• Property group urges Reeves to fund new approach at Building Safety Regulator
    www.bdonline.co.uk
British Property Federation calls for next months spending review to include additional resource for safety regulatoramid spate of high-rise delaysThe British Property Federation (BPF) has called for a new approach on resourcing at the Building Safety Regulator (BSR) after it emerged high-rise residential schemes were facing delays of up to two years.Rachel Reeves delivering a speech on stimulating economic growth last monthBuilding Designreported last week that delays in handling applications for so-called higher risk housing schemes taller than 18 metres were caused largely by an outsourcing model adopted by the BSR, which does not employ its own in-house technical staff. This is understood to be slowing down approvals needed for schemes to start construction due to a lack of spare capacity in the private sector and local authority building control, with BSR head of operations, planning and building control Andrew Moore admitting the approach isnt working as wed hoped. The BPF is now calling for chancellor Rachel Reeves to provide additional resource for the regulator at next months spending review to enable held up projects to move forward, warning the backlog of applications is running counter to the urgent need for new homes.> Also read:What the delays at the Building Safety Regulator mean for high-rise developmentIt said delays of between 18 and 24 months are saddling investors who no longer have an economic interest in a building with unnecessary legal commitments and is preventing new owners from taking full control of a building and making productive use of it.The body has calculated that legal teams are currently spending 12,000 working days each year chasing applications, while some schemes are being abandoned altogether.BPFchief executive Melanie Leech said the governments reforms to the planning system will not deliver homes, infrastructure and growth unless the regulatory and planning system is made more efficient and adequately resourced. She added: To unlock the billions of pounds of investment needed to build more homes, employment spaces, infrastructure and to support improvements in key public services such as the NHS, we need the Government to create a supportive fiscal and regulatory environment that will give the real estate sector the confidence to take long-term investment decisions. That requires a new smarter approach to regulation and ensuring that it is properly resourced. The BPF is also urging the government to fund more than 300 planning officers, the number which ministers had promised in last years autumn budget as part of a drive to speed up planning approvals. It is also calling for a 10-year rent settlement to support private investment in affordable residential schemes over the next five years, and for stamp duty relief for multiple dwellings to be reinstated. The Treasury has said the spring spending review will take place on 26 March.

Balfour Beatty, Vinci and Systra joint venture finish work on basement slab larger than six football pitchesHow the Wilkinson-Eyre designed station will look when completeThe station will include six underground platforms for HS2 and eight surface level platforms to connect to other networks including the Elizabeth LineTeams poured more than 76,000 cubic metres of concrete to construct the basement slab1/5show captionA joint venture between Balfour Beatty, Vinci and Systra (BBVS) has completed the foundations of the HS2 station at Old Oak Common in west London.Teams have finished work building the 850m-long basement slab at the Wilkinson Eyre-designed station, which will house six subterranean platforms for high speed trains. It marks a significant milestone for the site, which will be the lines southern terminus until work restarts on its central London station at Euston. When complete, Old Oak Common will be one of the best connected stations in the UK, linking with the HS2 network to the West Midlands with its underground platforms, while eight further surface level platforms will link to the Elizabeth Line, the Great Western Railway and the Heathrow Express.Teams have poured 76,000 cubic metres of concrete and used 17,000 tonnes of reinforced steel since April 2023 to construct a slab nearly two metres thick at its deepest point and covering 45,000 sq m, which is larger than six football pitches.Teams poured more than 76,000 cubic metres of concrete to construct the basement slabThis has taken 91 concrete pours, each measuring between 600 sq m and 1,000 sq m, with up to 50 steel fixers and 20 joiners working on site at peak construction.Work to complete the excavation of the stations box was completed last summer with subcontractor Expanded removing 1,3 million tonnes of London clay.To create the base slab, the team installed blinding and layers of shingle for drainage beneath a matt layer. Then a 1.85 metre high reinforcement layer was installed, with the team fixing the steel by hand before concrete was poured to compete the slab. The next stages of the project include building the high speed platforms, completing the ground floor level above and then constructing the stations superstructure.Tunneling work to connect the station to the HS2 network is being carried out by a Skanska Costain Strabag joint venture.

  • NASA Is Hosting a Twitch Stream From Space This Week: How to Watch
    www.cnet.com
Most of us will never get to go to space, but this week you'll at least have the chance to chat with someone who's up there right now. NASA has announced a first-of-its-kind Twitch stream where astronauts from the International Space Station will engage with viewers live on the platform. The stream is planned for Wednesday, Feb. 12, at 11:45 a.m. ET (8:45 a.m. PT) on NASA'sofficial Twitch channel. The event will feature NASA astronaut Don Pettit, who joined the ISS crew back in September as part of the Expedition 72 launch. Pettit is known to manyfor the amazing space photos he regularly posts on social media. He'll be joined by NASA astronaut Matt Dominick, who's currently on Earth after returning with Crew-8 in Octoberafter being delayed by Hurricane Milton. Dominick has also taken some showstopping pictures from the ISS.Read more: Astronaut Suni Williams Sets Record on Spacewalk Outside ISSThe two will hang out on Twitch chat and discuss things like daily life on the ISS and what it's like to conduct research in microgravity. They will also talk about how ordinary citizens can engage with NASA, including citizen science projects and programs across the STEM field."This Twitch event from space is the first of many," Brittany Brown, a communications director at NASA, said in a blog post. "We spoke with digital creators at TwitchCon about their desire for streams designed with their communities in mind, and we listened. In addition to our spacewalks, launches, and landings, we'll host more Twitch-exclusive streams like this one. Twitch is one of the many digital platforms we use to reach new audiences and get them excited about all things space."Where to watch the NASA Twitch stream Upgrade your inbox Get cnet insider From talking fridges to iPhones, our experts are here to help make the world a little less complicated. To watch the stream, simply head to NASA's Twitch channel at 11:45 a.m. ET on Feb. 12. The stream will act like any other Twitch stream where you can chat and watch, except this time it'll be with someone who is 250 miles above the Earth's surface.Twitch chats can be volatile on occasion, so hopefully, NASA packed enough moderators in case things get rowdy. Not NASA's first Twitch streamThis isn't NASA's first jaunt on the Amazon-owned Twitch from outside the confines of Earth's atmosphere. The agency has streamed space walks on Twitch and its own NASA+ platform in the past. However, this will be the first stream where people in the chat have a chance to engage with astronauts, ask questions and otherwise interact with people in space. Prior streams were mostly view-only.

  • Don't Sleep on CD Rates as High as 4.65% APY. Today's CD Rates, Feb. 10, 2025
    www.cnet.com
Key takeaways You can earn up to 4.65% APY with today's top CDs.Though rates have slipped from all-time highs, CDs still offer reliable returns.Lock in your APY now to protect your savings from future rate drops. Certificates of deposit offer the stability of reliable earnings, but you should always shop around for the best rates. The best CDs we track offer annual percentage yields, or APYs, up to 4.65%.After cutting interest rates three times last year, the Federal Reserve left the federal funds rate alone in January. CD rates have remained steady since then, but that might not last. By opening a CD today, you can lock in a good rate regardless of where rates end up later in the year. Here are some of the highest CD rates and how much you could earn by depositing $5,000.Today's best CD rates Term Highest APY*BankEstimated earnings6 months 4.65%CommunityWide Federal Credit Union$114.931 year 4.45%CommunityWide Federal Credit Union$222.503 years 4.15%America First Credit Union$648.695 years 4.25%America First Credit Union$1,156.73 Experts recommend comparing rates before opening a CD account to get the best APY possible. Enter your information below to get CNET's partners' best rate for your area. How the Fed affects CD ratesThe Federal Open Market Committee meets eight times a year to set the federal funds rate based on the health of the US economy. The Fed may raise interest rates to try to slow down inflation or lower them to stimulate spending. After cutting interest rates in 2024, the Fed paused any moves at its January meeting amid signs that inflation was inching back up again. While the Fed doesn't directly set CD rates, banks generally set APYs according to the federal funds rate. CDs offer a fixed rate for a set period of time, so locking in a higher rate now can help protect your earnings if the Fed decides to lower interest rates in the coming months. But it only makes sense to lock in a rate when you know you won't need access to the money. Otherwise, if you have to cash out the CD before it matures, you could be hit with early withdrawal fees."Going with the highest APY makes a lot of sense, although you'll want to make sure you pick a maturity date that aligns with your situation," said Keith Spencer, CFP, founder and financial planner at Spencer Financial Planning. You can earn up to 5% APY on the best high-yield savings accounts. To find the right CD for you, weigh these things, too:When you'll need your money: Early withdrawal penalties on CDs can eat into your interest earnings if you need your money before the term ends, so choose a timeline that makes sense. Alternatively, you can select a no-penalty CD, although the APY may not be as high as you'd get with a traditional CD of the same term.Minimum deposit requirement: Some CDs require a minimum deposit to open an account, typically $500 to $1,000. Knowing how much money you have to set aside can help you narrow your options.Fees: Maintenance and other fees can cut into your savings. Many online banks don't charge fees because they have lower overhead costs than banks with physical branches. Read the fine print for any account you're evaluating.Safety and security: Make sure the bank or credit union you're considering is an FDIC or NCUA member so your money is protected if the bank fails.Customer ratings and reviews: Visit sites like Trustpilot to see what customers are saying about the bank. You want a bank that's responsive, professional and easy to work with.MethodologyCNET reviews CD rates based on the latest APY information from issuer websites. • Men Are More Prepared for Fatherhood Than We Think
    www.scientificamerican.com
OpinionFebruary 10, 20255 min readMen Are More Prepared for Fatherhood Than We ThinkIn many cultures, men are not involved with hands-on childcare. But biology tells us we are perfectly capable of doing soBy James K. Rilling edited by Megha Satyanarayana Cavan Images/Getty ImagesI like to tell my undergraduates that hormones predispose organisms, including people, to shift their energy among different life goals. When we become parents, hormones help redirect energy from mating to parenting. That being said, most male mammals dont get involved in parenting, but there are some important exceptions. For humans, we know that women experience significant hormonal changes during pregnancy and while breastfeeding that help them bond with their infants. But what about men? Across human cultures and throughout history there have been many societies in which men typically have little or no involvement in caring for infants or even children, including, at times, our own. Does this mean that childcare is unnatural for men? Are we not equipped for it?Growing numbers of gay fathers, single fathers and stay-at-home fathers who take on the primary caregiving role tell us otherwise. And new research shows that men experience similar, if less pronounced, hormonal changes as women that may prepare them for fatherhood. I go into detail about this in my book Father Nature: The Science of Paternal Potential. Mens potential for caregiving is an ancient capacity that has evolved by natural selection. We clearly can do this. We just need to tap into it.On supporting science journalismIf you're enjoying this article, consider supporting our award-winning journalism by subscribing. By purchasing a subscription you are helping to ensure the future of impactful stories about the discoveries and ideas shaping our world today.Birds provide us with a lot of good parenting insights: most male birds both feed and protect their young, making them an excellent model for studying the biology of fatherhood. During the breeding season, birds have high levels of testosterone, and they fight with other males to secure territories that will attract female mates. But then, once the eggs have hatched, they switch to parent mode; they stop mating and begin to care for their young. As they do this, testosterone levels drop. Testosterone is keywhen scientists implanted male birds who had become parents with extra testosterone, they started to act like they were in mating mode again, aggressively expanding their territory and spending less time feeding their chicks. This and other evidence suggests that testosterone drives males to invest more energy in mating and less in parenting.Does testosterone do the same thing in people? Well, studies show that testosterone rises in young heterosexual men when they merely talk with young women they arent related to. And we know that men who report more lifetime sexual partners tend to have higher testosterone levels than those reporting fewer partners. Moreover, one study showed that young, single men with higher testosterone levels were more likely to become partnered fathers over the ensuing four years, suggesting that they achieved greater mating success. All of this is consistent with the idea that testosterone promotes mating effort in human males. And just as in male birds, testosterone levels decrease when men become involved fathers. While we dont like the idea of experimenting with new dads by injecting them with extra testosterone to see if their parenting deteriorates, there are some revealing connections between testosterone and parenting. For example, among new fathers, those with lower levels of testosterone tend to pay more attention to their infant, be more responsive to their infant, express more sympathy for infant crying, and get more involved in the day-to-day care of the infant. We dont know yet what causes these changes in testosterone, but they seem to be more pronounced in men who are more engaged parents. Mens hormones could be responding to cues from their infant so that men who spend more time with their infant show larger declines. Or it could be that testosterone decreases occur earlier in the transition to fatherhood, reflecting a mans psychological preparation for parenthood, and predicting his future engagement. If testosterone interferes with some aspects of parental care, the hormone oxytocin seems to do the opposite. We tend to think of oxytocin as a maternal hormone, and for good reason. It is involved in both childbirth and breastfeeding, and it facilitates mother-infant bonding. But there is now emerging evidence that oxytocin is also involved in father-infant bonding. Although the amount of research is limited, some studies find that fathers of young children have higher levels oxytocin than men who are not fathers. Among fathers, men with more oxytocin in their blood tend to physically stimulate their infants more, for example, by playfully poking them, moving them around in space, or bouncing them on their knee.Better evidence for oxytocin effects on paternal behavior comes from experiments where scientists give new fathers extra oxytocin through their nose, so it can reach their brains, and look at how it affects their parenting. Intranasal oxytocin makes fathers more likely to touch their infants, to reciprocate their infants facial expressions and vocalizations, and to engage them in sensitive and challenging play. At the same time, oxytocin also appears to support connecting with their partner. After receiving intranasal oxytocin, men report finding their female partner more attractive, and couples exhibit better verbal and nonverbal communication when discussing difficult topics. In one remarkable, experiment, men treated with oxytocin kept more distance between themselves and an attractive female confederate, but only if the men were partnered. The interpretation offered was that oxytocin is protecting the pair-bond from outside temptations that may lead men astray.Of course, then, oxytocin must act in the brain in order to influence paternal behavior. And as with birds and testosterone, mandarin voles, one of the few mammals in which males help raise their offspring, offer some hints about what might be happening in humans. When male voles become parents, their brain actually changes, as if preparing them for their new role. Brain cells in an ancient part of the brain called the medial preoptic area sprout more oxytocin receptors, increasing their sensitivity to the hormone. This in turn, activates a dopamine center that rewards that dad for caring for his young. We think something similar may be happening in men. Childrens charms reach into our brains and activate this system so that we find them rewarding and want to take care of them.We know that infants who have warm and caring parents do better in the long run. Yet our culture tends to downplay the role of men as caregivers. But science tells us that men are biologically prepared to be parents. So, embrace it. • Coffee Boosts Beneficial Gut Bacterium
    www.scientificamerican.com
February 10, 20252 min readCoffee Boosts Beneficial Gut BacteriumResearchers found a strong connection between coffee and the gut microbiomeBy Maggie Chen edited by Sarah Lewin Frasier Paul Taylor/Getty ImagesThe thought of a steaming cup of coffee helps to pull many people worldwide out of bed in the morning. Scientists have consistently linked this ubiquitous drink to lowered risks for maladies such as heart disease, colon cancer and type 2 diabetes. But its effects on the gut microbiomethe intestinal bacterial population thought to help mediate between diet and healthare largely unknown. In the largest-ever study on the relation between coffee and the gut microbiome, published recently in Nature Microbiology, researchers looked at fecal DNA from more than 20,000 participants who tracked their daily coffee consumption. The scientists found that regular coffee drinking was linked to the growth of a specific gut bacterium called Lawsonibacter asaccharolyticus. For this, you really need these large dataset approaches that havent been possible until recently, says Peter Belenky, a microbiologist at Brown University who was not affiliated with the study.L. asaccharolyticus, which was first described in 2018, is a relatively understudied bacterium known to produce butyrate, a marker of adequate gut fermentation that indicates proper digestion and nutrient absorption. We dont know too much about this bug, Belenky says, but we can place it as likely a fairly good bacterium. On supporting science journalismIf you're enjoying this article, consider supporting our award-winning journalism by subscribing. By purchasing a subscription you are helping to ensure the future of impactful stories about the discoveries and ideas shaping our world today.Studies on diet and the microbiome typically link multiple bacterial species to a specific dietary factor or vice versa. In this one, the researchers discovered that coffee drinking correlated with an increase in several bacterial species, but the correlation with L. asaccharolyticus growth was by far the strongest, even with decaffeinated coffee. And feeding coffee to L. asaccharolyticus growing on petri dishes made the microbes grow faster. Its very unique that we found this very strong, very distinct one-to-one match, says Harvard University epidemiologist Mingyang Song, a co-senior author on the study. To find out what this bug might be doing in the gut, the team looked at the metabolites from a few hundred study participants blood. They found that an increase in quinic acid, part of a subgroup of polyphenols (antioxidants that can, in the right context, reduce inflammation), was strongly associated with L. asaccharolyticus growth. So was hippurate, a compound whose levels indicate greater microbial diversity and therefore better gut health.Given these results, the scientists are now trying to link these bacteria and the related metabolites to health outcomes, Song says. That can tell us whether the bacteria are really mediating the health benefits of coffee.Analyzing these gigantic population-based datasets is an effective strategy to parse out specific relations between things we ingest and the bugs in our gut. Maybe this will open up a more extensive approach to food research, Belenky says.

The series has more recently taken on its Japanese name Like a Dragon. After last year's celebrated Infinite Wealth, which had the series' most successful launch on Steam and hit 1m sales in its first week, Like a Dragon: Pirate Yakuza in Hawaii is set to launch later this month on 21st February. It'll receive a welcome New Game Plus mode in a free post-launch update.
