During the Pandemic Housing Boom, housing demand surged rapidly amid ultralow interest rates, stimulus, and the remote work boom—which increased demand for space and unlocked “WFH arbitrage” as high earners were able to keep their income from a job in say, NYC or L.A., and buy in say Austin or Tampa. Federal Reserve researchers estimate “new construction would have had to increase by roughly 300% to absorb the pandemic-era surge in demand.” Unlike housing demand, housing stock supply isn’t as elastic and can’t ramp up as quickly. As a result, the heightened pandemic era demand drained the market of active inventory and overheated home prices, with U.S. home prices rising a staggering 43.2% between March 2020 and June 2022. While many commentators view active inventory and months of supply simply as measures of “supply,” ResiClub sees them more as proxies for the supply-demand equilibrium. Because housing demand is more elastic than housing stock, large swings in active inventory or months of supply are usually driven by shifts in demand. For example, during the Pandemic Housing Boom, surging demand caused homes to sell faster—pushing active inventory down, even as new listings remained steady. Conversely, in recent years, weakening demand has led to slower sales, causing active inventory to rise—even as new listings fell below trend. Indeed, during the ravenous housing demand at the height of the Pandemic Housing Boom in April 2022, almost the entire country was at least -50% below pre-pandemic 2019 active inventory levels. Not long after mortgage rates spiked in 2022—causing affordability to reflect the reality of the sharp home price increases during the Pandemic Housing Boom—and return-to-office gained a bit of momentum, national demand in the for-sale market pulled back and the Pandemic Housing Boom fizzled out. Initially, in the second half of 2022, that housing demand pullback triggered a “fever breaking” in a number of markets—particularly in rate-sensitive West Coast housing markets and in pandemic boomtowns like Austin and Boise—causing active inventory to spike and pushing those markets into correction-mode in the second half of 2022. Heading into 2023, many of those same Western and pandemic boomtown marketsstabilized, as the spring seasonal demand—coupled with still-tight active inventory levels—was enough to temporarily firm up the market. For a bit, national active inventory stopped rising year-over-year. However, that period of national inventory stabilization didn’t last. Amid still slumped housing demand, national active inventory began to rise again—and we’re now in the midst of an 18-month streak of year-over-year increases in national active listings. Where active inventory/months of supply has risen the most, homebuyers have gained the most leverage. Generally speaking, housing markets where inventoryhas returned to pre-pandemic 2019 levels have experienced weaker home price growthover the past 34 months. Conversely, housing markets where inventory remains far below pre-pandemic 2019 levels have, generally speaking, experienced stronger home price growth over the past 34 months. BROWN = Active housing inventory for sale in April 2025 was BELOW pre-pandemic 2019 levels GREEN = Active housing inventory for sale in April 2025 was ABOVE pre-pandemic 2019 levels As ResiClub has closely documented, that picture varies significantly across the country: much of the Northeast and Midwest remain below pre-pandemic 2019 inventory levels, while many parts of the Mountain West and Gulf regions have bounced back. Many of the softest housing markets, where homebuyers have gained leverage, are located in Gulf Coast and Mountain West regions. These areas were among the nation’s top pandemic boomtowns, having experienced significant home price growth during the Pandemic Housing Boom, which stretched housing fundamentals far beyond local income levels. When pandemic-fueled domestic migration slowed and mortgage rates spiked, markets like Cape Coral, Florida, and San Antonio, Texas, faced challenges as they had to rely on local incomes to sustain frothy home prices. The housing market softening in these areas was further accelerated by higher levels of new home supply in the pipeline across the Sun Belt. Builders in these regions are often willing to reduce prices or make other affordability adjustments to maintain sales in a shifted environment. These adjustments in the new construction market also create a cooling effect on the resale market, as some buyers who might have opted for an existing home shift their focus to new homes where deals are still available. In contrast, many Northeast and Midwest markets were less reliant on pandemic migration and have less new home construction in progress. With lower exposure to that domestic migration pullback demand shock—and fewer builders doing big affordability adjustments to move product—active inventory in these Midwest and Northeast regions has remained relatively tight—with home sellers retaining more power relative to their peers in the Gulf and Mountain West regions. While national active inventory at the end of April 2025 was still -16% below pre-pandemic April 2019, ResiClub expects national active inventory to surpass pre-pandemic 2019 levels later this year. Big picture: The housing market is still undergoing a process of normalization following the surge in housing demand during the Pandemic Housing Boom, when home prices went up too fast, too quickly. To date, that normalization process has pushed some markets—including Austin, Las Vegas, Phoenix, San Francisco, Boise, Punta Gorda, Cape Coral, and Tampa—into correction-mode. In some other areas, so far, it has caused home price growth to stall out. "It's different now; employers feel they can get away with stuff," said a former Google employee. In recent years, Silicon Valley has witnessed a sharp shift in how major technology companies respond to employee activism and internal dissent. Once known for a culture encouraging open debate and political engagement, the tech industry is now cracking down on workers who challenge company policies or voice concerns about controversial business practices. Last month, two employees who interrupted an event with founder Bill Gates and CEO Satya Nadella to protest Microsoft's involvement in the Israel-Gaza war were quickly fired. Five years ago, by contrast, Microsoft divested from an Israeli facial recognition startup suspected of surveilling Palestinian citizens, partly in response to internal pressure. Across the tech sector, companies are increasingly rejecting worker petitions, terminating employees who organize protests, and deleting critical posts from internal forums. Elden Ring Nightreign may look familiar in many ways, but FromSoftware’s stand-alone multiplayer spinoff of Elden Ring will play differently thanks to its battle-royale-inspired map and a roster of playable characters. Unlike the blank-slate, highly customizable characters of the original Elden Ring, the playable heroes of Nightreign — known as Nightfarers — are predefined characters with class roles — think rogues, sorcerers, barbarians, archers, and mages. There will be eight confirmed Nightfarers in Elden Ring Nightreign. Here’s a guide to everything we know about all Nightreign’s character classes announced so far plus gameplay video of them in action. We’ll update this guide as more information becomes available. Duchess The Duchess is “a nimble fighter who specializes in stealth and prefers daggers,” according to her official description. She’s essentially the rogue of the group, a speedy glass cannon who fights with quick, up-close slashes, and can provide crucial combat support to her team. If you’re a dexterity-focused Elden Ring player, she’s your Nightfarer. Passive Ability Magnificent Poise: Dodge and attack swiftly with reduced stamina cost. Allows up to two consecutive evasive actions. Character Skill Restage: Reapply the last few seconds of team damage to enemies. Ultimate Art Finale: Obscure nearby allies to hide from foes. Enemies lose track of the caster, wandering aimlessly or becoming prone to leaving themselves vulnerable. Basically, it’s an invisibility spell. Guardian The Guardian is a “pinionfolk captain” — a flying birdman, in other words — who is skilled in offense and defense, and who prefers halberds, poking enemies from behind the cover of a heavy shield. While in the air, Guardian can move briefly. Ironeye Iron Eye is an archer class with “split-second judgment and pinpoint accuracy.” If you like bows, Iron Eye’s your guy. Passive Ability Eagle Eye: His keen observation increases drops from downed enemies — allies get the same boost. Character Skill Marking: Marks enemies to create a temporary weak point. Iron Eye cuts his foe with a dagger, creating a temporary weak point. Inflicting damage on that weak point to damage and stagger foes. Damaging the weak point extends its duration. Ultimate Art Single Shot: Shoots a supersonic arrow that pierces any defense. Single Shot pierces all types of enemies, terrain, and structures. Raider Raider is a “powerful sea-farer who favors enormous weapons.” If you like walking around with a giant sword, axe, or hammer, and playing offense, you’re a Raider. Passive Ability Fighter’s Resolve: Taking damage boosts the potency of Raider’s character skill, Retaliate. He cannot be knocked down while using it, and will stay in the fight with a sliver of HP even after taking heavy damage. Character Skill Retaliate: Assume a defensive posture that reduces incoming damage and unleash a vigorous punch that can stagger large enemies. Ultimate Art Totem Stela: Summons a giant tombstone that deals damage, boosts nearby allies, and can be climbed and used as a platform. The tombstone radiates a protective aura, boosting strength of nearby allies, and blocking arrows. Recluse Keep your distance as the Recluse, a witch of the deep forest who deftly wields ancient sorceries. Elden Ring players who focus on intelligence builds will gravitate toward the Recluse. Passive Ability Elemental Defense: Collect elemental residues to replenish FP, and grant allies residues of specific elemental affinities. Character Skill Magic Cocktail: Combine elemental resides into different powerful spells. Collect the affinity residues of targets to unleash an affinity-exploiting magic cocktail. Complex affinity combinations create more powerful spells. Ultimate Art Soulblood Song: Brand foes with temporary blood sigils that increase damage taken by enemies. Those sigils also restore the HP and FP of caster. Wylder The Wylder is your classic all-rounder, with well-balanced abilities and easy-to-handle skills. Probably a good starting point in Nightreign before specializing. Passive Ability Sixth Sense: Cheat death a single time. Can be restored by dying or passing through a Site of Grace. Character Skill Claw Shot: Launch a grappling claw to rope in foes or move swiftly. Only certain enemies can be pulled in with Claw Shot, but it’s effective at breaking guard. Ultimate Art Onslaught Stake: A powerful single attack that launches an iron stake with a great explosion. Executor Official details on the Executor Nightfarer are forthcoming, but the class appears to borrow from FromSoftware’s Sekiro: Shadows Die Twice, with a focus on deflection and Faith-based skills. Bats are the only mammals that can fly. They have excellent hearing, navigate by echolocation, and they can eat their body weight in insects in a single night. But bats’ most impressive superpower is a remarkable tolerance to viral infections. Bats host many viruses, viruses that would sicken and even kill other mammals, without suffering serious consequences themselves. And that superpower may be related to the ability to fly, explains Cara Brook, a professor at the University of Chicago who studies the ecological and evolutionary dynamics of infections that jump from animals to humans, in particular infections that come from wild bats. Long Lifespans Make For Better Viral Protection Flying is metabolically expensive. A bat in flight increases its basal metabolic rate 15-fold compared with its resting rate, Brook says. Organisms that have high metabolic rates tend to be small-bodied and very short-lived. That’s probably because organisms with high metabolic rates accumulate oxidative stress in their cells, and so tissues and organs degrade more quickly, shortening their lifespans. Bats, however, are unusually long-lived for their body size. Brook and other scientists who study bats think that bats evolved molecular pathways that mitigate the oxidative damage caused by the increased metabolism, thus increasing their lifespans. So what does this have to do with viruses?Bat Immune Systems Brook’s theory is that many of these molecular pathways, in addition to extending bats’ lifespans, made bats more tolerant of viruses. But how? The answer, according to Brook, is that the damage to a cell infected with a virus is similar to that caused by metabolic activity, and bats have evolved to dampen that response. The immune response to a virus is highly inflammatory. “What we experience as disease is actually immunopathology,” Brook explains. When you have a fever from the flu, for example, that’s your immune system’s response to the flu virus. But bats don’t develop these intense immune responses to the viruses they harbor. “We think that's really a byproduct of their adaptations for flight,” says Brook. That’s super cool, but it also could be very useful. If researchers can understand how bats handle these infections without becoming sick, they might learn how to make humans more resilient to infections. A team of U.S. and Canadian researchers led by Michael Letko has developed a new set of tools to help researchers do just that.Growing Bat CellsLetko is a molecular virologist at Washington State University. He and his team have recently cultured two new lines of bat cells that can be grown and divided indefinitely in the lab. The work was described in a paper published in PLOS Biology. These cell lines will be useful for learning how bats co-exist with viruses that can kill humans in droves. This could be crucial when the next pandemic arises, of course, but the utility of these cells goes beyond that. “Viruses oftentimes trigger all sorts of pathologies,” says Letko. “If we can understand how to control those pathologies, we can apply them to lots of other scenarios, not just infectious disease.”Some private labs are already culturing these cell lines, but they’re not available for outside researchers. Work funded by the U.S. government, however, must be shared freely. Letko’s research was funded by the National Institutes of Healthand was a collaborative effort of scientists from the U.S. and Canada. Letko and colleagues have arranged for these cell lines to be available to any researchers who need them for their work. “We have lots of experts who probably would be able to say something about what's going on in these animals if they had the ability to study it, but they don’t,” he says. “So we're hoping that putting this resource out there will let people with a wide range of backgrounds really get into this.” Humans didn’t develop the ability to fly. But we did develop the ability to study animals that do fly.
