• Collective Architecture helps put Govan back on the map
    www.architectsjournal.co.uk
Flanking the northern edge of the Govan district and directly connected to the River Clyde, Water Row was once part of Glasgows renowned shipbuilding industry, which thrived from the 18th century until its decline in the mid-20th century. In its prime, large workforces were attracted to Govan, which resulted in rapid population growth and constructive development through tenement dwellings and industrial infrastructure. Economic hardship and social challenges arose when the shipping industry collapsed and thousands became unemployed, fracturing Govans tight-knit community and leaving the area overlooked and starved of investment for decades. However, in recent years dedicated grassroots efforts are revitalising Govan through local groups and organisations. Glasgow City Council has been supporting its growth in partnership with initiatives such as the Central Govan Action Plan, whose aim is to recharge the town with the vitality and activity it once boasted. It is under this partnership that Collective Architecture was commissioned to develop a mixed-use masterplan at Water Row for Govan Housing Association. The first phase, completed in May 2024, comprises five distinct linear blocks addressing the Clyde waterfront to the north and Govan Cross shopping centre to the south. Each block is a modest four to six storeys high; together they provide 92 apartments and six ground-floor commercial spaces.AdvertisementThe blocks are bound by a proud but permeable precast concrete and brick colonnade, which acts as a structural wayfinder for non-residents by wrapping the north, west and south public perimeter of the site. This effectively separates the blocks into private residential and public realms while managing a high footfall that lands directly in front of the scheme from the Govan-Partick footbridge. The bridge, which opened in September 2024, is a significant move in Glasgow City Councils goal to regenerate Govan and transform the citys waterfront. It reawakens a meaningful historical link between both sides of the river. Collective Architecture was aware of plans for the bridge from the outset and ensured that it became a focal point of the Water Row masterplan. Delays due to the Covid pandemic resulted in a positive opportunity for collaboration between Phase 1 of Water Row and the bridge development, so the projects opened months apart. Chris Burrows, principal officer within the councils planning service, has noted: The integration of new housing at Water Row with the public realm around the Govan-Partick Bridge is testament to the collaborative approach taken by Collective Architecture. Completion of the project is a major milestone in delivering the councils vision to make the River Corridor a vibrant, inclusive and well-connected place. The Scottish Environment Protection Agency had determined a one-in-200-year risk of flooding for the site and to address this the development is pulled back from the riverfront and raised about 1.1m above the pre-existing ground condition. Collective Architecture and landscape architect rankinfraser integrated this level change into the design, maintaining accessible public space and providing gradual slopes for residents into the schemes step-free internal courtyard. Commercial units, aiming to be filled by summer 2025, will anchor and perpetuate activity in the water-facing public space. The massing of the housing blocks is opened up by slate roofs whose pitches alternate in direction. The buildings get lower in height as they approach the River Clyde almost as a gesture of respect. Its clear that the schemes scale has been monitored so as not to compete with the surrounding historical context and instead it works to welcome the public deeper into Govan. AdvertisementProject architect Mairi Laverty says: The roof pitches came from the masterplan stages as an idea of ribbons in linear forms running down to the river. They allow views through, while echoing the strong gables around the wider site. The schemes five blocks frame an internal courtyard. Openings in the perimeter colonnade allow access and strategic views through the development. The courtyard consists of semi-public space, play space, vehicle access and parking spaces for an overall 40 per cent of the units, a reduced parking ratio justified by the strong accessible transport links bus, subway, cycling and pedestrian routes in the local area. The schemes material palette is restrained, comprising brick, concrete and zinc cladding. Two subtly different tones of brick reflect the blonde sandstone of Govan & Linthouse Parish Church (Robert Baldie, 1873) and the red sandstone of the former British Linen Bank (James Salmon Jr, 1897), both in the developments immediate context. These tones are united in the red pigmented zinc that clads recessed pocket balconies and wraps the sharp undulating dormer windows on the south elevation, creating a landmark faade at Govan Cross. A belt of buff red soldier brick runs along the datum height of the colonnade, banding the development together and providing a clean and cost-effective detail for passers-by to experience while visually separating the active ground-floor spaces from residential above.Above ground floor level are varying two-bed, four-person apartment types all designed to the Glasgow Standard. Resident Jade McKenzie welcomed us into her dual-aspect flat, which sits at the south-western edge of Block 1C. We entered a bright, L-shaped corridor before coming into the living/dining/kitchen area, which is lit from large openings in the west and south elevations. The two bedrooms are arranged to the south-east. One bedroom gives onto a large, recessed balcony with extensive views across south-west Govan. Each space offers abundant natural light and freedom of movement, since almost unnoticeable recessed sprinklers allowed for fire-rated doors to be dispensed with. Its clear that Collective Architecture kept the project focused on quality and the residents experience. Laverty recalls: We fought hard not to have any balconies compromised nor value-engineered out. However, the architects collaborated closely with the contractor, CCG, to value-engineer smaller areas that didnt sacrifice the people-centred design quality nor sustainability ethos of the proposal. Stairwells were made more compact and commercial floorplates were reduced to support economic equilibrium. The development is one of the first social housing projects in Glasgow not to use gas boilers. High-retention storage heaters heat each room within the units, which work efficiently in tandem with Collectives fabric-first, robust envelope. As well as aiming for a Passivhaus standard of detailing, the scheme aspires to be socially sustainable. A representative of Govan Housing Association comments that the company managing the maintenance of the scheme will provide apprenticeships and youth training programmes, adding that any money made through the development and its subsequent phases will be reinvested back into the area. Care, collaboration and patience are legible ingredients of Collective Architectures people-centred design at Water Row. As the first phase of their mixed-use masterplan, the housing scheme has set a standard in Glasgow City for high-quality, sustainably integrated architecture produced through tenacity and contextual understanding.Water Row not only sets a robust precedent for quality affordable housing rooted in place, but its considerate site response and integration into an historically significant site is laudable. Echoing the character of its context, collaboration has been part of the project development and elemental to its success, and Glasgow will continue to see the benefits recycled back into the economic and social structure of Govan.Aoife Blthnaid Nolan is an architectural assistant and founder of Glasgow-based ism architecture magazineProject dataStart on sitePhase 1: September 2018Completion30 April 2024Gross internal floor area10,026m2Construction cost24.7 millionConstruction cost per m22,464 (including externals and public realm)ArchitectCollective ArchitectureClientGovan Housing Association/Glasgow City CouncilStructural engineerG3 Consulting EngineersQuantity surveyor Brown + WallaceLandscape architectrankinfraser landscape architectureLighting designFoto-MAProject managerN/APrincipal designerG3 Consulting EngineersCDM co-ordinatorBrown + WallaceApproved building inspector Glasgow City CouncilMain contractorCCG (Scotland)CAD software usedRevitSustainability dataPercentage of floor area with daylight factor >2%Not calculatedPercentage of floor area with daylight factor >5%Not calculatedOn-site energy generation30.1%Heating and hot water load40.59 kWh/m2/yrTotal energy load31.72 kWh/m2/yrCarbon emissions (all)16.46 kgCO2/m2Annual mains water consumptionUnknownAirtightness at 50Pa4.36 m3/hr/m2 (average)Overall thermal bridging heat transfer coefficient (Y-value)0.06 W/m2K (average)Overall area-weighted U-value0.26 W/m2K (average across all elements)Embodied/ whole-life carbon Not calculatedPredicted design life60-80 years

  • Vertice raises $50M for its AI-powered SaaS spend platform
    techcrunch.com
Vertice has made a name for itself over the years in the crowded world of expenditure management by focusing on applying AI to optimize an area where businesses are sinking hundreds of billions of dollars annually: software and cloud spend. The London-based startups business has grown 13x in the three years since its inception (similar how fast software spend has increased), and it has now raised $50 million in new funding to expand its vision.[Vertice] is designed to standardize companies processes around how they buy anything, not just software and cloud, its CEO and co-founder Roy Tuvey (pictured above, told TechCrunch. A lot of companies today have disparate solutions, different silos that they look at, and procurement teams are generally under a lot of pressure to deliver savings and efficiencies. They dont have amazing technology today. So weve brought it all together in a unified and simplified platform.Lakestar, a new investor in the company, is leading this Series C round. Perpetual Growth and CF Private Equity, as well as previous backers Bessemer Venture Partners and 83North (which co-led Vertices Series B almost exactly a year ago) are also participating. The startup has now raised around $100 million in total, and while its not disclosing valuation, Tuvey confirmed that this Series C was an up-round, valuing the company higher than the several hundred millions it was pegged at 12 months ago. The size of Vertices customers has grown, too: Its clientele now number in the hundreds across Europe, the U.S. and Asia Pacific, including the likes of chip giant ASML, Euronext, Grant Thornton, and banking behemoth Santander. For some more context, Vertices founders have a strong history of entrepreneurship: Roy and his brother Eldar previously founded two security startups, ScanSafe, which they sold to Cisco in 2009 for $200 million; and Wandera, which was acquired by Jamf for $400 million in 2021.Gartner predicts that spending on data centers in 2025 (thanks to cloud and AI), software, related IT and communication services will increase by more than 9% to just under $5 trillion, so it isnt surprising to see Vertice working in a crowded part of the enterprise market. Its competitors include a plethora of platforms that offer varying levels of services like product recommendations, pricing, side-by-side feature comparisons, and more. These include Spendbase, Spendesk, Gartner and G2.Vertices point of differentiation, Tuvey said, is how it integrates with a businesss data to better understand what to suggest. Tapping into the same approaches that a cybersecurity firm might use to better understand activity in a network, Tuvey said Vertice uses AI and other tools to build a picture of what a company does, how much it spends typically, and what it might need or want to buy next.In effect, the startup has built, along the lines of a large language model, a large software procurement model, where the parameters are not facts and insights, but software usage. The company claims it has ingested data on some $3.4 billion worth of SaaS and cloud expenditure, as well as benchmarking data on more than 16,000 software vendors (none of these have any financial relationship with Vertice, Tuvey confirmed). Customers essentially use Vertice to speed up the process of buying and also to save money. The startup says that purchasing cycles can typically be cut in half, yielding savings between 20% and 30%.We ingest all the contract information through AI, Tuvey said, adding that it uses the tech to build co-pilots to help with purchasing, automating work that finance teams might have to do manually before. We surface benchmark pricing insights and analytics that they need at the point of purchase. AI is really interesting when it comes to procurement orchestration, because you can learn where the company has bottlenecks in their processes. That, in turn, helps Vertice understand how the wider business is working, he added. For example, if a company is always spending a long time with certain steps, for example to check pricing but also security compliance, we can see how to run them in parallel and save time, he said. And you can just imagine the more and more apps you have, the AI can learn and make recommendations. Its the Tuveys background, how they are applying it to procurement, and the resulting growth that has had investors knocking on the door, said Georgia Watson, the Lakestar partner leading this round. At the moment, expenditure is top of mind for companies looking to bring down operational costs especially at startups given the constrictions they are facing around funding at the moment. Some of our portfolio companies are using Vertice, Watson said, citing the pressure to bring down software expenditure. Thats been a conversation weve been having and feedback was overwhelmingly positive, she noted, adding that Lakestar had been trying to invest previously, and finally pulled it off this time around.

  • A woman regained weight after she stopped taking semaglutide. Now she works two jobs to afford it.
    www.businessinsider.com
Staci Rice lost 64 pounds on a compounded form of the weight loss drug semaglutide. It was expensive so she tried to maintain her weight loss without the medication, and gained 26 pounds.Rice started a side hustle so she could go back on the medication. The weight loss drug semaglutide was a "miracle" for Staci Rice, making cravings and "food noise" disappear and helping her to lose 64 pounds in around eight months. To afford to keep taking the drug, she started a side-hustle in digital marketing alongside the 40-hours a week she worked to get her new insurance business off the ground.Semaglutide, marketed as Wegovy for weight loss and Ozempic for diabetes, is part of the family of appetite-suppressing drugs called GLP-1s, which includes products such as Mounjaro. Many insurance companies cover the drugs for diabetes but not weight loss.Rice, 42, from Georgia, is among users who take compounded GLP-1s that aren't FDA-approved, because they are significantly cheaper than branded products that can cost around $1,000 a month. In August 2024, Eli Lilly reduced the price of its GLP-1 Zepbound by almost 50% to compete with knock-offs. It now sells for $399 to $549 a month, down from $1,059. In November, the Biden administration proposed a new rule to expand Medicare and Medicaid coverage to include GLP-1s for weight loss, but it's unclear if President Donald Trump will follow through. But even the compounded form, which cost Rice $499 at the time, was expensive.Rice stopped using semaglutide and gained 20 poundsRice started taking weekly injections of semaglutide in May 2022. After she achieved her goal of losing 64 pounds, she saved up for a $18,500 "mommy makeover" (tummy tuck and breast augmentation) in April 2023, she told Business Insider.GLP-1 users are encouraged to build up from a low dose to minimize side effects like nausea and constipation. At first, a $499 supply lasted Rice three months, reducing to a month as she upped the dose. After the surgery, she started injecting the medication less frequently to maintain her weight rather than lose more. In early 2024, money was tight after Rice changed jobs and semaglutide seemed like something she could cut back on. She bought the compounded drug online, so she made these changes without the guidance of a medical professional.Dr. Spencer Nadolsky, an obesity specialist and founder of a virtual health clinic specializing in GLP-1s, told BI that it's not advisable to change doses without consulting a doctor."I thought that I could go less and less, and eventually, I got to where I was forgetting to take the injection," Rice said. "I was thinking I had this, I was thinking, 'Now I'm set. I don't need to take the medicine anymore.'" Staci Rice in June 2023 after her 'mommy makeover' (left) and in November 2024. Staci Rice Rice maintained her weight for a couple of months. And although she started eating more, she presumed it wouldn't affect her progress. But the "food noise" in Rice's head cravings for sugar and sweet treats when experiencing heightened emotions gradually returned, and she regained 26 pounds over about six months.Rice had a small amount of medication left which she would take now and then, but it wasn't enough to lose weight, and she couldn't afford her previous maintenance dose."I started to notice my clothes were getting tighter," Rice said. Knee problems, a swollen finger, and various other aches and pains returned.Nadolsky said he'd seen clients who abruptly stopped taking GLP-1s because their insurance no longer covered them or there were shortages. However, regaining weight is the biggest risk associated with coming on and off the medicine, he said."Obesity is a chronic disease and these medicines work by helping people manage their appetite and food noise," he said. "The cost of these medicines must come down. And if insurance doesn't cover them, it would be ideal that the cost would be low enough to pay out-of-pocket for them. The medicines are not a short-term fix. They are designed and used for the chronic disease of obesity."Lars Fruergaard Jrgensen, the CEO of Novo Nordisk which makes Ozempic and Wegovy, has previously blamed insurers and middlemen for the high prices of the drugs.A side hustle to fund semaglutideTowards the end of 2024, Rice had started her side hustle and restarted the medication on a low dose to minimize costs, deciding when to start and stop without medical guidance. The cost was different depending on the provider, and she used the money from her "very stressful" jobs to pay for it.She now takes a low weekly dose (0.25 milligrams was her lowest, and her highest 2.5 milligrams). A 10-week supply costs her $305, and she is budgeting to afford it."I'm going to get back on track and I'm going to get back to where I was," Rice said. "But I hate that I ended up spending a good amount on a mommy makeover."Rice said she feels guilty that she put her family in a financial bind and, if she could go back in time, isn't sure she would have had the surgery. She hopes she'll be back at her goal weight by February, and then plans to stay on a maintenance dose long-term. She sees regaining the weight as a valuable lesson that maintainance without medication isn't as easy as she thought."It is a miracle medicine," Rice said. "I'm always going to be an advocate for it."

Chappe is a new three-storey art house by the sea located on the southern coast of Finland in the historic town of Tammisaari founded in 1546 and known for its timber architecture dating back to the 18th Century. A popular summer destination, Tammisaari punches above its weight in terms of its cultural offer with museums, galleries and a cinema dating from 1912.Located in the museum quarter in the heart of Tammisaari's old town, Chappe is a 1,210 sqm addition to this mix of cultural attractions. In fact, an essential element of JKMM's brief in designing the art house was to connect it to the existing art complex set in and around the regional Raseborg Museum. Physically, this is achieved through an underground link from the basement level of Chappe and through a shared museum garden. The Chappe Art House is focused on exhibiting contemporary art with a programme of two main exhibitions per year. Its name Chappe is derived from its founding donator Professor Albert de la Chapelle (19332020) whose support made this project possible. De la Chapelle was a medical doctor and prominent researcher in the field of molecular genetics in addition to being an avid collector of Nordic art. He grew up in Lind some 20km from Tammisaari, so Chappe is very much a project that is rooted in the family's history. The Chairman of the Albert de la Chapelle Art Foundation, Henrik de la Chapelle says, "Chappe is an important addition to Tammisaari, bringing year-around cultural interest to a traditionally seasonal seaside destination and thereby making a significant contribution to both the social and economic vitality of the region."Save this picture!ARCHITECTURAL APPROACH - The black spruce clad elevations of the new art house play on traditional Finnish timber architecture. The detailing of the elevations emphasise the importance of craft and how this works its way into a wholly contemporary architectural idiom. Inside the building, JKMM's lofty spaces recall the notion of the hall as a building typology. This has been an important aspect for Chappe as the building will also host events and community uses in addition to housing museum grade galleries. For Asmo Jaaksi founding partner at JKMM and project lead on Chappe, the contextualisation of museum and gallery architecture is of particular interest, having seen firsthand how important this was for the success of the practice's Amos Rex Art Museum project in Helsinki that was widely celebrated as a "homegrown star". Jaaksi says, "In our buildings, we have wanted to focus on how museum or for that matter any arts space architecture relates to the immediate experience of place, adding both a sense of rootedness and also something wholly new that brings about vitality to the local community. This, I feel is especially important for cultural buildings, as they are the very things that give places identity by bringing people together, but only if people feel welcome and can take ownership of them." THE SPACES - JKMM have expressed the timber structure of the building on its upper levels as a way of introducing tactility and warmth into the galleries. The main exhibition galleries are located on the top of the building on level two. On level one in Finland, the ground floor the key spaces are the main entrance and a generous multi-purpose foyer connected to a picturesque museum garden shared with its neighbouring institutions. JKMM has worked closely with artists on pieces that work as part of Chappe's architecture. For example, in the foyer there is a large ceramic work by Karin Widns as well as a light installation by Petri Vainio with whom JKMM also collaborated as architects of the Amos Rex Art Museum in Helsinki. JKMM's Asmo Jaaksi says that "The integration of art installations is a precedent from early Modernism that we welcome in our work as architects. Collaborating with Finnish artists at Chappe has been a good way to continue this tradition." JKMM also collaborated with a local carpenter to create furniture including benches for Chappe and worked with a local contractor. This notion of locality is an essential part of Chappe's architecture with the sculptural form of the building woven into its neighbourhood creating a distinctly contextual landmark. The carefully considered views from within the building also tie it to its setting with their framed vistas of the sea and the old town. Inside light levels can be controlled to achieve optimum conditions for the preservation of art works. Humidity control, too, is conceived in a way that meets the conditions required by insurers and conservators for the loaning of art works. Moreover, the building's structure is engineered to carry significant loads to support, for example, the exhibiting of sculptures. It has also been designed to support unassisted access for the public including the use of pushchairs throughout.Save this picture!THE EXHIBITIONS - There will be three coinciding opening exhibitions at Chappe. They are 1) Barsund 1870 -> 2023, the first in a series of shows inspired by the de la Chapelle collection 2) The "Amazing and Magical" exhibition that recounts Chappe's founder's story and the making the new building 3) An exhibition called "Climate and Art Alternative Approaches" that introduces audiences to a cultural perspective to ecological reconstruction. Entry to Chappe is ticketed at 12/9 euros. Tickets can be purchased at Chappe or via Raseborg Museum that also houses a caf and museum shop both of which are accessible for visitors to Chappe.Save this picture!Project gallerySee allShow lessProject locationAddress:Ekens, FinlandLocation to be used only as a reference.
