    The overall design responds through its massing, articulation and detailing to two very different street conditions as well as a nearby conservation area.Its materiality is predominantly of brick with fluted concrete bays and green-grey zinc roofs, designed to reflect the grain of the existing surroundings.The building comprises two blocks one with flats and winter gardens, one with terraced houses with flats above with all dwellings being double-aspect. Private and shared amenity spaces include the winter garden balconies, which allow for all-year-round use, as well as a communal landscaped courtyard.AdvertisementArchitects viewAt planning, an earlier scheme for the same client had been dismissed on appeal prior to Belsize Architects involvement. We sought a fresh solution to the planners concerns with a proposal that, while on a similar scale, would deliver a design that fitted in with the surrounding residential buildings, at the same time improving the quality of the flats, now double aspect, and ensuring they had plenty of natural light and good ventilation. Great attention was given to the height of the building, with the top floor set well back, while still achieving the number of flats required for the scheme to be viable.We worked closely with Merton Council, and the scheme was highly praised in the design review panel. It received a green score, and was unopposed at the committee meeting. The completed scheme appears to have been appreciated by its neighbours as providing real improvement to the local area.In terms of the design, the aim was to achieve a high-quality residential development well-knitted into the existing fabric, employing innovative solutions to densify a small infill site and offering amenity space while minimising impact to neighbours. It provides light and airy dual-aspect properties of a variety of sizes, each with private amenity space,The design seeks to respond through its massing, articulation and detailing to the two very different adjacent streets and to the nearby conservation area. Two distinctive blocks seemed the right solution; a taller block, not dissimilar to the grain of the neighbouring buildings, faces Mitcham Common; while a lower block closely follows the rhythm of the adjacent existing two-storey bay window terraced houses. However, the architectural language used unifies the scheme.The gap between the blocks, with a staircase core set back but noticeable from the side street, marks the change of scale between the two blocks. The core acts as the pivot point for the two blocks and the corner design seeks to marry their different characteristics.The massing is reduced, particularly on the upper levels and as experienced from the street. The top floor is seen as a roof element; it has been set back and a pitch added to reduce its impact.To the rear, deck access walkways extend across the elevations. These are covered and partially enclosed. The access decks are separated from the rear of the building by 1m, with bridges allowing access to front doors while preserving privacy. The deck access strategy allows 100 per cent dual-aspect units.A fabric-first approach contributes to sustainability. The document does not specify what Tesla vehicles will be purchased by U.S. officials, but Musk's Cybertruck, with its militaristic design and stainless steel exterior, could be an option. After reports circulated Wednesday night of the State Department's intent to purchase Tesla vehicles, the document was edited, at 9:12 p.m., and now says the federal contract is for $400 million worth of "armored electric vehicles," but the word "Tesla" was removed. Fees will no longer be charged to access some of the chatbots advanced features based on Baidus latest AI model. They include enhanced search capabilities and conversations in multiple languages, according to the statement.In late 2023, Baidu started charging a monthly fee starting from 49.9 yuan ($6.80) for the advanced version of Ernie. The decision to go free may help Baidu grab market share in Chinas hugely competitive AI market, Shen Meng, a Beijing-based managing director of boutique investment bank Chanson & Co., says via WeChat.The Beijing-based company is one of the earliest Chinese technology giants to release a ChatGPT-like service, which according to Baidu had 430 million users as of November 2024. It has recently been eclipsed by competitors such as DeepSeek, which shocked Silicon Valley with its January release of a highly cost-effective AI model. It also lost a valuable partnership with Apple to fellow tech giant Alibaba, which was widely reported to be working with the American company on tailored AI services for iPhone users in China. Alibaba Chairman Joe Tsai confirmed the partnership on Thursday at the World Governments Summit in Dubai.Chatbots operated by Baidus competitors are mostly already free, although many charge businesses and developers to access the underlying model to build services based on it. Making its chatbot product free might help Baidu better train its AI model, as increased usage would lead to the gathering of more data, Shen says.But Charlie Chai, a Shanghai-based analyst at research firm 86Research, sounds a note of caution.We remind investors that Earnie Bot remains in a relatively defensive positionnot only significantly behind DeepSeek in daily active users (30+ million) but also trailing ByteDance's Doubao and Moonshot's Kimi, he says by WeChat. Unless Baidu's product provides exceptional services, offering free services in April may have limited impact in this regard.
