WWW.THEVERGE.COMMicrosoft expands AI features across Intel and AMD-powered Copilot Plus PCsMicrosoft is making its AI features widely available on Copilot Plus PCs equipped with Intel and AMD chips. One of the most notable of these features will be Live Captions, which translates audio to English subtitles from dozens of different languages in real time.Microsoft first started testing Live Captions on Intel and AMD devices last December, and its now available through the latest Windows 11 update. The update also includes Cocreator, an AI tool in Paint that creates an image based on a text description and what youre currently drawing. On top of that, Microsoft is also expanding access to its AI image editor and generator in the Photos app. These features were previously only available on Copilot Plus PCs with Qualcomm chips. Microsoft started testing Recall, an AI feature that takes screenshots of your activity on a Copilot Plus PC and lets you search through them, with Intel and AMD devices last year, though theres still no word when it will become widely available.Additionally, Microsoft is updating Voice Access an accessibility feature that lets people control their PC with their voice on Qualcomm-powered Copilot Plus PCs. Microsoft says Voice Access users on these devices will now be able to communicate with their PCs using more descriptive and flexible language. Its also adding the ability to translate 27 languages into Simplified Chinese. Microsoft says it plans to roll out both of these features to Intel and AMD devices in the future.0 Commentarii 0 Distribuiri

It works with compatible garage door openers and light switches, along with coffee makers, rice cookers, pet feeders, monitors, laundry machines, and other button-based gadgets. It also lets you create schedules and, when paired with a SwitchBot hub, issue voice commands via Amazon Alexa, Google Assistant, and Siri. It even supports Matter, though you will need to own the latest SwitchBot Hub 2 to take advantage of the newer smart home standard.SwitchBot Smart Switch Button Pusher$21$3030% off$21If youve ever wished you had a robot that could push a button for you, thats precisely what the SwitchBot Bot does. Its simple, smart, and works on anything with a button. Stick it on the device you want to turn on or off, and youre set.$21 at SwitchBot (with code BKLP15)$22 at Amazon (Prime exclusive)There are some caveats to bear in mind, though. You cant use the Bot on toggle switches, for one thing. Also, while the button pusher supports Bluetooth, youll have to buy a separate hub if you want to control it remotely. That said, the SwitchBot Hub Mini is currently on sale at Amazon for $27.99 ($12 off), which is worth considering.See More:0 Commentarii 0 Distribuiri

WWW.MARKTECHPOST.COMHow to Build a Prototype X-ray Judgment Tool (Open Source Medical Inference System) Using TorchXRayVision, Gradio, and PyTorchIn this tutorial, we demonstrate how to build a prototype X-ray judgment tool using open-source libraries in Google Colab. By leveraging the power of TorchXRayVision for loading pre-trained DenseNet models and Gradio for creating an interactive user interface, we show how to process and classify chest X-ray images with minimal setup. This notebook guides you through image preprocessing, model inference, and result interpretation, all designed to run seamlessly on Colab without requiring external API keys or logins. Please note that this demo is intended for educational purposes only and should not be used as a substitute for professional clinical diagnosis.!pip install torchxrayvision gradioFirst, we install the torchxrayvision library for X-ray analysis and Gradio to create an interactive interface.import torchimport torchxrayvision as xrvimport torchvision.transforms as transformsimport gradio as grWe import PyTorch for deep learning operations, TorchXRayVision for Xray analysis, torchvisions transforms for image preprocessing, and Gradio for building an interactive UI.model = xrv.models.DenseNet(weights="densenet121-res224-all")model.eval() Then, we load a pre-trained DenseNet model using the densenet121-res224-all weights and set it to evaluation mode for inference.try: pathology_labels = model.meta["labels"] print("Retrieved pathology labels from model.meta.")except Exception as e: print("Could not retrieve labels from model.meta. WWW.IGN.COMLogitech G Pro X TKL Rapid Gaming Keyboard ReviewLogitech is entering a new generation of its Pro series product line of PC peripherals, which focuses on high-performance gaming. With the Pro X TKL Rapid, we have a tenkeyless keyboard chock-full of fresh features centered around a magnetic switch technology thats new for Logitech, wedging itself among some of the best gaming keyboards available today. This comes with intricately adjustable functionality and robust RGB customization Logitech users have become accustomed to. After putting it through its paces, the Pro X TKL Rapid proves to be an impressive piece of gear that abandons most flashy aesthetics in favor of letting the keys be the star of the show.At first glance, the TKL Rapid looks like any other Logitech G series keyboard. Its a simple black rectangle with thin bezels with RGB lights shining through each key. Hovering atop the standard layout are a series of media keys and a large volume control wheel on the top right, which is quite nice to use. Because of its tenkeyless design, the TKL Rapid has a mercifully small footprint for a keyboard focused on performance, I appreciate how much it doesnt get in the way of whatever else is happening on my desk.Logitech G Pro X TKL Rapid - PhotosIts visible parts dont stand out on the black colorway, which is the model Ive been testing. For those who want a little more visual pizazz, it comes in white or pink variants as well. The keys are made of recycled ABS plastic, as is the frame, with a solid aluminum slab supporting the keyboards frame. There are certainly better quality and more stylish keycaps out there, but what comes stock is comfortable enough, if not completely unremarkable in feel at least it doesnt stand out for any bad reasons. The keys are stable on the switches, with no wiggle that Ive noticed on the keycaps. Of course, these are parts keyboard enthusiasts can swap out, and the TKL Rapid is compatible with third-party keycaps if you want to make it more unique. The TKL Rapids special sauce is under the caps in the debuting magnetic analog switches and its further enhanced by the level of customization within Logitechs robust G Hub app. The move from mechanical to analog switches to make gaming better isnt just a marketing move; it really can make a difference (as is the case in the many Hall Effect gaming keyboards weve reviewed recently). Instead of having a set actuation point built into a mechanism, analog switches can be adjusted via software and set the actuation point of each key, letting it recognize inputs at varying travel distances without having to swap out the switch. Even better, it can be changed on each individual key, allowing for incredible personalization. Logitech G Hub Software - ScreenshotsStraight out of the box, my first hours using the keyboard were troubling, but once I dialed in the right settings, the experience came together nicely. On default settings, I was initially consistently mistyping, chalking it up to getting used to the device. After a lengthy session of using the keyboard, it simply didnt feel quite right. Thats until I installed G Hub and started messing around with the actuation point of my keys. By default, the Pro X TKL Rapid is set to a 2.0mm actuation, which was a little too shallow for my typing style, especially considering the keyboards superlight 35g actuation force. Luckily, this can be shifted anywhere between the extremely light touch of 0.1mm to almost the complete depth of the key press at 4.0mm. Once I dialed in around 3.0mm, it was a revelation, and I started enjoying the keyboard a whole lot more. The more you tweak the Logitech G Pro X TKL Rapid, the more youll get from this remarkable keyboard. Its notable that while we are dealing with magnetic technology, adjusting the actuation point doesnt change the pressure needed to press a key, which doesnt take much, considering the TKL Rapid is made with competitive gaming in mind. Rather, it reads magnetic fields within the switch as the key travels and triggers at whatever distance is set for that key in G Hub. Logitech isnt a pioneer with these switches, and Hall Effect is gradually becoming the standard in high-end keyboards, but theyre utilized very well in this model and helped open my mind on whats possible with a gaming keyboard.Complementing the adjustable actuation points is Rapid Trigger, a feature that affects how far upward the key needs to ascend before it is considered to be released. If you use it, the key doesnt have to return to its default position to reset, which has had promising results while playing games. Testing the feature with Diablo IV, I was undoubtedly unleashing my abilities faster, setting the Rapid Trigger to reset at 0.5mm, with a range of 0.1mm to 2.0mm to play with. It certainly makes a difference in fast-paced games where a critically-timed button press is of the utmost importance.Looking to upgrade your mouse, too?Logitech G502 X LightspeedLogitech brings its high-performance Hero sensor to the ergonomic workhorse in the G502. Its deep grooves, solid grip, and wide base make it super comfortable and the extra buttons elevate it as a productivity workhorse.See it at AmazonCheck out our roundup of the best gaming mice! Not only can you globally set the actuation points and Rapid Trigger for the entire keyboard, but each key can be adjusted individually for both features and save profiles to be loaded for specific games when they launch. Your Overwatch 2 setting preferences are bound to be different from League of Legends or Path of Exile, and I absolutely love how I can fine-tune the TKL Rapid for each game in mind. Because there are a lot of complications with every key potentially having different activation and release points, the TKL Rapid includes a Key Priority setting. With this tool, I was able to pair two keys that may be pressed around the same time, like my Mages spells on the number row in World of Warcraft, and determine which one is more important to be the one that is accepted at that moment. There are varying options like Key Travel Priority, which chooses the key thats pressed furthest, or Absolute Priority, which will, well, choose which one key will absolutely work instead of the other. As someone who sometimes fumbles my spells in tense situations, it certainly helped clean up my casting rotation during dungeons and eliminate mistakes. But really, this is Logitech's version of SOCD input, or simultaneous opposite cardinal direction, which is a contentious feature in competitive gaming. In a shooter, this lets you counter-strafe (or jiggle strafe) without interuption which would be impossible otherwise, making you a much harder target. You can, and will, get kicked from Counter-Strike 2 matches, for example. (We found out the hard way when reviewing the Razer BlackWidow V4 Pro 75.) If you use this feature, just be mindful of the context in which you use it in.Taking the Plank to GoWhile its not the typical use case for a keyboard like this, during my time with the Pro X TKL Rapid, I took it with me on a road trip, and it traveled surprisingly well. Due to its tenkeyless design, its narrower frame fits wonderfully in my backpack. Paired with its removable USB-C cable thats slim enough to slip into an available pocket, I didnt have to worry about sacrificing critical space next to or around the keyboard. The keys are still full-sized, so theres still a consideration of how far they protrude, but Im happy to report its not at all farfetched to take the TKL Rapid on the go.Of course, being a premium product, Logitechs usual suite of features applies to the TKL Rapid. It features full RGB lighting on every key, which can be adjusted per key in G Hub. It hits just about every color in the rainbow except a clean white and some shades of purple, which both end up more blue than anything, which is slightly disappointing. Game Mode is also available, with a physical button above the first section of F keys, which disables buttons like the Windows and menu keys, which can interrupt heated matches if pressed by mistake. In addition, it provides the option to choose which other keys youd like to wipe the functionality off, leaving only your critical keys active while Game Mode is engaged. Along with key mapping and more layout profiles to flip through with G-Shift, the TKL Pro is endlessly customizable for whatever game you want to adapt to.Purchasing GuideThe Logitech G Pro X TKL Rapid is available for $169.99 from retailers such as Amazon or directly from the Logitech. While we received the black color scheme for review, it also comes in bright magenta and all-white colorway.0 Commentarii 0 Distribuiri

WWW.IGN.COMHouse of the Dragon Season 3 Adds New Faces as Production BeginsProduction on House of the Dragon Season 3 is underway, and HBO is celebrating the milestone with an updated list of new cast members. The network announced that the Targaryen-centered Game of Thrones spinoff had begun work on its third season today, revealing all of the familiar names set to make a return alongside a batch of new names, too. No release date for House of the Dragon Season 3 has been announced quite yet, but HBO says that, like Season 2, it is expected to run for eight episodes. The face of dragon queen Rhaenyra Targaryen, Emma DArcy, helped kick off day one of filming with a celebratory video for fans.DArcy will be joined by series veterans Matt Smith (Daemon Targaryen), Olivia Cooke (Alicent Hightower), Steve Toussaint (Corlys Velaryon), and more as Dragonstone and Kings Landing continue their war for the hearts of Westeros and the Iron Throne.Joining them for House of the Dragon Season 3 are newcomers Tommy Flanagan (Sons of Anarchy) as Ser Roderick Dustin and Dan Fogler (Fantastic Beasts and Where to Find Them) as Ser Torrhen Manderly. James Norton, who was previously announced as another fresh face for Season 3, has been brought onboard as Ormund Hightower.Directors for the third season include House of the Dragon familiars Clare Kilner, Andrij Parekh, and Loni Peristere, as well as Agents of S.H.I.E.L.D. and Supernatural veteran Nina Lopez-Corrado.(TOP) Dan Fogler. WWW.DENOFGEEK.COMHouse of the Dragon Season 3 Castings Point to a Bloody BattleAnother thing you might recall from season 2 is that Lord Cregan cant necessarily afford to send his youngest, best, and brightest to battle at the moment you know, with winter coming and all. Still, Lord Cregan promises that even the elder Northerners will be fierce fighters for Queen Rhaenyra. Ser Roderick is great evidence of that. Known as Roddy the Ruin, Ser Roderick Dustin is an absolute beast on the battlefield despite his advanced age. He is the general who Lord Cregan has entrusted with leading an army of 2,000 Winter Wolves to support Rhaenyras claim. Ser Roderick will eventually lead the charge into a battle known as the Butchers Ball a particularly blood event (even by Westerosi standards).Playing Ser Roderick is Tommy Flanagan, a Scottish actor best known for his role as Chibs in Sons of Anarchy and for his genre work in projects like Guardians of the Galaxy Vol. 2, Gotham, and Westworld. He also just happens to have distinctive facial scarring that will give Ser Roderick an extra dimension of badassery.Dan Fogler as Ser Torrhen ManderlySer Torrhen Manderly is a member of House Manderly, which just happens to be one of my personal favorite families from the Game of Thrones mythos. A long time ago in the Age of Heroes, House Manderly was cast out of its homestead in the Reach by King Gwayne III Gardener. They traveled the continent of Westeros, searching for a new home and ultimately being granted lands in The North by House Stark. The Manderlys gratitude for this offering has lasted for thousands of years making them one of House Starks absolute ride-or-dies. Manderly men also tend to be both very brave and very rotund, hammering home the storys themes that heroism can come in any form. Ser Torrhen is currently riding down with Ser Roderick and the Winter Wolves. He will have a major role to play in incoming battles and their subsequent diplomacy and negotiations. Playing Ser Torrhen is Dan Fogler. One of the few American actors to join the Game of Thrones universe, Fogler is best known for his roles in the Fantastic Beasts films, The Walking Dead, and for playing Francis Ford Coppola in Paramount+s The Offer. House of the Dragon season 3 does not yet have a release date but has been confirmed to contain eight episodes.0 Commentarii 0 Distribuiri

WWW.ELLEDECOR.COMYou Dont Have to Hate Glass Blocks AnymoreEvery item on this page was chosen by an ELLE Decor editor. We may earn commission on some of the items you choose to buy. Before they became universally reviled, glass bricks were everywhere. Shower walls were glass brick. Small windows were glass brick, so were bars. Through their bubbled double walls, light played. Neon was usually involved. To this day theyre everywhere in Pittsburgh (before it was a steel town, writes Jakob Lazzaro, it was a glass-industry town; It really has been, in many ways, Pittsburgh's hidden industry said Anne Madarasz, chief historian at the Heinz History Center, when interviewed by WESA in January). The glass brick began to lose ground with the it crowd sometime in the 1980s. First of all, there were overused. Second, because they require some finesse to install, there were a lot of poor examples. They can also be tough to clean. But that was then. Now, in the bright light of 2025, theres a new glass blockwhich is, yes, not the same as the brick. "A glass brick is a solid piece of glass. It is made by pouring a molten mixture of soda ash, silica particles and other components into a single mould," according to the experts at Quality Glass Block & Window. "When a glass block is manufactured, the molten mixture is poured into two moulds to form two halves of a glass block. The two halves are sealed together, creating the final block and leaving a hollow chamber of air in the centre of the block." The block is hardier. The block can withstand weather. Welcome the block. Below are ten ways to use the glass block. You never know, you just might find a place for it in your heart and home (or restaurant or shop). 1. Build a low wallThe glass block can be stacked in a low profile, letting the light shine through and creating an interesting structural element pretty much anywhere. Try it in the kids' room (just beware the corners, this is still glass here). 2. Build an indoor solariumAnother trend due for a revival is the small, glassed-in room thats open to the air above by way of a cutout in the roof. Popular in Central California, where winter sees more rain than snow, these little rooms allow for a sanitized relationship with the outdoors and act as a display case for plants. With glass block, depending on the variety you choose, the showcase becomes impressionistic, as views of the plants are warped by the shape of the glass. 3. Create an outdoor shower enclosure Outdoor showers are great, especially for beach houses. They cut down on the indoor sand-to-floor ratio and bathroom traffic. But theres always the question of making it private enough to feel usable when a bunch of people are around. Glass bricks, especially along with good green shrubs, are perfect for the job.5. Fill them with lightsFill a glass brick with holiday lights. Set it on the counter. Boom. A fun and quirky light source that casts a pretty pattern on walls and counters. 6. Replace an entire wall with glass brickIts not exactly a recasting of the original idea, but once youve seen the new varieties of glass blocks out there you might be more inclined to give it a go. Many of you might feel an aversion to the particular type of glass bricks used in the former time. Today, the shapes and shades make it feel like an almost entirely different medium. 7. Make a light fixtureSimilar to the fill-the-brick-with-lights idea, the concept here is to build a small sheet of bricks and hang it so it becomes a sconce or shade. (Kind of like this.)8. Paint the grout Small changes, big impact. A lot of the glass bricks used in 80s came with a sickly gray grout that did the wall no favors. Try a shock of vermillion or teal. If youre hand painting, make sure to read some dos and dont of painting grout. Theres a method. 9. Divide a kitchen with a glass block wallIt can be risky to divide the cooking space from the living spaces with an opaque barrier, especially for less than roomy kitchensyou lose light and flow. But not with glass block. With proper expertise, they can be stacked right on an existing counter. 10. Put them in the gardenJust as they allow light to flow in a room, glass blocks can be used as retaining walls in the garden that add texture and topography without compromising views. Terracing is a great place to start your glass-brick garden adventure. WWW.HOUSEBEAUTIFUL.COMGen Z Is OBSESSED With Vintage Pink Princess Phones and We Know Exactly WhyIf Chappell Roans Pink Pony Club were a real place, you wouldnt be able to reserve a table online. You would have to make a phone call, and the Pink Pony hostess would answer it using a pink Princess phone. The club may be imaginary, but the pink Princess phone is just as fabulousand very, very real. An iconic design item, the princess phonea lightweight, streamlined version of the rotary dialwas introduced in 1959 with the advertising slogan, its little, its lovely, it lights! (The phone doubled as a nightlight, with a glowing dial.) Princess phones were manufactured through 1994, but while production ceased when Gen X was still in college, the elegant appliances have found a new audience: Gen Z is obsessed with landlines, and the queen of them all is the princess.Pop star Kenzie Ziegler has not one but two pink landlines in her California home, one of them a princess. TikTok star brooktheshopaholic said she made my childhood dreams come true when she bought a pink Trimline phonethe Princess phones younger sister, born in 1965. (The Trimline has a pushpad rather than a dial, so its little, its lovely, but it doesnt light.) Her beloved phone doesnt even workits displayed like an objet dart. View full post on TiktokAnd Val Flores, a Gen Z board member of Telephone Collectors International who owns five working Princess phones, took to TikTok as w.e_princess to show viewers how to make old phones found in antique shops usable today. (Yes, you can connect them to your cell phone.)Designers understand the appeal. I absolutely love a statement landline, says designer Sasha Bikoff. The Princess phone oozes glamour and divine femininity. There is nothing more iconic than a pink landlineits giving lady of the manor. Heres why the pink Princess phone is having a moment. More Landline LoveIts a Piece of HerstoryLMPC//Getty ImagesIt makes sense that young women are embracing this iconic phone because its an example of one of the first times consumer product design paid attention to them. For much of the twentieth century, telephones were standard issue, designed for durability and function rather than consumer, curator Ellen Lupton wrote for an exhibit at the Cooper Hewitt, Smithsonian Design museum. After 1953, color transformed the telephone from a basic technology into an alluring consumer product. AT&T ran ad campaigns encouraging women to see the phone as an element of home decoration. The Design Is on PointEager to attract the growing teenage market, a design team headed by Henry Dreyfuss studied how young women used the telephone. When they noticed that teenage girls would lie on their backs in bed with the heavy house phone on their belly, they designed a lighter phone that would be easier to move around during marathon gab seshes. View full post on YoutubeAnyone who has seen the 1963 film version of Bye Bye Birdie knows that the lightweight design workedmaybe a little too well. The phones light weight proved to be a liability, however, as users commonly pulled the base off its table by the cord, Lupton writes. Later designs feature a weighted base. In fact, the earliest Princess models required a separate ringer box. But in 1963, a ringer small enough to be inserted into the phone itself was invented. That year, First Lady Jackie Kennedy requested a black version of the colorful phonewhich had been designed as an alternative to regular black rotary phones, and first came in white, beige, pink, blue, or turquoise. After that, Flores says, of course, all the ladies were like, I want a black Princess phone! Its an Entire MoodJGI/Jamie Grill//Getty ImagesToday, you can find Princess phones at online antique sites such as Chairish and Etsy. Some have been refurbished to be used as actual phones (although you might have to pay extra if you want the light-up feature to work). Others serve as sculptural reminders of a more glamorous time and place, when a phone was a means of communication rather than doomscrolling. During the original reign of the Princess phone, Talking on the phone to get a phone call was a whole experience; it was special, designer Joshua Smith says. It was a treat to get a phone call. Now we dont want any calls, it feels overwhelming. A Princess phone brings this nostalgia, and nostalgia feels good.Along with nostalgia, theres the dopamine decorating factor. We know color psychology, and pink Princess phones evoke a certain feeling. Who doesnt want to feel like a princess in this time when everything feels so unstable or scary, Smith says. We all want to accessorize with things that are fun or make us feel good. A Princess phone is playful, its fun, its not as serious. And we are in a place and time where the world is so serious that people are wanting to express a little more playfulness. Its a Multisensory ExperienceIf youre able to make a functional Princess phone work as an actual phone rather than just a mood-lifting sculpture, then youre ready to take talking on the telephone to the next level. That twirly cord wont just tether you to the phone but to the moment in time and the person youre talking to. When you put your earbuds on and call somebody and walk around doing laundry, you cant be really present, Smith insists. When you pick up that phone and hold it to your ear, thats something tactile that youre touching. Youre dialing the rotary or pressing the buttons on the phone and then youre talking to that friend, youre actually really present then. You connect in a more meaningful way, not just with your friend but with your body, with what youre doing.Speaking of tactile pleasures, the Princess phones smooth handle feels great in the hand, and twirling the cord is the original fidget spinner. As a Princess phone owner (times five), Flores agrees that it offers a better connection than a cell phone. Sometimes I can tell if people are looking up something on their cell phone, they sound distracted, she says. You cant do that with a Princess phone, its just between you and that person. Ive had such moving conversations with people on my rotary phone. You can tell the other persons focus is 100 percent on you. They might be doing something else with their hands but theyre not scrolling, theyre there, theyre present. I find that too when Im talking to people on my phones, Im there, Im present, Im twirling the cord. Im like a teenager from the 60s.The Sound Quality Is BetterAs phones have morphed into computers, home theaters, video game arcades, cameras, and more, theyve started to perform much more poorly as phones. Over time, with technology advancements, the way voice travels down the line has changed drastically, Flores says. Whats odd is that the quality is better on the carbon microphone of the Princess phonethey had a better way of capturing voice.A Princess phone has one job to do (two if you count the night light feature). I have a cell phone for work and everything else, but when I want to talk to people I just pick up the Princess phone and call my friends and family, Flores says. And they say, I know what youre calling from! It sounds different, and better. It May Even Be a Form of Self-CareThe Royal Tenenbaums. 2001 Touchstone PicturesMargo Tenenbaum on her pink Princess phone.A Zoom meeting is work. A pink Princess phone call is fun, connection, a balm for the soul. What were learning from a neuroscience perspective is that we can actually consciously create the chemicals in our brain that make us feel gooddopamine, norepinephrine, Smith says. When you grab your phone and call your friend and hold it to your ear, you have a tangible experience that brings you joy. Nothing could be more timeless than that.Follow House Beautiful on Instagram and TikTok.0 Commentarii 0 Distribuiri

WWW.HOUSEBEAUTIFUL.COM4 Controversial Staging Secrets That Spark FAST Home SalesPreparing your home for sale is often considered more of a science than an art. Catering its curb appeal, paint colors, and kitchen finishes to appeal to potential buyers can be incredibly time consuming and sometimes costly, but the data doesnt lie. A well-maintained exterior, neutral walls, and beautiful countertops all can get you a higher-than-asking offer and even start a bidding war. However, the market is shifting. Its long been said that its smart to remove all your personal effects when staging your home for sale. This process of depersonalizing your house is typically recommended to help potential buyers envision their life in your spacewhere their sofa would go, their gallery wall, their babys criband get them to fall in love with it. These days, however, real estate experts are suggesting a new strategy. Rather than removing all traces of your personal life, they suggest leaving a few nostalgic hints in. That way, the buyers wont just be able to see themselves in the home, but they feel a kindred spirit kind of thing, a positive association that can boost their offer, New Jerseybased real estate agent for Compass Pierce Conway told us. We asked him and Zillow trends expert Amanda Pendleton to share their insights into the tips and tricks that are enticing buyers now. Surprisingly, Pendleton has seen that potential buyers are no longer looking for a picture-perfect home. Structural renovations and repairs are necessary, of course, but an upgraded kitchen or bathroom is no longer the draw it once was, especially as character-filled homes are more coveted. Sellers should let their homes next owner worry about the big kitchen remodel, she says. Zillow research finds very few of these projects offer a positive return on investment when its time to sell. Costly kitchen renovations offer some of the worst ROI of all home improvement projectsgenerating about 50 cents on the dollar in resale. Instead, Pendleton advises sellers to focus on three low-cost improvements that will make a larger impact: a fresh coat of interior paint, carpet cleaning, and landscaping. These projects boost curb appeal and signal that a home is clean, functional, and move-in ready, she says.Display Personal InterestsMadeline HarperA Texas home designed by Sherrell Neal.If youre a diehard New York Yankees fan or really love fantasy novels, keep them on display, Conway advises. People have a lot of fun going to see houses and seeing other peoples stuff. Its a kind of good psychological warfare, he says. If someone sees a book that they just read in a house theyre viewing, the likelihood of them putting in an offer is insane. Heres another example from Conway: Say youre a Giants fan who went to school at Penn State. The subset of people who share those affinities is likely very small, but the personal connection a potential buyer who does would feel is monumental. It could be as large as an offer 20 percent over asking, he says. Dont underestimate the power of shared interests. Abandon White WallsKirsten FrancisA Manhattan apartment by New Jersey-based studio Samantha Ware Designs. Pendleton notes that theres a departure from the traditional love of neutral and white paint colors in for-sale homes. Sellers were supposed to play it safe by painting every room white, but not anymore. Homes with rich, saturated color are now viewed as more contemporary and luxurious, she explains. Zillows most recent paint color analysis shows that shades like dark charcoal are associated with bigger offers than homes where every wall is painted white. Pendleton says, Even the classic white kitchen has fallen out of favor with home buyers, who reported they would pay less for a home that has one.Embrace Sentimental FlawsThomas KuohA San Fransisco home designed by Emilie Munroe. In most cases, true defects like damaged drywall or leaky plumbing should be repaired before getting your home appraised and ready to list. That said, if your pet stepped in the wet concrete of your new sidewalk or your child filled up a cork board with a decades worth of art, you might want to leave them as-isthese little vignettes could boost your homes appeal. Conway recalls a recent listing with a unique and heartwarming feature in the kitchen. It still had the childrens height chart penciled on the kitchen walls, with the dates and lines of how tall they were, he says. You could tell that the rest of the home was freshly painted before listing, so its interesting that the agent kept that feature. Highlighting the life your home has had can personalize the property, making the house seem truly like a home for whoever moves in next.
