WWW.FASTCOMPANY.COMWhere the housing market shift isand isnthappeningWant more housing stories from Lance LambertsResiClubin your inbox?Subscribeto the free, dailyResiClubnewsletter.Theres an ongoing shift happening in most housing markets: cooling. As strained housing affordability suppresses demand and the pandemic housing boom fades further into the rearview mirror, homes in most markets are taking longer to sell, leading to a year-over-year increase in active inventory in most housing markets. Were also starting to see a softening in home price growth in most markets. According to the Zillow Home Value Index, U.S. home prices rose just 0.3% month-over-month between June 2024 and July 2024. From a historical perspective, that increase of 0.3% is a fairly soft jump for this time of year, which is at the tail end of the seasonally strong reporting window. Historically speaking, June to July has averaged a +0.9% month-over-month increase since 2000.This ongoing housing market shift is regionally concentrated. Some regional housing markets in states such as Texas, Florida, Arizona, and Louisiana, where inventory has risen above pre-pandemic 2019 levels, are experiencing mild home price corrections. During the seasonally strong spring period, many of these markets in correction mode were showing very low or flat price increases. However, now that were past the seasonally strong period, some of those Southwest and Southeast markets are beginning to post outright month-over-month declines.Markets that experience a negative month-over-month decline between the seasonally stronger June-to-July window typically see further declines from August to December.Meanwhile, tight resale markets in places like Southern California, the Northeast, and the Midwestwhere prices are still up year-over-yearare holding steady. While these stable markets are likely done posting month-over-month price gains for the 2024 calendar year, theyre not in correction mode yet and will likely see mild price increases next spring, assuming no major changes occur. As month-over-month U.S. home price growth softens, so is year-over-year growth. According to the Zillow Home Value Index, U.S. home prices are up 2.8% year-over-year between July 2023 and July 2024.By the end of 2024, Zillow expects year-over-year national home price growth to decelerate to 1.8%. By July of 2025, Zillow economists are forecasting national year-over-year home price growth to be just 0.9%.The interactive map below shows how home prices across the country have shifted compared to last year.Certain markets, especially in the Northeast and Midwest, experienced home price growth over the past 12 months that exceeds the label "modest." Meanwhile, home prices in specific areas in Texas, Louisiana, Mississippi, Florida, and the Mountain West have softened or even declined over the past year.0 Kommentare 0 Anteile 200 Ansichten

WWW.DEZEEN.COMEight interiors that are stepped up by the addition of laddersOur latest lookbook focuses on kitchens and living rooms that are elevated by their inclusion of ladders. In contemporary interior design, ladders can be specified as an alternative to staircases due to their space-efficient nature, their ability to be moved to access different areas and the sense of playfulness they foster.Old ladders also have a place in modern interiors their statuesque nature occasionally sees them used as a sculptural focal point or accessory in interior styling. This is the latest in our lookbooks series, which provides visual inspiration from Dezeen's archive. WWW.CORE77.COMNice, Functional Design Details in Grovemade's Handsome Standing DeskThese days, most desks and standing desks are just a slab with legs. For some reason that's become the modern style, even though we now have more peripherals and desk-borne gadgets than ever. In contrast, Grovemade's standing desk features a massive, useful full-width drawer that can swallow plenty. The designers have paid attention to detail. The drawer is compartmentalized and, in profile, wedge-shaped; it makes sense to have the front of the drawer shallower, as that's where you tend to store things that don't require depth, like writing utensils. The back of the drawer is deep enough to hold larger items. Because the drawer is ventilated, you can leave your laptop in the drawer, even as it's plugged in and running the external monitor. A nice use of materials: The front of the drawer is lined in cork, and the back of the drawer is lined in Merino wool. Another nice design detail is that the cable management is invisible, yet accessible from the front of the desk. "Usually, cord management starts by dragging your desk out from the wall," the company writes. "Then, you either build a precise conduit and zip-tie pice de rsistance that you never touch again, or you take a 'tuck and roll' approach, where cords are smuggled as far out of sight as possible as quickly as possible. We built something better." A panel drops down and provides access to the desk's built-in surge protector, which also offers USB-A and USB-C ports. The desk is available in solid wood, your choice of Walnut, Oak or Maple, for $2,900. You can also step down to plywood veneered in either of those woods, which drops the price to $2,200.0 Kommentare 0 Anteile 220 Ansichten

WWW.YANKODESIGN.COMYamaha Outdoor Tools concept brings a fusion of music, metal, and fire to your adventuresYamaha is a name that can mean two different things to different people. On the one hand, you have the famed maker of musical instruments. On the other hand, you also have Yamaha Motors which imprints the brand on motorcycles. Their products might be unrelated, but the two Yamahas share a similar spirit and passion for good design. Not a few concepts have come out from trying to bring these two different worlds together, resulting in novelties that delight and, in some cases, even become useful products. This collection of outdoor tools could have the same effect, highlighting the spirit of outdoor adventure and commitment to craftsmanship that both Yamaha companies embody.Designer: Kazuya WashioWhen camping outdoors, one of the most important tools you need is fire, whether its for keeping warm or, more importantly, cooking food. Theres no shortage of bonfire and grill products available in the market today, but the majority of them seem to be content focusing on utility alone. The Yamaha Outdoor Tools concept, however, doesnt forget that aesthetics and fun are just as important, adding flavor to the experience and making it even more memorable. The Bon-Burner, for example, is nothing more than five metal sticks joined at different angles to create the semblance of sticks of firewood lying against each other. This form isnt just for looks, though, as the top formation functions as a trivet for holding pots and kettles. The metal bars can be easily folded or detached, making transport a walk in the park, or in this case, the campsite. The Bon-Player is a twist on the typical gas stove that is like an amalgamation of a metallic vinyl record and the experience of throttling the engine of a motorbike. You turn the metal disc to control the radius of the fire, represented by concentric rings radiating from the center, and you push it down to increase the intensity of the flame. It is a more involved and more interactive way to control the fire, better than simply turning a boring old knob.Bon-Grill takes that turntable metaphor even further with a rectangular box that lets you choose the appearance of your grill marks. You simply switch between different mesh jackets, just like you switch record sleeves, to select the best grill marks that will bring out the best taste from your food. Plus, it makes the steaks and veggies look fun as well! The Bon-Flame outdoor heater is probably the most beautiful and most poetic of the set. A bimetallic sheet changes shape with the heat, opening up like a flower and providing both heat and an enchanting visual representation of that warmth. Unfortunately, all these are just concepts at this point, but hopefully, Yamaha will pick them up and turn them into actual products that we can bring to our outdoor adventures someday. The post Yamaha Outdoor Tools concept brings a fusion of music, metal, and fire to your adventures first appeared on Yanko Design.0 Kommentare 0 Anteile 206 Ansichten
