  • Real Estate Experts Say the Market Will Change Dramatically This Year

    It seems that 2025 has already been...well, a lot. And if you're thinking about buying property this year, the plot only thickens: Many states are enacting new real estate laws that will likely play a major role in how dwellers approach buying, selling, and even renting. While the news of changes isn't exactly shocking, as President Donald Trump planned to eliminate "unnecessary" regulations shortly after winning the 2024 election, you'll want to know how they affect you. "A new administration always has an impact on the confidence or lack thereof that people have in the real estate market and their timing of when you buy or sell," says McKenzie Ryan, real estate agent and founder of her eponymous team at Douglas Elliman. "Right now, there is naturally an air of uncertainty as we wait to understand what Trumps priorities are that may impact real estate before making any big moves." However, Ryan says that the current state of the real estate market didn't just start with the new year or the new administration. "It has been a long journey of uncertainty since 2020," she reasoned. So what changes can we expect for the rest of 2025? While the bill could once be restricted by vague terms and standards, an amendment clarifies that Senate Bill 9 projects can only be denied if they pose a public health or safety threat to tenants. Meanwhile, on the East Coast, amendments made to the City of Yes for Housing Opportunity initiative in New York City will make it easier to turn commercial buildings into residential spaces. Homeowners should also expect to see the rise of accessory dwelling units, or ADUs. Not only have states like Arizona and Nebraska established new regulations that allow ADUs on residential lots, but lawmakers in Texas are also trying to overturn ordinances that have limited or prohibited the use of ADUs. Between the rise of multifamily properties and ADUs, it may become easier to find more affordable options. According to Ryan, regulations like the Fair Chance Housing Act in New York City will make 2025 a solid year to rent, too. "With this new act, landlords are limited in their ability to consider an applicant's criminal history, and they are only allowed to conduct a criminal background check after an offer of housing has been made," she explains. Not only can this new ordinance make it possible for landlords to cultivate a dynamic, diverse neighborhood, but it may also affect real estate investors who rent out their properties. "They will need to comply with these new regulations which may impact their decision to rent or influence how they manage rental properties overall," Ryan addsAnother win for renters? Thanks to the FARE Act in New York City, landlords will not be able to pass brokerage fees onto potential tenants. If authorities fail to do so expediently, the lawyer said that he would seek a court order to force the issue.Just a month prior to his body being found in his apartment, the New York Times published a bold claim from the former OpenAI employee: that the company was, in spite of its half-baked insistence to the contrary, using "enormous amounts" of copyrighted materials without permission to train its models. Balaji knew this because he'd help gather said data before ChatGPT was released in November 2022.Since Balaji's death, the young tech genius' parents have fought for answers, and said they've been met with resistance from SFPD. Police told Ramarao that she couldn't see her son's body because the bullet that killed him had "destroyed" his face,she said but when independent pathologist Joseph Cohen examined the body, he discovered that that claim appeared to be false.During that second autopsy, Cohen deduced that the downward and slightly left-to-right trajectory of the single bullet that penetrated Balaji's brainstem would have been unusual for a suicide. He also found a contusion on the back of the young man's head, suggesting, per the suit, that he may have been struck before being shot.Thus far, authorities in San Francisco have been tight-lipped about the case because it's still open. According to a source with direct knowledge who spoke toFortune magazine, however, that silence may soon end when police and the city medical examiner's officerelease letters with "detailed facts" that provide more evidence that the young man killed himself.Throughout this debacle, Balaji's family hasn't pointed fingers at OpenAI or anyone else. In Riches, the will reading goes in an unexpected direction, leading Stephen Richard's two sets of children to vie for control of his business. You'll glide through the stylish first season, which includes Ted Lasso Emmy nominee Sarah Niles. Amazon Studios The English (2022) Gripping Western drama series The English stars Emily Blunt and Chaske Spencer as an unlikely duo traveling across a treacherous landscape. The first episode of the miniseries presents some terrible characters and reveals a bit of what motivates both protagonists -- Blunt's aristocratic Englishwoman and Spencer's Pawnee ex-cavalry scout -- to continue in the face of danger. Claire Foy, of Netflix's The Crown, and WandaVision's Paul Bettany star. Ali Goldstein/Amazon Studios As We See It (2022) A newer entry to Prime Video, As We See It earns a spot among its best shows. Starring three actors who identify as autistic, this sincere series follows young adults on the autism spectrum as they navigate jobs, make friends and find love. Neurotypical actors usually play autistic characters on screen, so the casting sets this one apart. It's also heartfelt, funny and poignant, with well-rounded characters you'll want to root for. I could let the show's glowing Metacritic score speak for itself -- but whatever convinces you, this needs to be your next watch. Prime Video The Underground Railroad (2021) Sublime filmmaker Barry Jenkins (Moonlight) takes on adapting Colson Whitehead's novel The Underground Railroad into a powerful 10-episode series. Set in the southern US during the 1800s, the fictional story follows Blacks attempting to escape from slavery via a network of hidden tracks and tunnels. Tapping magical realism and a superb cast including Thuso Mbedu and William Jackson Harper, The Underground Railroad is an emotional and chilling triumph. Sci-fi Prime Video Fallout (2024- ) Prime Video's video game adaptation is an entertaining postapocalyptic adventure you shouldn't leave sitting in a vault. The series follows three different characters occupying the same wasteland. One is Lucy (Ella Purnell), who wanders in search of her kidnapped father and feels the need to invoke the Golden Rule to a cruel post-human Ghoul (Walton Goggins). Meanwhile, an eager Maximus (Aaron Moten) gets his big break as a squire in the Brotherhood of Steel. It's an unpredictable series with humor and gore. Don't let long episode runtimes deter you from exploring Fallout. Prime Video The Second Best Hospital in the Galaxy (2024- ) A wacky, stellar adult animated comedy about exceptional alien surgeons, the Second Best Hospital in the Galaxy follows best friends Dr. Sleech and Dr. Klak (voiced by Stephanie Hsu and Keke Palmer) as they perform daily duties like treating a patient usingan anxiety-eating parasite (that's just episode 1). The series' out-of-this-world voice cast also features Maya Rudolph, Natasha Lyonne and all five Culkin brothers. Prime Video Paper Girls (2022) The first episode of Paper Girls, a sci-fi TV series based on popular comics by Brian K. Vaughan and Cliff Chiang, brings together four kids riding bikes on their paper delivery routes in 1988. That may sound like a sci-fi-er you've binged already, (yep, Netflix's hit Stranger Things), Prime Video's show stands on its own. Follow along as the girls travel through time, navigate powerful adversaries and learn more about themselves. Another reason to watch? Comedian Ali Wong is also part of the cast. Amazon Studios The Expanse (2015-2022) Amazon rescued The Expanse from the realm of canceled TV, bringing us up to six seasons. Thank goodness it did, because The Expanse is smart sci-fi with realistic characters, high production values and a dash of detective noir. Set in a future where humanity has colonized the Solar System, a conspiracy threatens to start a cold war between the largest powers. A band of antiheroes find themselves at the center. Look forward to more space western themes in the consistently excellent later seasons. Thriller Prime Video The Devil's Hour (2022- ) The Devil's Hour sets up an intriguing mystery: Why is a woman, Lucy, waking up at 3:33 a.m. each night, and why does her 8-year-old son, Isaac, seem oddly emotionless? Starring Jessica Raine (Call the Midwife) as Lucy, Nikesh Patel (Starstruck) as a kind detective and Peter Capaldi (Doctor Who) as a suspicious character, the Devil's Hour is a twisty series that eventually delivers satisfying answers. A bonus? A third and final season is on the way. Niko Tavernise/Prime Video Dead Ringers (2023) Oscar winner Rachel Weisz plays not one, but two main characters in Dead Ringers, Prime Video's version of David Cronenberg's 1988 psychological thriller. The darkly comedic series follows identical twin doctors pursuing their goal of opening a birthing and research center. Spend some time with these unconventional sisters, you'll want to see the whole thing through.

Paul Chinn/The San Francisco Chronicle via Getty ImagesCLIMATEWIRE | The Trump administration is looking to halve the NOAA workforce, say two former officials of the agency, a member of Congress and a congressional staff member.The draconian cut, they say which would reduce the number of NOAA employees from about 12,000 to 6,000 threatens to cripple an agency that provides climate and weather information across the U.S. economy."The goal is to just crush [it] with a hammer, hard blows, and shrink that federal workforce," said Craig McLean, who served as the assistant administrator of NOAA Research until he retired in 2022 after a 40-year career at the agency. NOAA also is one of the worlds leading climate science agencies, which has long made it a target for conservatives and the fossil fuel industry.The changes under consideration suggest the Trump team may be following the Project 2025 conservative policy proposal for NOAA. The document, written as a playbook for a second Trump administration, calls for NOAA to be broken up and downsized largely because of its climate change research.The looming cuts to NOAA's workforce are being communicated to agency staff verbally, say congressional sources and former NOAA officials. That's intended to avoid putting it in a written memo or email that can be leaked.But the officials cautioned that while the proposal to halve the workforce has been discussed it also could be an intimidation tactic to pressure more employees to take up the administration's offer to resign early, which expires Monday.The proposal also calls for a 30 percent reduction in NOAA's budget.McLean said mass cuts at the agency would have a ripple effect across the U.S. economy.NOAA conducts ground-breaking climate research but it also provides invaluable information to a variety of U.S. business interests, he said. McLean said NOAA's products benefit the finance community, the reinsurers, real estate, transportation, agriculture and all these different industries. It also helps the oil and gas sector.Losing that data or even compromising it because of staff shortages would be devastating, he said.The products that NOAA generates are not just so that I know whether my tractor is going to get wet tomorrow and I got to cover it before I plow the field, but what should I be planting next year, and what is this coming season going to do for me, he said. All that stuff is all based on NOAA outlooks, forecasts, oceanography and atmospheric sciences.McLean was demoted from his position as acting chief scientist at NOAA in the first Trump administration after he launched an investigation into senior NOAA officials following the "Sharpiegate" scandal. That legal battle is still winding its way through the courts, though it's unlikely the Trump administration will continue to support the suit.NOAA also has repeatedly debunked Trumps false claim that whales were dying as a result of the installation of offshore wind turbines.The desire to carve up NOAA as outlined in Project 2025 isn't shared across Trump world. NOAA is part of the Commerce Department, and Howard Lutnick, Trump's pick to head the department, pledged during his confirmation hearing not to break up the agency.Neither the White House nor NOAA officials responded to a request for comment.On Friday, House Natural Resources ranking member Jared Huffman (D-Calif.) called for an investigation into what he described as the "illegal actions" of the so-called Department of Government Efficiency, a quasi-official auditing team being run by Trump ally and tech mogul Elon Musk. In particular, he called for a probe into any plans to cut staffing levels in half.DOGE representatives have fanned across the federal government in an effort to identify fraud and waste, or programs that don't align with the priorities of the new Trump administration. The group in particular has targeted programs that promote diversity, equity and inclusion.DOGE officials last week visited NOAA headquarters in Silver Spring, Maryland. DOGE officials did not respond to a request for comment.In addition to his calls for a broader probe into DOGE, Huffman wants an examination of the potential conflicts of interest between Elon Musks companies, including SpaceX and Starlink, and the mission and activities of NOAA.SpaceX launched a NOAA weather and climate satellite in June.The Trump administration is deploying a multipronged approach to remove as many federal employees as possible. Last week, the Office of Personnel and Management issued a memo that requires every agency to submit a list of all employees who received less than a 'fully successful' performance rating in the past three years.Career officials at multiple agencies, including NOAA, now are being targeted as part of a broader plan to root out those who are harder to fire because of government and union protections.Its part of the Project 2025 conservative policy playbook that created a new classification for federal employees known as Schedule F, which makes it easier for them to be dismissed and replaced by those loyal to Trump.Project 2025 may offer a road map to the administrations plans for NOAA. It called for NOAA to be dismantled and said the preponderance of its climate-change research should be disbanded.Under the plan, National Weather Service data would be commercialized. The National Hurricane Center, which tracks the effects of climate change on extreme storms, would be forced to issue reports that are presented neutrally, without adjustments intended to support any one side in the climate debate.Already, some NOAA scientific studies have been canceled and staff who worked on diversity, equity and inclusion have been put on leave. DOGE members have been connected to internal systems and are likely monitoring communications within the agency, said Andrew Rosenberg, who served as a senior official at NOAA during the Clinton administration.The speed in which NOAA is now being threatened means that critical services are at risk of going offline, he said. And key employees could be fired before there's time to challenge the legality of such a move.The Musk approach is, Hey, I'll break it and if somebody says afterwards you shouldn't have broken that, I'll say, oops, Rosenberg said.     Ex-Sega studio Relic outlines future plans following last year's splitIncludes smaller-scope games and 're-imagined classics'.Image credit: Relic Entertainment/Eurogamer News by Matt Wales News Reporter Published on Feb. 10, 2025 Relic Entertainment, the studio behind the likes of Company of Heroes and Warhammer 40,000: Dawn of War, has outlined its future plans as an independent studio - including a greater focus on smaller titles and older games - following its separation from Sega last year.Relic was founded in 1997, and become known for its work in the real-time strategy genre as the years went on. In 2013, the studio was acquired by Sega - but the companies last year announced they would be parting ways, with Relic becoming independent once more.Since then, Relic has undergone a period of downsizing, laying off 41 staff last year (a move that followed a major round of redundancies in 2023), but now the studio has reemerged to discuss its future plans, announcing a "bold" vision that'll see it focusing on three key areas.To see this content please enable targeting cookies. Xbox Direct - four promising games also coming to PlayStation.Watch on YouTubePart of the studio's new strategy will see it 'actively pursuing' the development of "smaller-scope, in-house games" alongside the larger, more complex strategy titles it's known for - all in order to "explore new genres and gameplay experiences".It also intends to 're-imagine classics', through the likes of re-releases, remasters, and "brand-new franchise experiences that capture the spirit of the originals while appealing to a new generation of players." That's alongside Relic's third focus: a "deepening commitment" to and "robust support" for its existing titles, starting with Company of Heroes 3.The studio has already announced a new update and new DLC for Company of Heroes 3, both launching this month. Fire & Steel, as the DLC is known, promises four new Battlegroups for multiplayer and co-op/skirmish vs. AI. There's the Heavy Weapons Battlegroup (US Forces), Terror Battlegroup (Wehrmacht), Canadian Shock Battlegroup (British Forces), and Panzerjger Kommand Battlegroup (Afrikakorps), with more to be revealed closer to release.
