Text description provided by the architects. The clients' requirement was to create a Wellness Centre at Oleander Farms, Karjat, Maharashtra, that would be a tranquil sanctuary for their visitors. Walking through a dense canopy of trees, hearing the soft chirping of birds, we slowly embarked on an expanse of a 2-acre land that was both open yet heavily tree laden. This abundance of nature was what we chose to highlight in the project, reinvigorating the design philosophy of Urban Circle - of creating built environments that seamlessly interperse with the surrounding environs.Save this picture!Save this picture!Save this picture!Save this picture!Being drawn to the envelope of nature at the project site led to the inception of the thematic "Eutierria", which describes the positive feeling of oneness with the earth and its life forces, where the boundaries between self and nature are blurred, leading to a deep sense of peace and connectedness. Spaces have been designed in and around the existing tree cover (not a single tree being felled in the process)- with some trees ascending through the roofs, some accentuating the expanse of spaces as focal elements, and some delineating and defining the edges of the volumes created.Save this picture!Save this picture!Spatially, the project houses four independent wings, overlooking a central expansive swimming pool area. The entrance wing is designed as a light structure in sleek metal frames and glass, ensuring visual connectivity to nature as one first sets foot into the Wellness Centre. The expanse of this wing is neatly punctured with a sculptural element at the centre.Save this picture!Save this picture!A soaring piece of rock almost appears to float over a shallow pool of water, and through it emanate ripples of water. Using the calming sound of rippling water - nature's own lullaby to man - this sculptural element is the visitor's first visual and sensory experience here. Designed to capture the essence of "a mind afloat", it extends an invitation to the Wellness Centre, being a portal of inner peace.Save this picture!Save this picture!The two smaller wings on either side of the swimming pool house the men's and women's changing rooms with independent sauna and steam rooms attached. The other, parallel to the entrance wing, houses the single and couple spa treatment rooms. All these internal spaces have been planned to accommodate smaller outdoor green courts and open-to-sky shower areas that supplement independent meditative zones, continuing to blur the divide between the indoors and the outdoors.Save this picture!Save this picture!The Wellness Centre weaves three core design principles: designing for nature, ensuring true responsiveness to the context of land; designing for experience, considering the visitors' navigation through the spaces; and designing for simplicity, through mindful forms, materials, and aesthetics. As a sensitive human response to nature, it focuses on both the built volumes and the spaces between them, leaving the natural environment in its pristine form - almost untouched and unaltered. Donkey Kong Bananza will be the first mainline 3D Donkey Kong platformer in well over two decades, and based on the gameplay we’ve seen so far, it’s looking more than a little promising. We still don’t know who developed it, however, and Nintendo isn’t ready to share that information either. The leading theory since the game’s announcement last week has been that Donkey Kong Bananza was developed by the team behind Super Mario Odyssey. When asked in a recent interview with IGN if that was the case, however, Nintendo’s vice president of product and player experience Bill Trinen refused to divulge any information. Instead, Trinen says Nintendo intends to reveal that information later. “You’ll have to stay tuned,” Trinen said. “We always like to start by showcasing the game and getting people focused on the gameplay, but we’ll have some information to share about the developer in due time.” Frustratingly enough, this isn’t the first time Nintendo has taken similar steps, having refused to reveal the development teams behind the likes of Super Mario RPG, Mario and Luigi: Brothership, and Princess Peach: Showtime! prior to their respective releases. Based on Trinen’s words, however, it does seem like Donkey Kong’s development team will be revealed at some point pre-launch, so there’s that. Donkey Kong Bananza launches on July 17 for Nintendo Switch 2.

الأطنان من التفاح والعنب، لكن قليلا منها فقط يصل إلى الأسواق العالمية بجودة مناسبة، ويُعزى ذلك بشكل أساسي إلى غياب مستودعات التبريد. وفي بلد يعتمد فيه أكثر من 80% من سكان المناطق الريفية على الزراعة كمصدر رزق، يشكّل هذا النقص أكثر من مجرد خلل لوجستي، فهو عائق اقتصادي كبير يُهدِر فرصا تصديرية ثمينة ويزيد من اعتماد البلاد على جيرانها. ويُعتبر القطاع الزراعي أحد الأعمدة الأساسية للاقتصاد الأفغاني، إذ يشكّل نحو 25% من الناتج المحلي الإجمالي، ويوفر فرص العمل لنحو 40% من السكان، ويعتمد عليه أكثر من 4 أخماس سكان الأرياف لتأمين قوت يومهم، حسب تقارير دولية. ورغم هذه الأهمية، يواجه القطاع تحديات كبيرة، من أبرزها ضعف الاستثمار، وغياب التقنيات الحديثة، لا سيما سلاسل التبريد. وتُفاقم الأوضاع السياسية والأمنية الهشة من صعوبة تطوير هذا القطاع الحيوي. واقع الزراعة في ظل حكومة طالبان ومنذ سيطرة حركة طالبان على السلطة في أغسطس/آب 2021، شهد القطاع الزراعي تراجعا ملحوظا في الدعم الحكومي، إلى جانب تقلّص الاستثمارات الخارجية. القطاع الزراعي شهد تراجعا ملحوظا في الدعم الحكومي بعد سيطرة طالبان إلى جانب وتشير تقارير اقتصادية إلى أن أفغانستان تخسر بذلك فوائد تصديرية كان يمكن أن تعزز اقتصادها الهش. يقول أحد التجار في ولاية غزني للجزيرة نت إن "المنتجات التي ننتجها الآن غير معيارية ولا يقبلها أي بلد، ولكن إذا تمكنا من معالجتها وتنظيفها بشكل صحيح، سيكون من الممكن تصديرها إلى الدول الأوروبية". تحديات إضافية تواجه المزارعين في أفغانستان، إذ لا تقتصر التحديات على التخزين فقط، فالمزارعون يواجهون أيضا صعوبات في النقل نتيجة رداءة الطرق، إلى جانب الرسوم الجمركية المرتفعة التي تُضعف من تنافسية المنتجات الأفغانية. كما أن القطاع الزراعي يفتقر إلى خدمات الإرشاد الزراعي والدعم الفني، مما يؤثر سلبا على كفاءة المزارعين ويزيد من حجم خسائرهم. ورغم هذه العقبات، تبذل الحكومة الأفغانية جهودا لتحسين الوضع، مستفيدة من الدعم المقدم من دول مثل الصين التي تساهم في مشاريع مستودعات التبريد. سعيد الله أندر: نزرع التفاح والعنب والمشمش، ولكن بسبب النقص في مستودعات التبريد، يتم تدمير جزء كبير منها  (الجزيرة) ولاية غزني.. الزراعة تحت التحديات وتُعد ولاية غزني من أبرز المناطق الزراعية في البلاد، وتنتج مجموعة متنوعة من المحاصيل مثل التفاح والعنب والمشمش، بالإضافة إلى القمح والشعير، غير أن غياب مستودعات التبريد فيها يجعل تصدير هذه المحاصيل إلى الخارج أمرا بالغ الصعوبة. ويشير المزارعون في غزني إلى أن منتجاتهم تُنقل إلى باكستان ليُعاد تخزينها وتصديرها من هناك، الأمر الذي يؤدي إلى حرمان أفغانستان من عائدات تصديرها المجدية. إعلان من جهته، يوضح ذلك سعيد الله أندر -وهو مزارع محلي في مديرية أندر- بقوله: "نحن نزرع التفاح والعنب والمشمش، ولكن بسبب النقص في المستودعات، يتم تدمير جزء كبير من المحاصيل قبل أن نتمكن من تصديرها. لو كانت لدينا مستودعات تبريد، لتمكنا من تصدير محاصيلنا إلى الأسواق الأوروبية، وكان ذلك سينعكس بشكل إيجابي على دخلنا". واستجابة لهذه التحديات، أطلقت الحكومة المحلية في غزني مشاريع تهدف إلى إنشاء مستودعات تبريد حديثة. وأوضح محمد زكريا هوتك، المتحدث باسم مديرية الزراعة والري، أن  تشهد الهند تحولات اقتصادية جذرية تدفعها لتصبح واحدة من أبرز مراكز النمو الاقتصادي في العالم خلال السنوات القادمة، وفق تقرير صادر عن "غرف دبي" بالتزامن مع منتدى دبي- الهند للأعمال. وتمثل عدة قطاعات واعدة في الاقتصاد الهندي، فرصاً إستراتيجية للمستثمرين الإماراتيين، وسط تعاون اقتصادي متزايد بين البلدين. وتحتل الهند المركز الثاني كأكبر سوق للسيارات الجديدة في آسيا بعد الصين، وشهدت المبيعات انتعاشًا قويًا خلال السنوات الثلاث الماضية. ومن المتوقع أن يتوسع هذا القطاع بمعدل نمو سنوي مركب قدره 3.3%، مع اقتراب المبيعات السنوية من 5.2 مليون وحدة خلال الفترة 2024-2029. ومن المتوقع أن تزداد مبيعات السيارات الكهربائية بمعدل نمو سنوي مركب قدره 16% بين عامي 2024 و2029. وبالنظر إلى عدد السكان، تعتبر الهند سوقا استهلاكية ضخمة، وتشكل مركز جذب لشركات التجزئة والعلامات التجارية الفاخرة. توسع كبير في التجارة الإلكترونية ويمثل الإنفاق الخاص 57.5% من الناتج المحلي الإجمالي، مما يجعل قطاع التجزئة محركاً أساسياً للنمو والتوظيف، فيما يشير التقرير إلى توسع كبير في التجارة الإلكترونية خارج المدن الكبرى، مستفيداً من ارتفاع نسب امتلاك الهواتف الذكية وتزايد القوة الشرائية في المدن الثانوية. أما في قطاع الخدمات المالية، فالهند تسجل نمواً متسارعاً في هذا الجانب، حيث حققت البنوك أرباحاً قياسية لثلاث سنوات متتالية بين 2021-2023، وسط انخفاض مستمر في نسب القروض المتعثرة. ومن المتوقع أن تواصل الأرباح ارتفاعها خلال الفترة من 2025 إلى 2029، مدعومة بنمو قوي في الإقراض المصرفي وخاصة في قطاع التجزئة. ويبرز القطاع التأميني كذلك كأسرع الأسواق نمواً ضمن مجموعة العشرين، بمعدل نمو سنوي حقيقي يبلغ 7.1% للفترة ذاتها. أما قطاع التكنولوجيا المالية “Fintech”، فقد رسّخ مكانته محورا رئيسيا لتقديم منتجات الائتمان والتأمين والاستثمار، حيث تستضيف الهند ثالث أكبر منظومة للتكنولوجيا المالية في العالم، مع معدل تبنٍ يبلغ 87% مقارنة بـ67% عالمياً. ويتوقع أن يستمر نمو المعاملات المالية الرقمية بشكل قوي ، ما يعزز من فرص الشركات الإماراتية في دخول هذا السوق المتطور. وأما في قطاع الرعاية الصحية ، فالإنفاق على الرعاية الصحية في الهند بمعدل سنوي مركب يبلغ 9% خلال الفترة من 2025 إلى 2029، مع توسع في الإنفاق الحكومي وزيادة الاعتماد على التأمين الصحي الخاص. وتُعد الهند حالياً من أبرز أسواق الرعاية الصحية الرقمية ، وسط شراكات بين القطاعين العام والخاص في مجالات مثل الذكاء الاصطناعي والتطبيب عن بُعد والتصوير الطبي. وفي إطار برنامجها الوطني للبنية التحتية، تُنفّذ الهند حالياً أكثر من 13 ألف مشروع بقيمة إجمالية تتجاوز 2.3 تريليون دولار، تغطي قطاعات متعددة مثل الطرق والجسور، ومحطات الطاقة، والسكك الحديدية، والموانئ. وتحظى القطاعات الصناعية بأولوية متقدمة ضمن المشاريع قيد التنفيذ، ما يفتح المجال أمام شراكات إستراتيجية مع شركات التكنولوجيا والبنية التحتية الإماراتية.
