    Want more housing market stories from Lance LambertsResiClubin your inbox?Subscribeto theResiClubnewsletter.Although homebuyers and home sellers continue to encounter headlines declaring the housing market a sellers domain with national home prices at record highs, a closer analysis shows that several regional markets have shifted, offering homebuyers increased leverage.During the pandemic housing boom, spanning from summer 2020 to spring 2022, active home listings in most housing markets dwindled as surging buyer demand rapidly consumed nearly every property that hit the market. Fast forward to today, and the housing markets where active inventory has returned to 2019 levels are now the ones where homebuyers have gained some power. As of December 2024, national active inventory remained 16% below December 2019 levels. However, a growing number of regional markets have surpassed that benchmark.Among the nations 200 largest metro area housing markets, 65 markets ended December 2024 with more active homes for sale than they had in pre-pandemic December 2019. These are the places heading into 2025 where homebuyers will be able to find the most leverage or market balance.Thats another uptick: Last month, when ResiClub ran this same analysis using final November data, only 59 housing markets were above pre-pandemic inventory levels.Many of the softest housing markets, where homebuyers have gained leverage, are located in Gulf Coast and Mountain West regions. These areas were home to many of the nations top pandemic boomtowns, which experienced significant home price growth during the pandemic housing boom, which stretched housing prices far beyond local income levels.When pandemic-fueled migration slowed and mortgage rates spiked, markets like Punta Gorda, Florida, and Austin, Texas, faced challenges as they had to rely on local incomes to sustain frothy home prices. The housing market softening in these areas was further accelerated by the abundance of new home supply in the pipeline across the Sun Belt. Builders in these regions are often willing to reduce prices or make other affordability adjustments to maintain sales. These adjustments in the new construction market also create a cooling effect on the resale market, as some buyers who might have opted for an existing home shift their focus to new homes where deals are still available.In contrast, many Northeast and Midwest markets were less reliant on pandemic migration and have less new home construction in progress. With lower exposure to that demand shock, active inventory in these Midwest and Northeast regions has remained relatively tight, keeping the advantage in the hands of home sellers.Generally speaking, housing markets where inventory (i.e., active listings) has returned to pre-pandemic levels have experienced weaker home price growth (or outright declines) over the past 24 months. Conversely, housing markets where inventory remains far below pre-pandemic levels have generally experienced stronger home price growth over the past 24 months.

    Canoo announced yesterday it is ceasing operations immediately and that it has filed for Chapter 7 bankruptcy in Delaware. The EV startup estimates in its filing that its assets are worth $126 million and that it owes over $164 million to its creditors, TechCrunch noted yesterday.Now, the US will appoint a Bankruptcy Trustee to oversee the liquidation of the Companys assets and the distribution of proceeds to creditors, Canoo writes. The company says it chose to file after failing to get support from either the US Department of Energys Loan Programs Office or foreign investors. Canoo had signaled its dire situation last month when it idled its Oklahoma operations and put its employees on a mandatory unpaid break. While some defensive techniques like input sanitization and instruction hierarchies offer partial solutions, they cannot eliminate security risks due to the fundamental limitations of language models.Researchers from Microsoft have proposed a comprehensive framework for AI red teaming based on their extensive experience testing over 100 generative AI products. Their approach introduces a structured threat model ontology designed to systematically identify and evaluate traditional and emerging security risks in AI systems. The framework encompasses eight key lessons from real-world operations, ranging from fundamental system understanding to integrating automation in security testing. However, they are working on something else that could potentially serve as a wireless access point, so dont give up hope quite yet.Late last year, we got some new information regarding Apples in-house wireless networking chip, dubbed Proxima. So far, we know this chip will go in a number of home related products, including the Apple TV and HomePod. Itll also show up in iPhone 17 and Mac models later on.One interesting thing about this new chip is that its apparently sophisticated enough that Apple could choose to turn it into a wireless router:The Proxima chip is so sophisticated that it couldtheoreticallyturn a home device like an Apple TV box or HomePod into a wireless access point. Google has released products like this before, including a mixed Wi-Fi router and smart speaker.Gurman notes that the wireless features of these upcoming Apple TV and HomePods wouldnt be a highlight at all, if Apple even chooses to enable wireless access point functionality at all.I think an Apple Airport with a NAS is greatly welcomed. One of them, according to Amazon AI team lead Rohit Prasad, is solving the pesky issue of "hallucinations" an industry term denoting the non-factual hallucinations that large language models often spit out, to the chagrin of many companies attempting to commercialize the tech."Hallucinations have to be close to zero," Prasad told the FT.The issue? That's far easier said than done. Despite billions of dollars of investment and the construction of massive data centers to power increasingly complex AI models, even the most advanced chatbots still have a strong tendency to "hallucinate" false claims.Some experts have long argued that the issue might be intrinsic to the tech itself. In other words, hallucinations may always be a part of the equation an unfortunate reality that tech companies are unlikely to admit, especially in the face of all of generative AI's buzz right now."Theyre really just sort of designed to predict the next word," Anthropic cofounder and president Daniela Amodeitold the Associated Press back in 2023. "And so there will be some rate at which the model does that inaccurately."Meanwhile, tech companies that have invested astronomical sums in the tech's development are attempting to sweep the topic of hallucinations under the rug, insisting that it's only a matter of time until the issue is solved.Some companies, like Microsoft, believe that more AI could be the answer. The company unveiled a tool last year that uses AI to evaluate the outputs of other models, though experts have warned that the strategy may be inherently flawed."Trying to eliminate hallucinations from generative AI is like trying to eliminate hydrogen from water," University of Washington PhD candidate Os Keyes told TechCrunch last year. "Its an essential component of how the technology works."Amazon is several years behind the competition when it comes to releasing a generative AI-powered personal assistant. That's despite having worked on an Alexa redesign since late 2022, according to the FT.The long delay highlights just how difficult it is to overcome the issue of hallucinations if it's indeed possible.So far, Alexa's capabilities remain severely limited compared to AI chatbots like ChatGPT, only helping users with simple tasks like changing the music or starting timers.Making matters even more difficult is the fact that keeping AI assistants running while getting "billions of requests a week," according to Prasad, can become extremely expensivedue to the tech's power-hungry and highly energy-inefficient nature.That means turning the assistant into a money maker, even with a rumored $10 monthly subscription fee, could prove difficult.And it's not just Amazon. Apple's Siri home assistant is also set to get an AI-powered revamp.
