  • This Tadao Ando-Designed Home in Japan Is the Quintessence of Ando

This article originally appeared in the December 2014 issue of ELLE DECOR. For more stories from our archive, subscribe to ELLE DECOR All Access.Hollywood should make a movie about Tadao Ando's life: The poor boy from Osaka, Japan, who was separated from his twin brother as a child, who spent his youth as a carpenter's apprentice, who became a professional boxer only to hang up his gloves and teach himself how to be an architect using books and careful observation. Despite his total lack of formal training, in 1995, Ando won his discipline's highest honor, the Pritzker Prize (and donated his $100,000 in prize money to the victims of the Kobe earthquake that same year). Since then, his international fame has sharply risen. He has designed everything from Tom Ford's horse ranch near Santa Fe, New Mexico, to a children's hospital in Nepal to a winery in Provence. The billionaire Franois Pinaultafter hiring Ando to expand his Palazzo Grassi in Venicehas now charged the architect with building another lavish museum in Paris. The design calls for a massive concrete cylinder to be placed in the city's former stock exchange, the Bourse de Paris.Yasushi NagaiArchitect Tadao Ando was tasked with creating a spacious home within a limited building area in Moto-Azabu, Tokyo. The result is a dramatic, angular structure with an exterior of exposed concrete. Ando's choice of material is typicalconcrete for him is what marble was for Michelangelo. Limiting himself to concrete and natural light, Ando, 76, creates spaces that possess an almost sacred mix of the austere and the sublime. His latest commissiona four-story house for a Tokyo art collector in the hilly, exclusive residential neighborhood of Moto-Azabushows the autodidact at the height of his powers. As with most Ando projects, the plan has a subtly complex geometry: two overlapping L-shaped walls. The first traces the southwestern boundary of the site. A second interior wall mirrors the first but is slightly angled, creating little nooks illuminated by shafts of natural light that show off the owner's enviable collection of furniture by Charlotte Perriand and Jean Prouv. Beyond its beauty, what is most striking about the space is how consistent it feels with many of Ando's earliest projects. "I believe my philosophy in architecture has not changed very much over the years," he says. "I have always sought to restrict the material palette of architecture and pursue geometric configurations in plan."Yasushi NagaiThe cocktail table, stool, and chair, all by Charlotte Perriand, make up most of a seating area at the top of the stairway. The railing is steel plate, and the door, console, and flooring are all oak. Ando opened his practice in 1969 and rose to prominence with a radical rowhouse he built in 1976 in the downtown Osaka neighborhood of Sumiyoshi. That windowless concrete structure looks almost like a modernist mausoleum from the street. The facade is a tall, unadorned wall with a narrow rectangular portal, but within, it is an urban refuge. While more lavish by comparison, the house in Moto-Azabu exhibits many of the same features as Ando's first house. Most obviously, one sees the same virtuosic use of reinforced concrete. The process Ando uses to make concrete is by now famous: He collaborates with master craftsmen and employs varnished wood molds to cast his blocks and give them their silky finish. He then aligns the seams and joints with fanatical precision. Some architects conceal the "tie holes"the circular markings left over from bolts that hold the concrete blocks together when they are castbut Ando celebrates them, leaving them exposed and lining them up to emphasize the abstract geometries of his spaces."My philosophy in architecture has not changed very much over the years"Ando is often compared to his hero, Le Corbusier. As a kid in Osaka, he found a monograph on the Swiss architect in a secondhand bookshop and was immediately struck by the images. Once he saved up enough money to buy the book, he traced Corbusier's buildings so often that "the pages turned black," he told the Pritzker committee. Despite his strong kinship with Corbusier, Ando's true architectural soulmate may be Louis Kahn, who had the same taste for monoliths and the same fetish for concrete and natural light.See Inside This Artful Exposed Concrete HouseAs Ando's stock continues to rise, some of his projects are now giving off the slightest whiff of commercialism. His new residential building in New York, at 152 Elizabeth Street in the Nolita neighborhoodthe first full-scale Ando project in that cityis a rather anodyne fusion of glass and concrete, not immediately distinguishable from other high-priced Manhattan condos.Ando maintains that, with his buildingsand perhaps with boxingsize rarely matters. "The strength of architecture does not depend on the scale of the building or the size of the program, but rather the process before the birth of a structure," he explains. But he can't deny that there is something special about building a home for someone, as he has done so transcendently with this new project in Moto-Azabu: "Houses facilitate the needs and activities of everyday life. This fulfills the highest potential of architecture."

  • What to Know Before You Buy a Foreclosed Home, According to Experts
    www.housebeautiful.com
Feverpitched//Getty ImagesBuying a foreclosed home can be a great way to purchase a house at a discounted price, whether youre looking for a primary residence, a second home, or an investment property. But there are risks to consider if you're seriously considering one, plus, navigating the foreclosure market requires quite a bit of research and preparation. This guide on how to buy a foreclosed home is a great place to start. We've tapped real estate experts for insights and will walk you through what foreclosure means, the different ways to buy a foreclosed home, and the steps you need to take to purchase one. Here's what you need to know.Related StoriesWhat Is a Foreclosed Home?"When a homeowner falls behind on their mortgage payments, the lender may initiate foreclosure, a legal process where the lender attempts to recover the outstanding loan balance by selling the property," says real estate investor Rich Kaul, owner of 702 Cash Buyers.Typically, homes enter foreclosure after four missed mortgage payments, though this number may vary by state. At that point, the lender will issue the homeowner a Notice of Default (NOD)now, the house is in pre-foreclosure, but not yet foreclosed. The homeowner then has a chance to make those payments before the lender moves on to the next step in foreclosure."Once the foreclosure process starts, if the seller is unable to catch up and bring their mortgage current, the lender will soon set a sale date for the property to be sold at a trustee sale, which is a courthouse auction," says licensed realtor Casey TeVault, owner of Casey Buys Houses. "This typically happens around the six-month mark of being delinquent. If the property doesn't get sold at trustee sale, then the property is considered 'foreclosed' and becomes a real estateowned (REO) property."Related StoryHow Can You Buy a Foreclosed Home? The process for buying a foreclosed home depends on where in the foreclosure process the home is. There are three main ways to buy a foreclosed home.Buying a Home in the Pre-Foreclosure Stage"The best way to buy foreclosed homes is during pre-foreclosure. When the homeowner receives a NOD, it's best to try to reach out to that homeowner before the auction date," says Kaul. "You typically have more flexibility because you can structure a purchase directly with the owner to come up with a solution to save them from being foreclosed on."Buying a Home at a Foreclosure AuctionAt a foreclosure auction, you'll be bidding against others, and you'll likely have to purchase the home in cash. You may not have a chance to appraise or inspect the home before purchasingit'll be sold "as-is"and it might have liens on it (i.e., a legal claim made by a creditor on a homeowner's property) that would become your responsibility until the debt is paid off or settled. Though there are some risks involved. That said, you could score a huge deal.Buying an REO HomeREO homes, which are fully foreclosed homes now owned by the lender, can be purchased in a fairly standard manner "with more traditional financing options," says Kaul. The price may still be lower than market value, as the lender may hope to recoup their losses quickly.Related StoryPros and Cons of Buying a Foreclosed HomePurchasing a foreclosed home can come with high risks, but also high rewards.ProsPrices are usually lower than regular-sale homes. This might allow you to buy in a neighborhood that might otherwise be too expensive for you. There's potential for a high return on your investment if you renovate the property and sell it.ConsMost foreclosed homes are sold as-is. "Foreclosed homes usually have neglected upkeep and can be costly to repair," says TeVault. Some foreclosed homes have liens against them, and you could be responsible for them. You might not be able to inspect the property before buying it, which is inherently risky.Cash buyers are often preferred to those seeking financing. Some lenders may be hesitant to finance a foreclosed property. The bidding process can be extremely competitive.Related StoryStep-by-Step Guide to Buying a Foreclosed Home1. Set your budget. This should always be the first step in the home-buying process, no matter what type of home you're looking to buy. Consider details like property taxes, insurance costs, and the price of renovations to determine affordability.2. Get pre-approved for a mortgage.Though cash is king in foreclosure deals, it's a good idea to get pre-approved for a mortgage, which can help you understand your budget even better.3. Find a real estate agent.Having a licensed real estate agent on your team will almost certainly make navigating the home-buying process easier, especially when it comes to foreclosed homes. It's even better if you work with someone who has experience with foreclosures.4. Start your search for foreclosed homes. Some foreclosed homes are listed online, while others can be found on public auction websites. Your real estate agent can also help you find foreclosed homes.5. Do your research on any potential purchases."Due diligence is crucial," says Kaul. "Buyers should conduct title searches, home inspections where possible, and research liens or unpaid property taxes."6. Make an offer or place a bid at auction. The offer process varies depending on the type of foreclosure:Pre-Foreclosure: Make an offer directly to the homeowner.Auction: Place your bid according to the auction rules.REO: Submit a traditional offer through the listing agent.7. Secure your financing. If you're not buying in cash, finalize your mortgage to get your financing in order.8. Get a home inspection. While home inspections aren't always possible when buying a foreclosed home, try to get one if you can. This way you'll know what work will need to go into the home to bring it up to code and make it livable.9. Close the deal. There's a lot of paperwork to sign at a closingand there are also closing costs to consider.Related StoryFrequently Asked QuestionsHow does buying a foreclosed home differ from buying a regular-sale home?"The main difference is when you buy a home that is foreclosed, the seller of the property is a bank and not an individual owner," says TeVault. But note that's for REO properties, which are ones that are truly foreclosed. If a home is in foreclosure, but not yet foreclosed, the process varies. It could be pretty similar to a regular sale if you buy the home in pre-foreclosure, while auctions provide a vastly different experience. How do I find a foreclosed home for sale? You can find foreclosure listings through several sources, including:Bank websites with REO listingsGovernment agency sites like HUD.govReal estate listing sites with foreclosure filtersCounty courthouse recordsPublic auctionsIf you have a real estate agent, they can usually also provide access to foreclosure databases.Do I need to buy a foreclosed home in cash, or can I get a mortgage? It all depends. Cash is often preferred, but it's possible to get a mortgage, too, especially if you're purchasing a home in the pre-foreclosure stage or an REO home. That said, it's not a guarantee. "Expect that not all foreclosed homes you see online will qualify for financing," says TeVault. "If the condition doesn't meet lending requirements, a cash purchase or hard money will be required."Do I need a real estate agent to buy a foreclosed home?Technically, it's not necessary, but it can be very helpful. "Partnering with a real estate agent or investor who specializes in distressed properties can help navigate potential pitfalls," says Kaul.Follow House Beautiful on Instagram and TikTok.

    9to5mac.com
Apple released the first beta of iOS 18.4 today, which comes with a big upgrade to the Apple News app. Apple News+ Food is a new section in the Apple News app that includes thousands of curated recipes from some of the biggest names in food publishing. The implementation of recipes in Apple News+ aims to solve the common headaches with recipe websites. The app removes the clutter and distractions that usually surround online recipe instructions and gives you everything you need in a clear and concise interface. The new Food section features tens of thousands of recipes. Each recipe is broken down into a clean and easily understandable interface. You can see clear instructions on each step of the cooking process, what ingredients you need, and other key details. There are also robust filtering options in the so-called Recipe Catalog, which allows you to filter recipes by things like cook time, dish, type, and more. You can also combine multiple filters as part of your research. Theres also support for saving recipes for later. One particularly clever feature of the recipe integration in Apple News is that whenever a recipe mentions a time, you can tap on that time to start a timer on your iPhone immediately. Additionally, any time you see an ingredient reference in a recipe, you can tap on it to see exactly how much of that ingredient you need for that specific step. In a post on Apple Newsroom today, the company says: Coming with iOS 18.4 and iPadOS 18.4 in April, Apple News+ subscribers will have access to Apple News+ Food, a new section that will feature tens of thousands of recipes as well as stories about restaurants, healthy eating, kitchen essentials, and more from the worlds top food publishers, including Allrecipes, Bon Apptit, Food & Wine, Good Food, and Serious Eats. With the new Food feature, users will be able to find stories curated by Apple News editors, as well as browse, search, and filter tens of thousands of recipes in the Recipe Catalog with new recipes added every day. The beautifully designed recipe format makes it easy to review ingredients and directions, and a new cook mode takes step-by-step instructions to the full screen. Users can also save their favorite recipes for later and access them offline.Apple News+ Food will be available in April with iOS 18.4 and iPadOS 18.4. The vast majority of content will be exclusive to Apple News+ subscribers, but Apple will also make select stories and recipes available to anyone. 9to5Macs TakeGone are the days of sorting through horrendous Google results and SEO slop to find recipes. • There May Be Downsides Now That Mark Zuckerberg Can Read Your Thoughts With a Scanning Device
    futurism.com
Penny for your thoughts?A lot of ink has been spilled about Elon Musk's rapidly developing brain implant startup Neuralink, owing in no small part to the kind of hype the billionaire's able to drum up around his companies. But Neuralink, like its founder, has a little brother: Mark Zuckerberg's Meta formerly Facebook which is starting to look likethe tortoise to Musk's hare.Since 2016, Meta's brain-interface technology has developed steadily along two paths: one, a module allowing subjects to "hear with their skin," and the other a "silent speech system" meant to help users communicate with just their brains.A wearable headband building on the latter venture was scuttled a few years ago, though Meta-backed academic research into brainwave communication quietly continued while the Neuralink circus raged. Now, Meta says it's taken a huge step forward. For the first time, the company's researchers say they've been able to train an AI model to decode brain waves with up to 80 percent accuracy in laboratory settings.Basically, the company was able to record the tiny magnetic fields generated by natural electrical currents in the brain so that human subjects could "type" with their minds. Those sentences were then cross referenced with an AI model's readout of the magnetic fields, which were pretty faithful to the original, give or take a few typos. The mindreading breakthrough is cool in the abstract. But as Vox Future Perfect Fellow Celia Ford points out, we'll soon need to grapple with what it means for Meta to be the tech's gatekeeper and for a notoriously invasive tech corporation to have access,at least in theory, to the data tucked away in our brains.Unfortunately, thereare plenty of reasons to worry. As a data broker, Meta has been a historically bad actor. In 2018, a massiveNew York Timesinvestigation revealed that Meta, then Facebook, was trading user data with third-party companies, mainly other big tech firms. Though it was caught sharing users' full names and contact info, Meta defended its actions, saying the data transfer allowed people to have "more social experiences."Six years later, it was revealed that Meta had been waging a corporate espionage campaign to decrypt user traffic from Snapchat, YouTube, and Amazon. That project ran from 2016 to 2019, and the company vehemently denied it until federal court records revealed that Zuckerberg himself launched the effort. Then there was the infamous NSA scandal in 2013, where it was revealed that Meta, along with the likes of Google, Microsoft, and Yahoo, were actively involved in the government collection of private user data. That scandal paled in comparison to the Cambridge Analytica debacle, when data harvested and held by Meta was accessed by third-party actors and sold to foreign agents.Meta's AI practices are likewise mired in controversy. Though at one time the company prohibited its AI model's use in military applications, it walked that pledge back in late 2024 before partnering to provide AI to a handful of national security administrations and weapons contractors, like the infamous Lockheed Martin. Its also fed user posts dating back to 2007 to its data-hungry AI model, a practice which most users around the world were unable to opt out of.So as Meta inches closer to being the mind reader of the future, it's important to remember its track record as the media platform of the past. As it stands, the for-profit tech giant has a lot to prove before we let it loose on our very thoughts the last truly private domain.More on Zuckerberg: Zuckerberg Announces Plans to Automate Facebook Coding Jobs With AIShare This Article

  • Apple Drops iCloud's Advanced Data Protection in the U.K. Amid Encryption Backdoor Demands
    thehackernews.com
Feb 21, 2025Ravie LakshmananData Protection / EncryptionApple is removing its Advanced Data Protection (ADP) feature for iCloud from the United Kingdom with immediate effect following government demands for backdoor access to encrypted user data. The development was first reported by Bloomberg.ADP for iCloud is an optional setting that ensures that users' trusted devices retain sole access to the encryption keys used to unlock data stored in its cloud. This includes iCloud Backup, Photos, Notes, Reminders, Safari Bookmarks, voice memos, and data associated with its own apps."We are gravely disappointed that the protections provided by ADP will not be available to our customers in the UK given the continuing rise of data breaches and other threats to customer privacy," the company was quoted as saying to Bloomberg."ADP protects iCloud data with end-to-end encryption, which means the data can only be decrypted by the user who owns it, and only on their trusted devices."Customers who are already using ADP will need to manually disable it for an as-yet-unspecified period of time, per the report, as Apple "does not have the ability to automatically disable it on their behalf."The unprecedented development comes merely weeks after reports emerged that the U.K. government had ordered Apple to build a backdoor to access any Apple user's iCloud content.Per The Washington Post, the demand, issued by the U.K. Home Office under the Investigatory Powers Act (IPA) aka the Snoopers' Charter, "requires blanket capability to view fully encrypted material, not merely assistance in cracking a specific account."With the removal of ADP in the region, Apple now only offers standard data protection for iCloud, which encrypts users' data but stores the encryption keys in its own data centers, thereby making it accessible to law enforcement subject to a warrant.Last week, U.S. Senator Ron Wyden and Member of Congress Andy Biggs sent a letter to Tulsi Gabbard, the Director of National Intelligence, urging the U.K. to retract its order, citing it threatens the privacy and security of both the American people and the U.S. government."If the U.K. does not immediately reverse this dangerous effort, we urge you to reevaluate U.S.-U.K. cybersecurity arrangements and programs as well as U.S. intelligence sharing with the U.K.," they added.Found this article interesting? • Data Leak Exposes TopSec's Role in Chinas Censorship-as-a-Service Operations
    thehackernews.com
Feb 21, 2025Ravie LakshmananSurveillance / Content MonitoringAn analysis of a data leak from a Chinese cybersecurity company TopSec has revealed that it likely offers censorship-as-a-service solutions to prospective customers, including a state-owned enterprise in the country.Founded in 1995, TopSec ostensibly offers services such as Endpoint Detection and Response (EDR) and vulnerability scanning. But it's also providing "boutique" solutions in order to align with government initiatives and intelligence requirements, SentinelOne researchers Alex Delamotte and Aleksandar Milenkoski said in a report shared with The Hacker News. The data leak contains infrastructure details and work logs from employees, as well as references to web content monitoring services used to enforce censorship for public and private sector customers. It's believed that the company provided bespoke monitoring services to a state-owned enterprise hit by a corruption scandal, indicating that such platforms are being used to monitor and control public opinion as necessary.Present among the data leak is a contract for a "Cloud Monitoring Service Project" announced by the Shanghai Public Security Bureau in September 2024.The project, the document reveals, involves continuous monitoring of websites within the Bureau's jurisdiction with the goal of identifying security issues and content changes, and providing incident alerts.Specifically, the platform has been designed to look for the presence of hidden links in web content, along with those containing sensitive words related to political criticism, violence, or pornography. While the exact goals are unclear, it's suspected that such alerts could be used by customers to take follow-on actions, such as issuing warnings, deleting content, or restricting access when sensitive words are detected. That said, Shanghai Anheng Smart City Security Technology Co. Ltd. won the contract, per public documents analyzed by SentinelOne.The cybersecurity firm said the leak was detected after it analyzed a text file that was uploaded to the VirusTotal platform on January 24, 2025. The manner in which the data was leaked remains unclear. "The main file we analyzed contains numerous work logs, which are a description of the work performed by a TopSec employee and the amount of time the task took, often accompanied by scripts, commands, or data related to the task," the researchers noted."In addition to work logs, the leak contains many commands and playbooks used to administrate TopSec's services via multiple common DevOps and infrastructure technologies that are used worldwide, including Ansible, Docker, ElasticSearch, Gitlab, Kafka, Kibana, Kubernetes, and Redis."Also found are references to another framework named Sparta (or Sparda) that's supposedly designed to handle sensitive word processing by receiving content from downstream web applications via GraphQL APIs, once again suggestive of censorship keyword monitoring."These leaks yield insight into the complex ecosystem of relationships between government entities and China's private sector cybersecurity companies," the researchers said."While many countries have significant overlap between government requirements and private sector cybersecurity firms, the ties between these entities in China are much deeper and represent the state's grasp on managing public opinion through online enforcement."Found this article interesting? HEMAA Built A Slender Skyscraper That Stands Elegantly On A Narrow Plot In Mexico Cityhtml PUBLIC "-//W3C//DTD HTML 4.0 Transitional//EN" "http://www.w3.org/TR/REC-html40/loose.dtd"Mexican architecture firm HEMAA has built a slender skyscraper that stands elegantly on a narrow plot in Mexico City, Mexico.Named Ferrocarril de Cuernavaca 780, the 13-storey skyscraper is situated on a narrow strip of land which was destined to become a neglected area of the city.Situated between a narrow street and the remnants of the Ferrocarril de Cuernavaca Railroad, HEMAA faced the challenge of envisioning "a graceful" tower that would adapt to the difficult terrain. This tower would emerge like a resilient plants that flourish in the face of hardship, exceeding all expectations.Inheriting its external appearance from the industrial past of the urban fabric, the tower becomes an elegant representation of modern architecture using steel, concrete and glass. The structure is a result of meticulous analysis and reworking of classical architectural features. The design explores attractive proportions in great detail, using golden ratios whenever feasible. Moreover, it demonstrates a knowledge of steel, concrete, and glass construction in the context of contemporary architecture while paying close attention to the site's unique characteristics. Each of the base, shaft, and capital that make up its volumetric composition reveals its own character through a variety of modulations and windows of different sizes. The design removes any obstacles from the floors by cleverly using the structural facade. A constructive technique like this produces modules that carefully arrange the facades and maximize the use of interior space. These facades, which are enclosed within the urban setting, primarily use glazing to let in a lot of natural light and to blend the building in with its surroundings.Image Rory GardinerIn terms of architecture, the bottom floor welcomes guests with two symmetrical entrances on the north and south faces, which allow pedestrian traffic to flow freely and visually connect the street to the newly finished linear park along the railroad. Its domain includes two parking cabins, aided by a robotic pallet system, and two service cores that include utilities, restrooms, stairwells, and elevators.Image Rory GardinerThe ground floor is further enhanced with a commercial space intended for a local coffee shop with welcoming terraces. The program streamlines on the normal floors, keeping only the most important service cores. On the thirteenth story, however, the inner space recedes to make room for a spacious terrace that offers expansive views that stretch from Chapultepec Park to the city skyline.Image Rory GardinerStorage rooms, cleaning and maintenance areas, and other areas essential to the building's smooth functioning are located below street level. Interestingly, 126 parking spots spread over 13 storeys are accommodated by a robotic parking system. The limited site limitations and local standard requirements that made it difficult to use a conventional parking system gave rise to this creative approach.Image Rory Gardiner"The substantial materiality of steel serves as an evocative reminder of the area's industrial past. Once peripheral, this district has undergone a remarkable rejuvenation, emerging as one of Mexico City's most vibrant locales, boasting unparalleled cultural, economic, and infrastructural growth in recent years," said HEMAA."Echoing this historical resonance, the building's name boldly situates the tower alongside the railway tracks.""Guided by the principles of rationality, order, and meticulous proportion, this project aspires to contribute to the urban fabric, becoming an integral part of its narrative," the firm added.Image Rory GardinerApart from its historical significance, the choice of steel as the primary building material is crucial for tackling the particular difficulties presented by Mexico City's seismic regulations. The city's building standards mandate that structures have strong systems that can withstand earthquake forces because the area is seismically active.Image Rory GardinerThe project collaborated with elite structural designers known for their proficiency in seismic-resistant design in order to meet the seismic difficulties and guarantee the highest degree of structural integrity. The structure has a distinctive and unique form while blending in with its surroundings. Its shape gently changes depending on the time of observation and the viewpoint of the observer, providing a multitude of distinct interpretations.Image Rory GardinerIts "unequivocal identity" provides the perfect setting for the tower to take on a lively life once it is occupied. Architecture and technology blend together to create a flexible system that guarantees effective resource management and energy use.In addition, Ferrocarril de Cuernavaca 780 is certified by LEED, demonstrating its commitment to sustainability. Advanced HVAC systems, high-efficiency lighting, and insulation systems are examples of energy efficiency techniques that guarantee optimal energy use and lower carbon emissions.Water consumption can be considerably decreased by implementing water conservation techniques, such as rainwater collection and energy-efficient plumbing fixtures. The health and well-being of occupants are promoted by adequate natural lighting and efficient air replacement, which are key components of indoor environmental quality. With expansive windows, a rooftop garden, and outdoor gathering spaces that improve the user experience overall, the building's architecture promotes a connection to nature.Ferrocarril de Cuernavaca 780 actively contributes to the restoration of the neighboring urban ecosystem in addition to adapting to it. It engages in an active conversation with its community, embracing its obligation to public space. As a result, a section of the property has been set aside for public space expansion rather than new development. This will promote connectivity and ease traffic flow by linking a densely populated and once congested street to the Ferrocarril de Cuernavaca Railroad linear park.Additionally, the ground floor's planned commercial area adds to the lively ambiance. Like the nearby parks and museums, this structure accepts the duty of creating a resilient urban fabric in which the past and present coexist peacefully to create a picture that represents the city's future.Location planBasement floor planGround floor planFloor planFloor planEast faadeNorth facadeAxonometric drawingAxonometric detail drawingProject factsProject name: Ferrocarril de Cuernavaca 780Architects: HEMAALocation:Mexico City, MexicoBuilding area:9,464.43mDesign and Construction Team:Santiago Hernndez Matos, Alejandra Tornel Cahue, Jos Miguel Fainsod Castro, Jos Pedro Lpez Gonzlez, Alonso Snchez Toscano, Adriana Aguirre Becerra, Andrea Motilla Chvez, Daniela Parra Orozco, Jos Miguel Santivaez Gmez, Juan Octavio Ferreira, Mnica Garca Cruz, Patricio Salgado Rodrguez.Estructural Engineering:PESAElectric Engineering:DECPlumbing Engineering:Garza MaldonadoHVAC Engineering:CYVSASpecial Engineering:TecnoBuildingsLandscape Design:DLC ArchitectsLEED Certification Comissioning:Alejandro Trillo + Gabriel MoralesArchitectural Model:Taller Cuatro CuartosModel Photographs:Rodrigo ChapaOthers: Omar Sad / Augusto lvarezThe top image in the article Rory Gardiner. All images Csar BjarAll drawings HEMAA.> via HEMAA
