLS and search portals like Zillow show how long a house has been on the market and whether the price has been slashed, data points that buyers can use to put pressure on homeowners in negotiations. The Compass website doesn't show price cuts or days on the market, theoretically allowing a seller to test their ideal price without any repercussions if they have to backtrack. And if they don't sell that way, they can always turn to the MLS and go the conventional route for maximum exposure. Compass likens this strategy to beta testing a product with a smaller audience before launch."We firmly believe that homeowners should have full control and flexibility in choosing how they market their home, period, full stop," Ashton Alexander, the head of strategy at Compass, tells me.Brian Boero, the CEO of 1000Watt, a brand and marketing agency for real estate companies, doesn't buy it. Compass, he says, is really after control. Under the existing rule, the company may be free to pursue its "Private Exclusives" strategy, but it can't, for instance, publicly market a home on its website without also contributing to the MLS."They want to make Compass.com a destination where they control the inventory publicly, and they want to have free rein to continue to expand their private listings program," Boero tells me. "So they didn't get what they wanted."Everybody loses here, in a way. Nobody's happy.Compass is far from the only large brokerage to employ this kind of strategy Coldwell Banker, for instance, has "Exclusive Look," Howard Hanna has "Find It First," and one large Keller Williams franchise, KW Go, has dubbed its offering "Private Collection." More companies have threatened to follow the lead and keep listings off the MLS if it helps them compete for agents and clients. The clear cooperation policy has always been tough to enforce, too, with the onus placed on local MLSes to keep agents in line. Some MLSes, fearing litigation, have already backed off enforcement, tacitly allowing agents to market homes however they like. This could enable private listing networks groups of typically high-achieving agents from different brokerages who share off-MLS listings among each other to flourish.NAR's decision to keep clear cooperation is a small victory for those who favor the status quo, but it will hardly end the practices fracturing the housing market. Compass hasn't ruled out the possibility of litigation over the rule, either. For now, the real estate industry is stuck in a sort of limbo. In the heart of Werksviertel-Mitte, Munich, close to the city center, the Wacker House creates a vibrant and flexible workplace in a unified building, capable of offering an exciting blend of offices, culture, entertainment, and shops. Expressed through a transparent building with a strong connection between the inside and outside, the Wacker House connects with the surrounding community in a permeable, lively, and engaging fashion. The architecture manifests itself as a large unifying grid structure, with a distinct curvy signature, inspired by the former rail tracks of the Werksviertel, that opens towards a common pedestrian zone in the area.Save this picture!Save this picture!Save this picture!Save this picture!Energetic City Space - To integrate the surrounding neighborhood, the ground level is abundant with retail opportunities, flexible office spaces, and co-working facilities, all placed in a double-height space with a public and open arcade in the centre of the building. Transparent and visible entrances to all sides amplify the building's ability to create a connection between its varied content and the surrounding city space, helping the building to become a new destination in the city.Save this picture!Save this picture!Save this picture!The upper part of the building consists of four office floors around a zig-zag configuration, where open and flexible office landscapes form inner loops around a series of external green courtyards at various heights. Internally, three cores create connectivity between the office floors and towards the base of the building.Save this picture!The courtyards contribute both in bringing the daylight into the large floor areas of the building and maximising microclimatic qualities throughout the entire massing of the building, while contributing positively to drastically reducing the heat island effect. The overall building grid is made by prefabricated elements internally and in facades, both to reduce building time and construction cost, and to add passive shading through a relief-like faade structure to the large window sections.
